1. CLIENT: ROBB AND BRIENNE STARK
ADDRESS: 210 MAIN STREET PITTSBURGH, PA
DESIGNER: NICOLE STEBNITZ
INTA212: RESIDENTIAL DESIGN 1 FACULTY KIRKPATRICK
SEPTEMBER 6, 2016
3. CLIENT PROFILE
Clients are Robb and Brienne Stark. In their new home they would like a small
powder room or a full bath on the second level if it is possible. They also want a living
room with a separate dining space, a home office, music room, 3 bedrooms, linen
storage, a clothes storage and laundry space and a custom designed built-in storage
piece with a display case.
Robb is a local musician and Brienne is a freelance photographer. They both
like traveling and they would like something that would include their photography and
record collection. Their style preference is Scandinavian and modern and they have a
modest budget to work with. The address is 210 Main Street Pittsburgh, Pennsylvania.
4. PART TWO: ARCHITECTURAL STYLE
This building style
is Italianate. In this
case it seen in the
flat roof with tall
appearance.
Rectangular shape
that is balanced
and symmentrical.
This is a very
typical example of
this style home in
an urban setting

Low or flat roof
Cornice and wide
eaves
Roman arches
Double heavy
doors
Bay window and
double hung
windows
Cupola
Corner molding
6. CONCEPT STATEMENT
Create a space that is open with clean lines and pops of bold color. Utilize clean
lines along with a mixture of textures and materials. Colors will be light and simple.
Different shades of gray along with white will be the main theme colors throughout.
The use of orange and blue will bring it all together to create a space that feels
modern but also has a Scandinavian style feel to it. The space will be designed
create a space that is inviting and exciting and is an extension of the owners own
style and culture. The lighter muted grays, whites and creams coincide with
Scandinavian style. Using the pop of orange gives it a modern twist. The lines used
will be vertical and horizontal and will be soft and less noticeable in some areas but
bold in others. This is somewhere where you can live, work, and play.
7. COLOR SCHEME: COMPLIMENTARY
Here I am softening the dark
gray color to create depth in the
room as well as more interest.
I wanted to darken this shade for
a more dramatic effect that will
also create the modern feel.

Contemporary resin sculpture. Coincides with painting to create a relaxing environment in

REMARKS: One on each night table
50. JUSTIFICATIONS
In the living room the furniture pieces that are selected use line and texture to create a modern
atmosphere. Looking at them together the are simple yet the detail of different textures of
fabric create depth to the space. The color scheme coincides with the clients Scandinavian
background by using pops of color throughout the space. The colors are bold so also give the
space a modern feel. The dark wood of the coffee table will contrast with the white washed
flooring to also create depth in the room. The orange chair along with the tourquois benches
give depth to the room as well. It is a space that the couple will enjoy relaxing as well as
entertaining. The room is balanced by mixing different textures of fabric along with color. The
bright colors are toned down by mixing the softer hues of blue to balance the space. This same
theme is carried into the dining as it is open all the way through.
The bedroom colors were chosen to lighten up the area with some pops of color. The room is
also a modern spin on Scandinavian design elements. By creating line and using textures of
wood it creates a Scandinavian feel to the space. Adding some softer textures of fabric and
using room darkening drapery it is easy to create a sleeping space that is relaxing after a
hard days work.
Overall the pieces were chosen to create a clean modern look. The orange hues give a feeling
of warmth and the blue hues work with that to balance and give it a cool feeling as well. The
wood creates rustic Scandinavian feeling and adding some metals and smooth textures
balances that to complete a modern look throughout the home. It is important to create an
environment that is artistic and interesting yet also someplace that can be relaxing.
51. JUSTIFICATIONS
The finishes that I chose for the clients were chosen to reflect both of their needs. I
chose wood, stone, and tile to create different textures that would reflect Brianne’s
Scandinavian heritage, but the texture and design are also modern to meet Rob’s
needs. The textures are important in meeting both. The fixtures are both modern but
also have some character that Brianne will appreciate. The bronze finish in bedroom
give an old world charm but the style of them are modern and minimalistic. The
colors are all within the color scheme and create a sense of warmth yet also cool and
calming, so they work together for a happy medium. There is shades of white to
create the clean modern look that Robb is looking for with pops of color to add some
excitement and interest. The natural wood floors and tile are sustainable as well as
the wood ceiling they are all very durable and should last quite a long time which
helps with saving resources. I chose colors and textures that were interesting but
blended with one another, creating a space that both clients can enjoy.
52. JUSTIFICATION FINAL SELECTIONS: ACCESSORIES
The final accessories were chosen to compliment the overall theme of the
spaces. In the dining room a modern bench was chosen with a metal texture
and curves. The curves compliment the detail in the fabric of the table and
chairs and the texture adds balance and a modern flare to the overall room.
The artwork was chosen to incorporate colors and bring them altogether but
to also bring more attention to the bench area as that is a focal point of the
room. The artwork chosen in the living room also lends to bring together the
color palette of the room, but it was also chosen to reflect Briennes’ love of
photography along with Robb’s love of music. The bedroom artwork and
sculpture were chosen to offset the bright colors and provide some calming
and relaxing elements to the bedroom. Overall these choices were made to
tie together all of the elements of the spaces as well as reflect each of the
couples interests and tastes.

INTA 212: CODES ANALYSIS CHART COMPLETED BY: Patti Fedewa and Nicole
Stebnitz
International Existing Building Code:
List the code in this column
CODES ANALYSIS/UPDATES
Rationalize why or why not the existing building should be
expected to conform to the code
Fire and Life
Safety
Section 904: Fire Protection: 904.1: An automatic sprinkler
system shall be provided in a work area where required by Section
804.2 or this section.
If you go to section 804.2.2 Residential and Mixed occupancy
are required to have automatic sprinkler systems.
Section 904.2 Fire Alarm and Detection Systems: Fire alarm and
detection shall be provided in accordance with section 907 of the
International Building Code as required for new construction
Researching section 907 of the International Building Code it is
required that fire alarms be put in to the building. As this is an
older building it is probably not up to current standards.
Building
Elements and
Materials
803.2: Vertical Openings: Existing vertical openings shall comply
with the provisions of Sections 803.2.1, 803.2.2, and 803.2.3.
803.2.1: Existing vertical openings: All existing vertical openings
connecting two or more floors shall be enclosed with approved
assemblies having a fire-resistance rating of not less than 1 hour
with approved opening protectives.
This is important as this is a dwelling that is above a business.
Because of this there is more of a chance of possible fire and it
is important to have the most fire resistance possible so
residence have more time to exit the building.
803.4: Interior Finish: The interior finish of walls and ceilings in
exits and corridors in any work area shall comply with the
requirements of the Internationals building code. Exception:
Existing interior finish materials that do not comply with the interior
finish requirements of the IBC shall be permitted to be treated with
an approved fire-retardant coating in accordance with the
manufacturer's instructions to achieve the required rating.
It is important to note this section as there are exits and
corridors in the existing building. Although they are not having
work done they need to be updated either by refinishing or with
fire-retardant coating to be brought up to standard. Again
important as this extends the amount of time it takes the fire to
spread giving the occupants more time to escape.
Electrical 808.1: New Installations: All newly installed electrical equipment
ans wiring relating to work done in any work area shall comply with
all applicable requirements of NFPA 70 except as provided for in
Section 808.3
This needs to be followed as there will be new walls put in
that will require new electrical outlets.
54. MAIN STREET REVITALIZATION EFFORT
808.2: Existing installations: Existing wiring in all work areas in
Group A-1, A-2, A-5, H, and I occupancies shall be upgraded to
meet the materials and methods requirements of Chapter 7
As building will also have some existing wiring these will have
to be upgraded to meet new requirements
808.3 Residential Occupancies: In group R-2, R-3, and R-4
occupancies and buildings regulated by the International Residential
Code, the requirements of Sections 808.3.1 through 808.3.7 shall be
applicable only to work areas located within the dwelling unit.
This builiding is a mixed occupancy but the portion that is
being renovated is the residential this section needs to be
followed in all areas.
808.3.1: Enclosed areas: All enclosed areas, other than closets,
kitchens, basements, garages, hallways, laundry areas, utility areas,
storage areas and bathrooms shall have a minimum of two duplex
receptacle outlets or one ceiling or wall-type lighting outlet.
This would apply to the new bedroom areas, office area, and
music room that is being added.
808.3.2: Kitchens: Kitchen areas shall have a minimum of two
duplex receptacle outlets
The kitchen is staying the same but because it is an older
building must make sure that the outlets are up to code
808.3.3: Laundry Areas: Laundry areas shall have a minimum of
one duplex receptacle outlet located near the laundry equipment and
installed on an independent circuit.
New laundry area is being added so this code must be
followed.
808.3.4: Ground Fault Circuit Interruption: Newly installed
receptacle outlets shall be provided with ground fault ciruit
interruption as required by NFPA 70
As there are new walls and existing both need to meet this
code.
808.3.5: Minimum Lighting Outlets: At least one lighting outlet shall
be provided in every bathroom, hallway, stairway, attached garage,
and detached garage with electric power, and to illuminate outdoor
entrances and exits.
Need to verify this is met in existing bathrooms as well as new
bathrooms
808.3.6: Utility rooms and basements: At least one lighting outlet
shall be provided in utility rooms and basemetns where such spaces
are used for storage or contain equipment requiring service
As there is a storage room being added this code needs to be
followed.
55. MAIN STREET REVITALIZATION EFFORT
Energy
Conservation
Section 811: Energy Conservation: 811.1: Minimum
Requirements: Level 3 alterations to existing buildings or structures
are permitted without requiring the entire building or structure to
comply with the energy requirements of the International Energy
Conservation Code or International Residential Code. the
alterations shall conform to the energy requirements of the
International Energy Conservation Code or International Residential
Code as they relate to new construction only.
It is important to note this when looking at choosing
different energy conservation solutions for an existing
building. This is under Level 3 Alterations as the work
being done covers more that 50 percent of the total
building. If energy conserving solutions are added you
dont have to do them throughout the entire building.
Heating and
Cooling System
Replacement
2015 International Energy Conservation Code: C503.4: Heating
and Cooling Systems: New heating cooling and duct systems that
are part of the alteration shall comply with Sections C403. C503.4.1:
Economizers: New cooling systems that are part of alteration shall
comply with Section C404.
Going to section C404 of the IECC it lists tables for minimum
requirements to be considered for energy conservation for
whatever type of heating and cooling system that is decided to
be used.
Lighting
Conservation
2015 International Energy Conservation Code: C503.6 Lighting
Systems: New lighting systems that are a part of the alteration shall
comply with Section C405
Section C405 of the IECC lists the types of lighting system
controls, the maximum lighting power for interior and exterior
applications and electrical energy consumption.
56. Nicole Stebnitz
• Discuss how important codes are in residential design. Explain how knowing this information will
specifically advance your future application of code factors while designing. Provide at least two
examples.
Codes in residential design are extremely important for several reasons. They keep anyone that it is
involved in the industry honest for one. If a contractor or designer does not follow codes they will be held
accountable for whatever the fallout may be from not following the codes. For instance, a client hires an
electrician to come in and wire an area for a new island area. The electrician doesn’t follow codes that
state that he needs to update to the electrical and a fire starts. The client then has some type of recourse
to get back whatever was lost due to that mistake. Another reason they are important is that they make
sure that buildings are designed to keep its inhabitants as safe as possible. Codes regarding fire ratings
and resistance, smoke alarms, fire alarms, etc. are all in place to make sure that occupants are as safe as
possible. The codes also make sure that there are a set of standards that everyone follows. The codes
make sure that different occupancy situations are built to what the needs are of the use of that building.
For instance, a hospital would need to be built with different materials than what a regular single
occupancy home would need to be. They also help to make sure that if something doesn’t work or isn’t
safe it can be changed and hopefully won’t happen again. It is a record of what has worked and hasn’t
worked in the past and additions are made to it to prevent those things from occurring again.
Knowing what the codes are and where to find them will help to make designing an interior much easier.
If you understand how they work with one another you can complete your job in a timely manner. For
instance if we went into a job never looking at these time that could be spent actually designing would be
spent trying to figure out how to read them and what to look for. Knowing them can also help save your
client money. If you are designing a space and say for instance you don’t understand the occupancy
classifications…You then make a client in an R-1 occupancy put in a sprinkler system for a H occupancy
classification. They would be putting in more than what is required, resulting in them spending more
money than they had to. If you bid it that way it could result in the designer losing the job to someone
else.
57. • Discuss the advantages and disadvantages of using sprinklers in residential applications. Identify
if sprinkler systems are required in new residential construction in your locality. Explain if you feel
they should be required in all renovations of existing residential buildings.
Generally, sprinkler systems are required in a business environment with assembly occupancy. So the
sprinkler system may be required in the studio. I think it’s a good preventative action to take.
Sprinklers. Historically, the Code had required sprinklers in assembly occupancies used as exhibit halls.
Cost was a perceived prohibitive factor in efforts to spread that requirement to other public assembly
occupancies. After the Beverly Hills Supper Club fire, however, the committee realized that the life-
saving potential of sprinklers outweighed their cost. The committee approached sprinkler requirements
in the following two ways. Members reassessed construction requirements for all classes of assembly
occupancies, consolidated them, and required sprinklers based on construction type and location of
assembly occupancy within the building. It was decided that even fire-resistive buildings having four or
more stories above the exit discharge should be sprinklered. These provisions applied to new buildings,
and some were made. (NFPA 5000, NFPA 1126)

63. PART II: STUDY MODEL ANALYSIS
What elements can be modified to achieve better symmetrical or asymmetrical balance ?
I would like to add the display case in the area behind the couch and also design something
for the bay area windows.
Where are pleasing proportions seen in the model?
The benches in front of the windows as well as the couch and seating area for entertaining.
How does scale play a role in the mass of the furniture arrangement?
This scale is at 1” = 1’ and with all of the furniture being at that size everything worked nicely
in this room. With the clients having a modern Scandinavian type feel it cannot be to
cluttered. This design creates enough seating with out cluttering it.
What are the dominant and subdominant forms seen in the design?
The Dominant forms are the windows and the chairs. The chairs also have a color that will pop
so they will be a focal point. The table adds curve to all of the straight lines to give balance
with the curves that are at the top of the windows. The second elements are the benches and
the fireplace that is a globe and will create light, warmth, and a Scandinavian feel to the
space.

JUSTIFICATIONS
From the beginning this project has been
based on using Scandinavian design
elements with a modern approach. The
use of wood throughout and light colors
reflects the Scandinavian countryside
and a minimalist approach to accessories
and artwork to create a modern
environment. The use of bold colors in
focal points also adds to the modern
style throughout the home. A variety of
textures work together to create a
balanced space as well. The artwork is
used as a reflection of the clients
hobbies and interests to create a space
that they both enjoy.
REFLECTING:
The most important thing that I have
learned is the process from beginning to
end. The attention that needs to be
made to all of the detail. I have also
learned how to look for finishes and
selections and make sure that they all
work together to create the space that
the client would want. The use of
autocad also helped to refresh that.
