Courtside At Arapahoe Lake Condominium Home Owners
Association
The Courtside At Arapahoe Lake Condominium Association Board is
an elected body of volunteers whose purpose is to build a strong
community by managing assets, ensuring compliance with
covenants and by-laws, and preserving property values of owners.
Association Mission Statement: To become the most desirable
residential community in the Denver Tech Center where residents
enjoy safe, attractive, housing in a harmonious community that is
financially secure, and socially rewarding.

Strategic Planning
 The board worked to analyze improvement expenses,
projected costs, and scope of work for the purposes of
taking a loan.
 This took over a year to scope the work, analyze needs, dig
deep into the financials, and develop a plan that was
financially responsible and addressed the needs of the
community.

 Reconfigured to create more parking spaces.
• Spaces, went from 50 to 78 – 17 total on the south
(Bldg 8 & 9), and 76 to north

 Reconfigured parking lots to create more parking spaces and
improved trash/recycle vehicle flow (this will help maintain
our pavement longer).
 Moved fire hydrants to create more spaces.
 Moved dumpsters closer to the middle of the complex - this
will reduce pavement wear and tear.
 The board developed a long range parking plan to create new
parking spaces – Kudos Steve, David, Alicia, Bob, Jon, and Jill!

Please be vigilant when enjoying our amenities to adhere to the rules.
 This includes not using the amenities during the posted quiet hours.
 This will ensure the safety and enjoyment of all residences.
If you observe an unsafe or malicious act in our community, please do/say
something.
We have contracted with a security company 24/7 who can be called to
investigate.
Please don't be afraid to call Front Range Patrol (303-429-5061) and report a
concern

Committees Think Savings
 Transitioning the HOA website to 5150 reduces expenses
to the homeowners
 Increased functionality: email blasts & online
payments
 Saves the HOA between $1,000 - $2,000 a year
 We moved the HOA meeting time to 5:00pm, saving us 10%
on our management fee!
 Still can’t figure out why one building is using 2-3x more
water than the others #Nevergiveup - Jon!

Status of the Insurance Claim
We were under compensated for the damage caused by the storm
The board is working with C3 Group, Licensed Public Adjusters, who
are helping us to do document the damage done by the hail storm
and counter the initial offering by our insurance carrier Lloyds of
London
We have been reimbursing homeowners for damage to AC units,
windows, and skylights caused by the hail with our initial insurance
settlement money

Taking Care of Our Community
We all have a vested interest in the care and upkeep of these amenities.
 We have had to repair damage to the pool gate due to vandalism.
 Damage such as this not only creates an inconvenience to others that
want to enter the pool, but costs money to repair. These repairs are
unexpected expenses that come from our monthly dues. If we don't
prevent these issues, we will all be paying more in monthly fees.
 Another issue we are experiencing is children under the age of 14 are using
the pool without adult supervision within the fenced area.
 The concern is that if a child needs assistance immediately, there is no
one there to offer assistance.

In 2017, we will focus on maintaining the improved image of the
community.
• This means a more active focus on covenant control and issuing
fines.
• Owners, Please share with your renters the Rules & Regulations as
they will be enforced.
• Issues in 2016 were: dog waste/noise, gas grills, black frame
window replacements, garage doors, oversize trash dumping
(furniture)

Committees Think Savings  Transitioning the HOA website to 5150 reduces expenses to the homeowners  Increased functionality: email blasts & online payments  Saves the HOA between $1,000 - $2,000 a year  We moved the HOA meeting time to 5:00pm, saving us 10% on our management fee!  Still can’t figure out why one building is using 2-3x more water than the others #Nevergiveup - Jon!

Status of the Insurance Claim We were under compensated for the damage caused by the storm The board is working with C3 Group, Licensed Public Adjusters, who are helping us to do document the damage done by the hail storm and counter the initial offering by our insurance carrier Lloyds of London We have been reimbursing homeowners for damage to AC units, windows, and skylights caused by the hail with our initial insurance settlement money

Taking Care of Our Community We all have a vested interest in the care and upkeep of these amenities.  We have had to repair damage to the pool gate due to vandalism.  Damage such as this not only creates an inconvenience to others that want to enter the pool, but costs money to repair. These repairs are unexpected expenses that come from our monthly dues. If we don't prevent these issues, we will all be paying more in monthly fees.  Another issue we are experiencing is children under the age of 14 are using the pool without adult supervision within the fenced area.  The concern is that if a child needs assistance immediately, there is no one there to offer assistance.
