EQUITY BY DESIGN
PROXIMITY TO SITE
Increased bike paths. Improved pedestrian routes and
a proposed street-car line below the i-10 provide Delta
Commons new opportunities to access the site, cultivating
a better sense of community and cohesion with New
Orleans.
CONNECT
Added amenities like market and event spaces under the
I-10, the renewed Dixie Brewery adjacent to the I-10 and
-
ic social opportunities in the Delta Commons.
CREATE
Bioswales and rain gardens built in the public and private
spaces, along with a reduction in impervious surfaces
allows the neighborhood to begin controlling their storm-
water at the block and lot scales.
CONTROL
These same green space systems reduce urban
vulnerability, while more closely tying residents to their
ecosystem. Greenspace and strategic vegetation reduce
urban heat island effect, while providing space for
relaxations and recreation.
COMFORT TOTAL BUILD OUT:
Water Retention
At the center of each block is a constructed
wetland that collects water and diverts it
away from the blocks.
Typical Corner
At the corner of the residential blocks are
mixed-use residential/retail spaces to benefit
the community.
On Street Parking
Parking on the street creates a protective
buffer between the streets and the residential
blocks.
Market-Rate Residential
Homes along the “Lafitte Greenway” and the
existing neighborhood are market-rate.
Delta Byway Path
A pedestrian path connects the
neighborhood with adjacent districts to
communities together.
The Backyard Commons
Blocks are composed of building fronts aligning with the street,
and the resultant space in the back becomes a common area
for the community of the block.

The St. Louis Street Edge
private
public
path
The Delta Commons block structure creates a balance
between semi-private communal back yards and the
regularly occupied public thoroughfares. Adding lighting to
encourage occupancy underneath the I-10 roadway and
creates a new social infrastructure, while improving safety.

retail
Strategically mixing residential, community, and retail pro -
grams within the Commons’ block structure fosters neigh -
borhood cohesion, while improving access to nearby jobs.
CREATE
Integrating storm water control in the Backyard Commons’
through the use of bioswales, rain aprons, and greenroofs
provides a three pronged strategy to slow, store, and
Greenway.
Backyards nestled between the homes of close neighbors
and friends provides a familiar, personal space for
residents. Large hydrophylic trees, deep balconies, and
roof overhangs provides comfortable outdoor space.

PHASE 1: Anchoring the Commons PHASE 2: Leveraging Assets PHASE 3: Capturing Demand
Realizing the Delta
1] The Lafitte Greenway carries recreational fields, social space,
and agricultural opportunities as it cuts through the north western
portion of New Orleans towards the city center. The greenway acts as
a connector between the French Quarter and the Central Business
District to institutions in the north - like the New Orleans Museum of
Art.
2] As the Greenway approaches the city center and Louis Armstrong
Park the space begins to spread and deposit its characteristics and
resources into the adjoining Delta Commons neighborhood.
3] Delta Commons is nourished by the greenway to the east, the
French Quarter to the south, and the Central Business district
and hospital campus to the west. These New Orleans resources
filter through the neighborhood, and sustain Delta Commons by
depositing the recreational, social, ecological, civic, and economical
utilities that the neighborhoods cannot produce on their own.
DELT COMMONSA Changing Equitable Neighborhood Green Roof
Typical seedum green-roof located mixed
use buildings.
Subsidized Residential
Homes along the I-10 corridor are multi-level,
low income housing to take advantage of the
proposed street car line.
Delta Byway Lighting
The sculptural lighting enlivens the overpass
for various uses (see diagrams).
