“AREA APPRECIATION and WARD LEVEL ANAYSIS OF URBAN SYSTEMS “

“Area Appreciation “is a technical analysis to understand site issues which covers all the factors
related to urban planning.
In this studio the focus shall be on site issues related to “urban systems”
WARD LEVEL ANALYSIS
A town is constituted of zones, wards and areas. The wards are characterized by its administrative
boundaries, landmark, land use (residential, commercial, industrial, institutional, recreational),
economic activities and environment. The characteristics of land use change depends upon scale,
location, and accessibility.
Thus, the study of land use helps to comprehend the existing and future issues in the area. The smaller
areas are a part of larger administrative units and are impacted by the land use in its vicinity, hence such
areas need to be studied within a larger context.
This ward level analysis that is an area appreciation exercised aims to enable the students to understand
the location of the area in relation to the administrative units (ward, zone) within the city, on one hand,
and its land use, economic activities, etc on the other hand and majorly focus on understanding the
distribution of Urban Systems within the ward.
COURSE OBJECTIVES
1. The exercise requires to understand the ward with respect to context, appreciate the spaces,
activities and people of an area (ward). It also includes an understanding of different land uses
and how they function together in an area.
2. The study will focus at analyzing the existing condition of urban systems in relation with the
required norms/standards and understanding deficits.
3. Arriving at possible conclusions and areas that require an intervention.

STUDIO EXCERSISE:
The study areas i.e. identified wards of Navi Mumbai shall be delineated with distinct edges, mapped
and studied to be able to intervene as planners. Students shall study delineated study areas allotted to
them in groups with respect to the following parameters.
The extent of the area shall be altered as per the size of the town and number of students appreciating
the area.

 Connectivity and linkages: Roads Hierarchy, type of Roads, Major type of transport, Types of
mode used.
 Land use and surrounding land use
 Understanding of the master Plan Provisions/Zoning regulations
 Historic Context as required
 Area, population, Population Density and Household characteristics
 Availability and Quality of Open spaces
 All Urban Systems (Water Supply, Sanitation, Solid Waste, Education, Transport,
Electricity, health/Hygiene, Environment)
 Parking facilities
