Lipe Realty 2008-Present
AssetManager/Senior Property Manager
●Oversee and execute commercial lease executions.
●Coordinate with contractors and building supers to execute repairs.
● Retain and manage relationships with multiple law firms to improve success in
litigation for chronic nonpayment, non-primary tenancy, and illegal sublets as well as
succession negotiations.
● Work directly with the Kings County Court Clerks and Landlord Attorneys as well
Judge’s Law Assistants to ensure that cases did not get frivolously adjourned and that
proper stipulations were drawn and expeditiously executed.
Senior Property Manager 2000-2008
● All previous responsibilities with an emphasis on legal.
● Maintained open communications with all board members and superintendents in my portfolio.
● Visited all my properties on a weekly basis.
● Managed all onsite property managers.
● Handled escalated shareholder/tenant issues followed up with shareholders to ensure satisfaction.
● Lease renewals.
● Handled commercial and residential holdovers for chronic non payment.
● Responsible to ensure all apartments are occupied only by legal leaseholders.
● Ordered warrants of eviction from the Kings County Courts System.
Property Manager 1994-2000
● Coordinated with contractors and building supers to execute repairs including court ordered repairs.
● Worked with brokerages to identify potential cooperative sales & review listings
● Full alteration and construction project management.
● Reviewed monthly arrears reports and executed arrears letters to residents.
● Oversaw commerciallease executions.
● Ensured all rent stabilized leases in my portfolio were executed and signed before expiration.
Assistant Collection Agent 1989-1994
● Closely monitored the rent collection on ten buildings.
● Called tenants and shareholders who were past due.
● Sent arrears letters,followed by ten day demands.
● Court proceedings (disposes, warrants,five day notices, holdovers).
