SUBJECT: Notice of Intent to construct a new commercial use building on the 6400 Block of
Broadway St also known as 6401/6403 Broadway St and 6421 Broadway St.

SUMMARY
The applicant is seeking to build a new stand-alone commercial use building that would be
located between the two (2) existing commercial use structures in addition to other site
improvements. The new building would be an estimated 4,000 sq ft.
BACKGROUND INFORMATION
The site is comprised of two properties that are located on the west side of Broadway, between
College Blvd. and Inslee Ave, and currently zoned B-1. The existing commercial structure
located on the southern property currently operates as Rise Up (6401 Broadway) and Jiu-Jitsu
(6403 Broadway). The existing commercial structure on the northern property is operating as
Honcho’s (6421 Broadway).

2. POLICY ANALYSIS
Based on the preliminary documents, a replat would be required and, although a complete
thorough review by necessary departments has not been completed, variances are anticipated,
which would require consideration by Board of Adjustment. The new construction would be
subject to architectural review. Lastly, Council review and approval by Planning & Zoning
Commission and Architectural Review Board recommendations would be required.
FISCAL IMPACT
No projected fiscal impact from this project has been calculated.

Re: Owner’s intention to construct single-story retail building
Dear Alamo Heights,
Please accept this Notice of Intent summarizing our plan to construct a
single-story retail building at 6411 Broadway. We are currently in the process
of designing this new commercial structure and associated parking changes
to the existing site conditions. The project’s architect is Shaum/Shieh (https://
schaumshieh.com/), an awarded firm with offices in Houston and New York
City and with whom we have worked on several projects.
In the attached package you will find examples of our firm’s prior work as well
as preliminary plans for 6411 Broadway. This new building will occupy land
between 6403 and 6421 Broadway and will include a large outdoor plaza,
upgraded landscaping, and aesthetically-pleasing design. Depending on
the final uses of this building and how the site’s existing trees are preserved, a
parking variance may be needed.

Projects
Our project portfolio is diverse in scale and type, but united by an overarching
desire to contribute to the communities they are located in. There are over 20

9. Heights Mercantile is a 40,000 square foot, six-building redevelopment featuring sixteen
first-to-market specialty brands and four chef-driven restaurant concepts. At the intersection
of two bike paths and a beloved park, the project embodies the independent spirit of the
Heights neighborhood - preserved historic structures and transformed vacant warehouses
now serve as a community-anchoring destination.
As the backbone of the development, the M-K-T hike and bike trail promotes active
transportation within auto-centric Houston. In an increasingly online-oriented retail
environment, Heights Mercantile combats the sterile online shopping experience with
an immersive and texture-rich experience that encourages human interactions and
conversations throughout its public spaces, restaurants and gathering points.

11. 3201 Allen Parkway is the reimagining of the former
Star Engraving Company Building into a modern
retail, creative office, and restaurant project in
the heart of Inner Loop Houston. Once home to
the Houston Children’s Museum and later Stages
Theatre, the nearly 100-year-old building, listed on
the National Register of Historic Places, sits on a
mature, tree-lined bluff off Allen Parkway, directly
across from the award-winning Buffalo Bayou Park.
An architecturally-sensitive renovation to this historic
and unique structure was completed by Radom
Capital in 2020. Work included contemporary design
features, updated outdoor spaces, brand new
MEP systems and the addition of multiple food &
beverage options to meet the needs of present-day
occupants and their guests. The project reached
100% occupancy in 2021.

13. Montrose
Collective
Montrose Collective combines two newly constructed buildings with several
repurposed structures in the heart of Houston’s most soulful neighborhood.
This mixed-use destination was designed with the pedestrian in mind. Shaded
pathways and courtyards invite guests to explore. Six restaurants with activated
patios welcome neighbors. Unique storefronts and expressive architecture offer
a differentiated home to over twenty unique merchants. Lush balconies frame
over 110,000 square feet of creative office space. A new 10,000 SF Montrose
Public Library was created onsite in the first ever public-private condominium
agreement in the City of Houston’s history. The project delivered in late 2021
and reached 95% within six months thereafter.
