2. PROPERTY MANAGEMENT SERVICES
We specialize in residential properties (Single family homes, condos, multifamily, etc.), apartment
buildings, Home Owners Association as well as commercial and mixed-use properties. Since we
customize our services to the clients or projects specific needs, our services vary. But on average the
following is a summary of the services Miami Property Management LLC offers.
• Maintain tenant relations by providing pro-active management presence.
• Take all reasonable steps to collect and enforce the collection of all payments and other charges.
• Handle all tenants’ requests on behalf of the owner while using reasonable effort to assure compliance
by tenants with all provision of their lease.
• Perform site inspections as required but at least once every 2 weeks (Drive by).
• Within the limitation of owner approved budget, see that the physical facilities, personal property and
grounds are at all times, well maintained, kept in good order and repair, and in proper state of
cleanliness.
• In emergencies, make repairs immediately which are necessary for the prevention and safety of the
property, or to avoid the suspension of any essential service to the property, or to avoid danger to life or
property, or to comply with federal, state, or local law.
• Supervise all personnel required for the operations, maintenance and management of the property.
• Coordinate with owner, architect and contractors during and post construction.
• Maintain records and enforce any guarantees or warranties that may concern owners personal
property included within the property.
• Establish and maintain an accounting and management reporting.

MAINTENANCE & REPAIRS SERVICES
Construction Management is crucial to property preservation and maintenance. We provide the

Assessment: Evaluating the scope of the project, determining the range of professional services
needed to complete the project and recommending and reviewing qualified vendors.
Contracting with vendors: reviewing the scope of work and hiring the most qualified value
conscience contractors and sub-contractors for the project.

Our In house Construction Services is second to none, Miami Property
Management LLC, has been servicing South Florida for over 5 years offering
property preservation services, Maintenance, and General Repairs. Our
company is License and Insured
5. How our Residential Property Management Works:
Step One: Once the Property Management Agreement is received from the owner, Miami
Property Management will set up a new account. This includes: Notifying the homeowners
association of the changes in management. This process may take 2-4 business days.
Once the account is set up correctly, a MPM manager will evaluate the property by checking all
major components: Operation of Appliances, Condition of Flooring, Overall Cleanliness,
Condition of Walls, Condition of Landscaping, etc. This is the ONLY property management company in
South Florida that has a Licensed Home Inspector on staff. If there are items that need to be addressed
prior to listing the property for lease, these will be discussed with the owner and estimates will be
acquired. Any work needing to be done will be supervised by a MPM manager. Funding for the work will
need to be received by MPM prior to work being authorized and will be held in an account until work is
completed.
Step Two: Upon the completion of any repairs, the property will be advertised in the following areas:

3. Zillow.com and Realtor.com – national and international exposure
4. “For Lease” sign for local and community exposure
5. Multiple Listing Service (MLS) for Realtors
6. Flyers distributed for higher end and hard to rent properties
During the marketing period, owners will be periodically updated on advertising and will be
provided with professional guidance based on experience and market conditions. A MPM
property manager will periodically drive by to check on the property for activity and changes in
the condition of the property.
Step Three: Once a prospective tenant is found, a comprehensive screening program is put
into action. Screening program includes:
1. Credit background and history check
2. Verification of current and past employment income
3. Past and current rental verification
6. 4. Public Records Search for any individual over 18 years old.

Once the above verifications are received all information is given to the owner for their approval or
declination. If a potential tenant is approved by the owner, the following process takes place:
The potential tenant is presented with the lease agreement and other necessary documents.
Those documents are completed and signed by the potential tenant and the appropriate funds
for the security deposit and rent are collected. Finally, an appointment is made for the tenant
to meet a MPM manager at the property to conduct the initial move-in walkthrough and to
transfer keys.
