I was appointed as an Intern in MARKETTING & SALES Department in JAIPUR
Team. And I realized that it led the organization, it provide vision to the firm, and
this department is responsible for providing direction in which the firm has to
walk. Their main responsibility is to sell and promote out the best deals out of the
available one.
These people have great authority and responsibility on their shoulder because if
a wrong customer is selected and contacted they are answerable for that.
PRAXIS 3 PROJECTS
1. AVANI GREENS- Avani Greens is a 40 Bighas Project Located in the Heart of
Bhiwadi Tijara Alwar Highway. As the Name Avani Greens gives us the feeling of a
nature-oriented project which is lacking in the current scenario of pollution and
stress.
2. HOLIDAY FARMS-Holiday FARMS' is a combination of different sorts of dwelling
place units at one site. Because the name signifies they're ‘second homes’ or
‘recreational homes.
3. GOVT. FLYOVER CONTRUCTIONS – Manesar
4. Recently launched DOUBLE TREE HILTON GURGAON
My Area of work was in Marketting &Sales HOLIDAY FARMS(JAIPUR) in which I was
responsible to my Mentor Mr. DHAWAL KWATRA to give right person according
to the organization need so that firm can fulfill need according to his requirement
so that firm should run in effective and efficient manner.

TO UNDERSTAND
The 5 P's of Real Estate Marketing
- Make sure the sellers know how enthused you are about selling
their home. Enthusiasm is contagious and they will be more inclined to accept your
recommendations if you exuberate a positive attitude. It is important to remember that almost every
person is attracted to people who emanate confidence, optimism, and sincerity. This will play a
major part in attracting new business relationships..
- There are various ways to promote listings and increase real estate
sales. Most likely you will be marketing to people in your sphere of influence (SOI). Your sphere of
influence includes, but is not limited to, current and past clients, organizations, other agents, brokers
and network groups, the MLS, etc. Another effective promotional tool is using a Pre-Listing Package,
which is discussed later in this presentation.
- As a real estate professional, you should strive for perfection in all aspects of
the home buying and selling process. We all know that nothing is "perfect", but we should
do our very best to make sure that the client receives quality and unparalleled service. This is a goal
you should always strive for. Holding yourself to high standards and possessing integrity can make a
big difference.
- Provide all your sellers with information on how to prepare their home,
common seller mistakes, and the home selling process. By doing so you are being pro-active while
saving time on the many questions your client will ask in regard to the processes.
Explain to the client where your listing price sits in comparison to other similar
properties. You want to give all sellers a comparative market analysis so that they will have the facts
as to why you came up with the figure you have. If you are not providing clients with one you need to
do so. The Comparative Market Analysis (CMA) compares a property to other similar homes in the
neighborhood that are currently on the market or sold in the last six months. This will allow you to
determine the best listing price for their home.

My Work in 2 week As an Intern
1. First Week- In my first day I was taught about the company and its
project and was asked to choose among any project. I selected
HOLIDAY FARMS (Jaipur). Holiday FARMS' is a combination of different
sorts of dwelling place units at one site. Because the name signifies
they're ‘second homes’ or ‘recreational homes.
2. I was arranged a project trip to Jaipur by the company, where I was
told WHY? HOW? the company selected Jaipur and marketing is all
about getting the things done according to needs of customer.
3. I came to know about the current market of real estate i:e low at the
moment and will continue to be low till 2020.
4. Sales have been low throughout the past 4-5 quarters on account of
low sentiment, there is of late a steep rise in inquiries. That may be
attributed to factors such as stagnant growth in prices, lower ticket
size of apartments (also resulting from smaller unit sizes), consistent
fall in interest rates through 2015
5. Broadly, an overall improvement in macroeconomic factors. Given
these factors at play, 2016 could witness a more balanced demand-
supply equation that should bring down unsold inventories across
major cities to a more sustainable level. Price growth could remain
subdued, although It anticipate a pick-up in sales.
6. Then about digital marketing. How you can fetch customer contact
information and how you can pitch
SecondWeek-My greatest achievement in my second week was that I sold one of
the property in Jaipur. The main thing I realized is that trust among the customer
is very much necessary .
The 2nd
Week was full of over burden and enjoyable moment which I can’t forget
in my whole life. Sometime i have to do over time to complete my work I was
given numbers of customer.
Ex. Doctor’s and other real estate groups or the retired officials these people
should be very good in buying property etc.
My work use to get changed everyday sometimes pitching, selling or giving
presentation to the customer or arranging the business trip to Jaipur for future
customer
Later I realized that company promotion technique and unique selling point is trip
to the project. Though It is expensive but very fruitful.
I Notice that Praxis group is very employee friendly Company Because They Allow
employee to work from home, and provide cabs to their employee, Bus facility to
pick and drop facility is there.
By this time my mentor has notice my skill and ability and he assigned me the
duty he excepted from me that I will sell or fetch 2- 3 customers
I Shortlisted more than 20 Customer and submitted the name of these customer
out of which 8 customer qualify the initial stage of showing interest and was
arranged a trip to Jaipur.
These Customer are tested on different parameter.
These for the first time I have work for different mentor because my mentor was
absent/leave.

 Learn how to get hidden info out from the customer.
 Learn how to Gross Question/Tackle the difficult Situation.
 Learn how to Judge/Manage Stress.
 Learn how to Pitch.

 One sale of 500 bigha Farm
 Worked under only one mentor in my whole internship

Approval processes :Multiple approval authorities and processes lead to project delays during various
stages. Simplifying the approval process will lead to fewer time and cost overruns and better products and
services for customers.
Ramping up execution :The construction processes in India are highly labour-intensive. However, new
technologies such as Mivan and prefabs are being extensively used today. The quality of finishing
material is improving. Progressive construction firms have their own labour training institutes which
impart training to external as well as sub-contractors. This, along with the technologies mentioned above,
will be able to take care of the execution process.
Legal framework : Land laws in our country are archaic and very little has been done to simplify these.
To this day, land remains a state subject, and every state has it own set of rules. Languages in which land
documents are registered are different. The regulatory framework still is a big challenge.
Quality and timely delivery :Today, people have travelled around the globe and are more aware of
quality and hence dictate terms. If any business is not delivering on quality and time, that business will
not be able to survive for a long period of time.
Infrastructure : The key to any development is to have a well-developed infrastructure in and around the
location. With government focussing on developing infrastructure in the country, more and more projects
are expected to be announced.

And I realized that it led the organization, it provide vision to the firm, and this department is responsible for providing direction in which the firm has to walk. Their main responsibility is to sell and promote out the best deals out of the available one. These people have great authority and responsibility on their shoulder because if a wrong customer is selected and contacted they are answerable for that. PRAXIS 3 PROJECTS 1. AVANI GREENS- Avani Greens is a 40 Bighas Project Located in the Heart of Bhiwadi Tijara Alwar Highway. As the Name Avani Greens gives us the feeling of a nature-oriented project which is lacking in the current scenario of pollution and stress. 2. HOLIDAY FARMS-Holiday FARMS' is a combination of different sorts of dwelling place units at one site. Because the name signifies they're ‘second homes’ or ‘recreational homes. 3. GOVT. FLYOVER CONTRUCTIONS – Manesar 4. Recently launched DOUBLE TREE HILTON GURGAON My Area of work was in Marketting &Sales HOLIDAY FARMS(JAIPUR) in which I was responsible to my Mentor Mr. DHAWAL KWATRA to give right person according to the organization need so that firm can fulfill need according to his requirement so that firm should run in effective and efficient manner.
  • 8. Details of Job Handled TO UNDERSTAND The 5 P's of Real Estate Marketing - Make sure the sellers know how enthused you are about selling their home. Enthusiasm is contagious and they will be more inclined to accept your recommendations if you exuberate a positive attitude. It is important to remember that almost every person is attracted to people who emanate confidence, optimism, and sincerity. This will play a major part in attracting new business relationships.. - There are various ways to promote listings and increase real estate sales. Most likely you will be marketing to people in your sphere of influence (SOI). Your sphere of influence includes, but is not limited to, current and past clients, organizations, other agents, brokers and network groups, the MLS, etc. Another effective promotional tool is using a Pre-Listing Package, which is discussed later in this presentation. - As a real estate professional, you should strive for perfection in all aspects of the home buying and selling process. We all know that nothing is "perfect", but we should do our very best to make sure that the client receives quality and unparalleled service. This is a goal you should always strive for. Holding yourself to high standards and possessing integrity can make a big difference. - Provide all your sellers with information on how to prepare their home, common seller mistakes, and the home selling process. By doing so you are being pro-active while saving time on the many questions your client will ask in regard to the processes. Explain to the client where your listing price sits in comparison to other similar properties. You want to give all sellers a comparative market analysis so that they will have the facts as to why you came up with the figure you have. If you are not providing clients with one you need to do so. The Comparative Market Analysis (CMA) compares a property to other similar homes in the neighborhood that are currently on the market or sold in the last six months. This will allow you to determine the best listing price for their home.

  • 10. My Work in 2 week As an Intern 1. First Week- In my first day I was taught about the company and its project and was asked to choose among any project. I selected HOLIDAY FARMS (Jaipur). Holiday FARMS' is a combination of different sorts of dwelling place units at one site. Because the name signifies they're ‘second homes’ or ‘recreational homes. 2. I was arranged a project trip to Jaipur by the company, where I was told WHY? HOW? the company selected Jaipur and marketing is all about getting the things done according to needs of customer. 3. I came to know about the current market of real estate i:e low at the moment and will continue to be low till 2020. 4. Sales have been low throughout the past 4-5 quarters on account of low sentiment, there is of late a steep rise in inquiries. That may be attributed to factors such as stagnant growth in prices, lower ticket size of apartments (also resulting from smaller unit sizes), consistent fall in interest rates through 2015 5. Broadly, an overall improvement in macroeconomic factors. Given these factors at play, 2016 could witness a more balanced demand- supply equation that should bring down unsold inventories across major cities to a more sustainable level.   • 11. SecondWeek-My greatest achievement in my second week was that I sold one of the property in Jaipur. The main thing I realized is that trust among the customer is very much necessary . The 2nd Week was full of over burden and enjoyable moment which I can’t forget in my whole life. Sometime i have to do over time to complete my work I was given numbers of customer. Ex. Doctor’s and other real estate groups or the retired officials these people should be very good in buying property etc. My work use to get changed everyday sometimes pitching, selling or giving presentation to the customer or arranging the business trip to Jaipur for future customer Later I realized that company promotion technique and unique selling point is trip to the project. Though It is expensive but very fruitful. I Notice that Praxis group is very employee friendly Company Because They Allow employee to work from home, and provide cabs to their employee, Bus facility to pick and drop facility is there. By this time my mentor has notice my skill and ability and he assigned me the duty he excepted from me that I will sell or fetch 2- 3 customers I Shortlisted more than 20 Customer and submitted the name of these customer out of which 8 customer qualify the initial stage of showing interest and was arranged a trip to Jaipur. These Customer are tested on different parameter. These for the first time I have work for different mentor because my mentor was absent/leave.

  • 13. Certificate Approval processes :Multiple approval authorities and processes lead to project delays during various stages. Simplifying the approval process will lead to fewer time and cost overruns and better products and services for customers. Ramping up execution :The construction processes in India are highly labour-intensive. However, new technologies such as Mivan and prefabs are being extensively used today. The quality of finishing material is improving. Progressive construction firms have their own labour training institutes which impart training to external as well as sub-contractors. This, along with the technologies mentioned above, will be able to take care of the execution process. Legal framework : Land laws in our country are archaic and very little has been done to simplify these. To this day, land remains a state subject, and every state has it own set of rules. Languages in which land documents are registered are different. The regulatory framework still is a big challenge. Quality and timely delivery :Today, people have travelled around the globe and are more aware of quality and hence dictate terms. If any business is not delivering on quality and time, that business will not be able to survive for a long period of time. Infrastructure : The key to any development is to have a well-developed infrastructure in and around the location. With government focussing on developing infrastructure in the country, more and more projects are expected to be announced.
