Problems
and
Predictions”

Attorney
has
a
passion
for
solving
problems!
Jason
left
his
firm
in
March
and
started
his
own
practice
here
in
Irvine.
He
has
a
broad
real
estte
experience
in
commercial
and
residential
transactions
and
litigation.
He
has
resolved
hundreds
of
disputes
in
dozens
of
counties
in
California
with
regard
to
title,
escrow,
foreclosure,
evictions,
and
landlord/tenant
issues
on
behalf
of
lenders,
individuals,
property
managers
and
investors.
Jason
earned
his
bachelor’s
degree
from
Chapman
University
in
2002
and
his
law
degree
from
the
Fowler
School
of
Law
and
Chapman
University
in
2008.
He
has
been
working
in
the
legal
industry
since
2002.
He
lives
in
North
Tustin
with
his
wife,
Ariana
Burris,
who
practices
social
security
disability
law,
and
their
seven-‐year
old
Golden/German
Shepherd
rescue,
named
Wheaties!
The
city
of
Irvine
is
a
major
outlier
in
Orange
County
real
estate.
In
the
last
5
years,
real
estate
values
here
have
risen
an
astounding
20%!
The
only
other
city
in
California
to
come
close
to
this
gain
is
San
Francisco.
Some
surprises
along
the
way.
Experts
predicted
increases
in
the
first
quarter
of
2015.
This
did
not
happen.
Increases
began
in
quarter
two
instead.
The
average
price
per
square
foot
of
Irvine
properties
is
$432!
The
average
median
price
for
a
home
in
Irvine
is
$725,000.
Currently
the
highest
price
home
is
over
$13
million!
The
demand
continues
to
be
very
high
for
the
city.
Overall,
the
Orange
County
market
is
giving
“mixed
signals.”
Interest
only
loans
are
here
again,
but
with
tighter
underwriting
guidelines.
The
dollar
is
strengthening
against
global
markets
and
the
affordability
index
is
less
than
30%.
Job
creation
in
Orange
County
has
increased
but
the
question
remains
whether
salaries
has
done
the
same.
Baby
boomers
here
in
Orange
County
are
cashing
out
in
large
numbers.
The
rental
market
is
strong
providing
demand
for
housing
and
accommodating
many
millennials
and
those
rebounding
from
the
real
estate
market
crash.
Smaller
space
trend,
called
Microdwelling
is
becoming
popular.
This
is
a
unit
that
provides
about
600
sq.
ft.
of
living
space.
Requires
little
furnishings
and
rents
for
about
$1,500/month.
Jason
recently
worked
with
a
client
who
had
to
seek
legal
counsel
for
real
estate
fraud.
His
advice
to
anyone
purchasing
a
property,
conduct
your
own
thorough
investigations
before
moving
forward
with
your
investment!

estate
