MahaRERA relief for homebuyer waiting for 9 years

Mumbai: The Maha-
rashtraRealEstateRegu-
latory Authority (Maha-
RERA) has directed Sun-
teck Realty Group’s
Skystar Buildcon Pvt.
Ltd to refund Rs1.23
crore to a homebuyer
with interest from De-
cember 2013. The hous-
ing regulator held that
the developer had vio-
lated the provisions of
the Maharashtra Owner-
ship of Flats Act and the
Real Estate Regulation
and Development Act.
The 14-page order, is-
sued by MahaRERA
member Vijay Satbir
Singh on April 20, also
warned that a penalty of
Rs5,000 per day will be
imposed if the developer
fails to comply with the
orderwithintwomonths.
“Thereafter, the penalty
shalldoubleeverymonth
of default till actual com-
pliance,” it adds.
Homebuyer Prashant
Puthran had approached
the regulator seeking a
refund of his investment
under Section 18 of
RERA. He alleged that
despitepayingmorethan
80% of the consideration
for the flat in Sunteck
City Avenue-2 project in
Goregaon, the developer
had not provided a regis-
tered agreement for sale.
“It is the case of the
complainant that he had
bookedFlatNo.303inB-3
wing of Tower 1 of Sun-
teck City Avenue-2 on
December 5, 2013, by
signing an application
form. However, the appli-
cation form did not state
the date of possession.
Of the total considera-
tion of Rs1.50 crore, he
paid Rs1.23 crore till
June 2020. Despite re-
peatedly demanding a
registered agreement for
sale, the developer alleg-
edly did not provide even
a draft agreement until
2019. From April 2020,
the developer informed
him via emails that pos-
session will be given on
or before October 30,
2021, the date declared on
MahaRERA website,”
the order said.
Advocate Tanuj Lod-
ha, appearing for
Puthran, argued that as
per Section 46 of the
Contract Act, even if no
time for possession is
stated, the possession
must be given within a
reasonable time, citing
previous Supreme Court
judgements.
Homebuyers cannot
be made to wait for an
unreasonable amount of
time, and more than sev-
en years is beyond rea-
sonable, he said. He also
contended that the devel-
oper had intentionally
kept his client in the
dark and deprived him
of rental income for over
seven years by adopting
unfair practices.

likely to file a Con-
tempt of Court plea
against MP Navneet

Rana, who were re-
cently granted bail in
a sedition case, for vio-
lation of the bail order
conditions.
The Public Prosecu-
tor is likely to file a
Contempt of Court
plea against the Rana
couple citing violation
of one bail condition.
The court had said,
“Accused shall not ad-
dress the press on any
subjects related to the
Hanuman Chalisa re-
cital case.”
Despite this condi-
tion in the bail order,

700 from 708 in the pres-
idential polls scheduled
in July due to the ab-
sence of a legislative as-
sembly in Jammu and
Kashmir, officials said
on Saturday. The value
of the vote of an MP in
a presidential election
is based on the number
of elected members in
legislative assemblies
of states and union ter-
ritories, including Del-
hi, Puducherry and
Jammu and Kashmir.
The Electoral College
for the presidential elec-
tion comprises the
members of Lok Sabha,
Rajya Sabha and those
of the legislative assem-
blies of states and union
territories including
Delhi, Puducherry and
Jammu and Kashmir.
Before it was bifurcated
into two union territo-
ries of Ladakh, and JK
in August 2019, the erst-
while state of JK had
83 assembly seats.
According to the
Jammu and Kashmir
Reorganisation Act, the

has said that the issue “seems to have been simply brushed aside” by the senior police officers

has been rejected by a
local court, which said
the accused are well-
known local criminals
and their release may
intimidate witnesses.
The judge also repri-
manded the Delhi Po-
lice for not stopping the
illegal procession and
demanded that the po-
lice chief investigate
the matter and fix ac-
countability among the
officers involved.
Twenty people were
arrested over the vio-
lence in the northwest
Delhi locality that took
place during a Ram Na-
vami procession last
month, in which eight
policemen and a civil-
ian were injured. It was
found later that the pro-
cession took place
without police permis-
sion and the alterca-
tion with members of
the minority commu-
nity took place in pres-
ence of the police.
Instead of stopping
the illegal procession
and dispersing the
crowd, the police offic-
ers were seen accompa-
nying it on the route,
the court said.
“It prima facie re-
flects the utter failure
on the part of local po-
lice in stopping the said
procession having no
permission,” he said,
adding that the matter
seems to have been
brushed aside by sen-
ior officers.
Dependra Pathak, a
senior officer of the
Delhi police, had ex-
plained the presence of
the force during the
procession, saying, “It
is the responsibility of
Police to maintain law
and order”.

by solar pumps.”
Thackerey was wel-

the village as a tradi-
tional folk song.
Saying that he did not
want a reception pro-
gram, Thackeray sat
directly on the ground
and started interacting
with the women. Due to
the large number of
families with the sur-
name Thackeray in this
village, the senior wom-
en of the village started
giving information
about water scarcity
.
Thackeray also said
that infrastructural fa-
cilities are being pro-
vided in some parts of
the district which are in
remote areas. Roads
and bridges are re-
quired in these areas,
which will be made
available to the people.
“Due to the remote-
ness of most parts of
Palghar district, the
mainsourceof transpor-
tation was not available
on roads and bridges,
such remote areas will
be connected by main
roads. This will provide
new employment oppor-
tunities to the farmers
and locals in the area,”
Thackeray said.

jailed for 14 days? You
can put me in jail for 14

names of Lord Ram

mentarian said.

Mumbai (PTI): Maha-
rashtra on Sunday re-
ported 224 new corona-
virus positive cases,
taking the state’s infec-
tion tally to 78,79,278,
while one death raised
the toll to 1,47,847, the
health department said.
A total of 196 patients
recuperated during the
day, taking the cumula-
tive recovery count to
77,30,127. There are
1,304 active cases in the
state now.
On Sunday, 24,349
tests were done, push-
ing the state’s overall
test count to 8,03,79,421.
The COVID-19 recov-
ery rate of the state is
98.11 per cent, while the
fatality rate is 1.87%.
Mumbai reported 123
new cases and zero
death, which raised its
infection tally to
10,59,807. Its death toll
is 19,563. Mumbai divi-
sion, which comprises
the city and its satellite
townships, saw 156 cas-
es during the day. Its
infection count now
stands at 22,34,945.

pation Certificate for
the flat on August 18,
2021, and Puthran was
no longer an allottee in
the project after his
booking was terminat-
ed for failing to pay dues
and completing the sale.
The lawyer contended
that Section 18 of RERA
comes into the picture
only when the promoter
fails to give possession
of the apartment and
that, in this case, there
was no document with
the complainant show-
ing the agreed date of
possession.
After hearing argu-
ments and written sub-
missions from both par-
ties, MahaRERA mem-
ber Vijay Satbir Singh
said, prima facie, the
developer had violated
Section 4 of MOFA and
Section 13 of RERA for
accepting more than
20% of the flat consid-
eration without first
registering an agree-
ment for sale. He ob-
served that despite pay-
ing a substantial part of
the flat cost, the home-
buyer had to wait for
his home even after
nine years.
“Normally a project
should be complete in
three to five years as
held by the hon’ble
Apex Court in its vari-
ous judgements. Such
an inordinate delay is
neither permissible nor
justifiable by any
stretch of the imagina-
tion,” he said, adding
that Puthran was enti-
tled to relief under Sec-
tion 18 of RERA.
Singh said the devel-
oper had registered
April 13, 2021, as the
proposed date of com-
pletion while register-
ing the project but, even
on that date, the project
was incomplete as the
OC was obtained only
on August 18, 2021.

Palghar steel factory attack:

Born into an Army
family in Jammu and a

School of Fine Art, Lon-
don, Nagi is a firm be-
liever that colours can
do wonders, especially
for children. “We
should brush away the
dull for brighter morn-
ings and wider smiles,”
said the artist.
She along with her
team has been travelling
to remote places such as
Watlab,Sangrama,Hand-
wara, Langate and the
rural belt of Pulwama
educating children with
arts and the language of
paints while advocating
women to generate em-
ployment for themselves.
With 800 murals to
her credit and having
organized over 150 exhi-
bitions, Nagi has also
been focusing on the
youth of Kashmir and
believes that they need
to navigate their lives
with the vision of
growth and positivity,
stop following peers and
politicians “if you feel
they are leading you to-
wards a negative path”.
“Happiness is creat-

The naked body of a
50-year-old Nigerian
was found in a closed
flat in Naigaon area on
May 4, and a probe by

had found that some
people from his coun-
try residing here had
dragged him out of his
house a day earlier, ab-
ducted him in a car and
brutally assaulted him,
he said.
“We found that three
Nigerians who were
living in this flat had
left, which raised
doubts. The men had
taken him to the flat in
Naigaon, hit him and
left his corpse there in
a naked condition. We
first got a tip-off that
the accused had fled to
Bengaluru and then
found they had taken a
flight to Guwahati in
Assam,” the Valiv po-
lice station official
said.
In order to stop them
from escaping the
country via the Megha-
laya border, police from
the north-eastern state
were alerted, who de-
tained and handed
them over to MBVV po-
lice on Saturday, he
said.
The accused are be-
ing brought to Palghar
on a transit remand, he
added.

20-year-old woman was
found inside the wash-
room of Swaraj Express
at Dahanu Road railway
station in Palghar dis-
trict on Sunday after-
noon. Suspected to be a
suicide case, the body
was found with a cloth
tied around her neck, a
police official said.
On the basis of an
Aadhaar card found on
her, she was identified
as Aarti Kumari, a resi-
dent of Bihar. After the
journey began, which
began from Bandra
train terminus and
heading to Jammu
Tawi, the woman went
to the washroom, but
when she did not return
for a long time the pas-
sengers later pointed
out the same to the au-
thorities, he said.
“Passengers of the S4
coach said the woman
went to the washroom
anddidnotreturntoher
seat for a long time.
They knocked on the
door without any re-
sponse from inside. Lat-
er, the ticket checker
and passengers tried to
open the door of the
washroom, but were un-
able to do so as it was
locked from inside,” the
official said.
After that, the train
was given a special halt
at the Dahanu Road rail-
way station around 1.10
pm, following which the
train staff opened the
latch of the toilet door
and found the woman ly-
ing motionless on the
floor. Her post-mortem
report is awaited, which
will specify the exact
reason behind her
death, the official said.

children, drowned in a
water-filled quarry in
Dombivlai, Maharashtra’s
Thane district, on Saturday,
a fire brigade officer said.
The incident took place
around 4 pm in Sandip
village, he said. “A mother and her daughter-in-law
were washing clothes near the quarry when one of
the woman’s three grandchildren fell into the water.
He said the other four tried to rescue the child but
all drowned. Mira Gaikwad (55), her daughter-in-
law Apeksha (30), and their grandkids Mayuresh
(15), Moksha (13) and Nilesh (13) were among the
deceased (15).
Mumbai: A 70-year-old man
was arrested on Sunday in By-
culla for allegedly raping a mi-
nor two months ago, according
to a police official. According
to an officer from the Agripada
police station, the accused was
arrested on Saturday after the
mother of the 10-year-old girl
filed a complaint. Both the minor victim and the accused
live in the Byculla area. The man was booked under
Indian Penal Code (IPC) sections, including 376 (rape),
and also under sections of the Protection of Children
from Sexual Offences (POCSO) Act, the official said, add-
ing that further investigation is on.

Family Health
Survey 2019-21
found that the to-
tal fertility rate
(Total Fertility Rate) among
Muslims has sharply de-
clined from 2.62 to 2.36 be-
tween the latest survey and
NFHS 4 (2015-16). This should
silence those who ratcheted
fear of Hindus getting out-
numbered by Muslims in the
near future. The claims were
without substance but the
propaganda from rooftops
convinced many a gullible
Hindu. The propagandists,
mainly seers and some BJP
leaders, have raised the spec-
tre of rising Muslim popula-
tion to carry forward their
religious agenda although
official data did not corrobo-
rate those claims. Using so-
cial media platforms to
spread the message of hate
and genocide, as was done in
Haridwar and later in Delhi,
prepares the ground for tar-
geting the minority commu-
nity. One BJP MLA saw a
conspiracy by Muslims to
one day occupy “the chair of
President, prime minister
and chief ministers”. That
the fear of Muslim popula-
tion rising is fallacious is
proved by NFHS 5.
The 2011 census showed
that Muslims constituted
14.22 percent of the popula-
tion after a gain of 0.8 per-
cent over the 2001 Census. In
comparison, the share of
Hindus in the country’s pop-
ulation fell by 0.7 percent. It
is this data that was respon-
sible for the debate on Mus-
lim population in the coun-
try. The NFHS 5 shows that
the decline in Muslim TFR by
46.5 percent was higher than
the Hindus whose TFR fell by
41.2 percent.
The good news is that as
India’s population growth is
slowing down with women
across all religions produc-
ing fewer children, the coun-
try’s population is set to fall.

mally developed. Sometimes
it happens that the turnover
of the company increases,
but the system and talent
management practice in the
company is negligible and
there is a time when the com-
pany is likely to fall from its
employees’ salaries and other
expenses. The companies
who can organize their hu-
man resource in proper way
have a strong foundation.
Recently, the world’s lead-
ing company E  Y surveyed
on the company’s Talent
Management and how they
can grow by organizing it in
correct way. In this survey,
the world’s top 600 officials
took part. These officials
came out with beautiful
things in the discussion. The
organization which will give
more freedom to the employ-
ees to work will grow more
than others. The officials fur-
ther stated that every organi-
zation should develop meth-
od or systems so that each
employee can work with
their own responsibility
. Eve-
ry employee must know ex-
actly what type of work they
are doing and how they want
to contribute to the company
at the end of the year. Also
the organization which does
not give freedom to its em-
ployees for decision making
does not grow very quickly
.
The second thing in this
survey that came out was
that a very few companies
are involved in talent man-
agement related programs or
investments and due to this
reason the company’s growth
in manufacturing is less. As
a result, there are lot of peo-
ple in the organization but
the lack of proper planning
does not benefit the organiza-
tion very much. Only 10% of
the companies have a scheme
to give opportunities to its
present employees rather
than appointing new people.
Doing this gives new oppor-
tunities to the employees
working from a long time
who have contributed more
in the development of the or-
ganization.
More than 54% of the offi-
cials said in this survey that
just 43% of companies have a
strong pipeline to create fu-
ture leadership talent and
38% of the companies have
the eligibility metrics for se-
lecting their organization’s
leadership candidates. Few
companies focus on skill ori-
ented leaders. Only 26% of
companies have met the crite-
ria to select effective leaders
for their organization. Due to
these stats we now come to
know that how much a com-
pany is serious in talent man-
agement and acquisition.
Studying in depth knowl-
edge of talent management,
we get an indication that em-
ployees can give a very im-
portant contribution in the
growth of a company
. Taking
from the workforce planning,
making right choice in em-
ployees and till the employee
come on board the company
has to properly induct them
about the organization, their
role-based responsibility has
to be decided and efforts need
to be made continuously to
make them contribute to the
company. If this whole sys-
tem is not done with a good
work plan then a person will
only be recruited in the com-
pany but will not make any
special contribution. It the
company wants to develop
than the company has to un-
derstand the flow and follow
it accordingly
.
Talent Management is an
important factor playing in
the organization’s growth. If
you want to develop an or-
ganization, then you have to
develop employees.

Dharamsala. He said a
case has been regis-
tered and police au-
thorities have been di-
rected to nab the cul-
prits as soon as possi-
ble. The Chief Minister
said the miscreants
would be exposed
soon,” said the CM.
“After police investi-
gation it would be clear
who were behind this
mischief. The offend-
ers would be dealt
strictly,” he added.

Sharma said the inci-
dent might have hap-
pened in the late night
or early morning on
Sunday. “We have re-

husband. Kumar is in

practices at several reli-
gious places in Bihar,
the government has
asked circle officers
(CO) in all 534 blocks of

unregistered temples
and mutts in their areas
of jurisdiction and up-
load the information on
portals run by the dis-
trict administration. A
senior official of  Bihar
State Religious Trust
Council (BSRTC), said
the COs, for now, will

with the DM keeping a

Aligarh: Yet another case of a police constable raping
a minor girl has come to light in Uttar Pradesh’s
Aligarh. According to reports, a 16-year-old girl was
allegedly raped by a policeman who is related to
her family in the village near Atrauli in Aligarh. The
accused policeman, was suspended on Sunday after
a report from the Aligarh Senior Superintendent of
Police was sent about the incident that took place
on Friday. He has now been arrested. According to
the police, the girl was visiting a relative when the
accused policeman, who is related to the family of
victim, took the girl to a neighbouring village on his
motorcycle and allegedly raped her. Later, he also
threatened her with dire consequences.

at about 2 crore rupees, they said. The five accused

commercial vehicle in-
dustry is expected to
grow in double-digits
this fiscal, driven by
favourable demand
conditions amid accel-
erated economic activi-
ties, although high fuel
prices and increase in
interest rates on vehi-
cle loans are head-
winds, according to
Tata Motors Executive
Director Girish Wagh.
The commercial ve-
hicles segment, which
saw its peak in 2018-19,
with industry volumes
of over 10 lakh units,
went into a downturn
in the following two fis-
cal years, has begun to
pick up momentum
from the last financial
year. While it may take
longer to reach the
highest volumes again,
in terms of payload,
the industry could
reach the previous
peak sooner amid ris-
ing demand for com-
mercial vehicles (CVs)
with higher payloads.
“I think last year, the
economy started doing
well again and we saw
growth in the commer-
cial vehicle market by
around 26 per cent. We
(Tata Motors) have
grown by 33 per cent.
We have done better
than the industry,”
Wagh told PTI. In the
context of the last three
years, he said, “FY19,
was our previous peak,
when the commercial
vehicle industry vol-
umes crossed 1 million
(units). After that, we
have had two years of
downtime. FY20, which
was the year of prepar-
ing for BS-VI transition
and FY21, which was
the year of COVID, if I
may say so. In both
these years, the market
dropped and FY21 vol-
umes were almost 52
per cent of FY19 vol-
umes.”

and control centre charg-
es for the use of space
segments for all services
like VSAT, satellite te-
lephony etc for which
permits are issued by the
department. The DoT ear-
lier levied `21 lakh per
transponder per annum
for 36 megahertz of spec-
trum on a pro-rata basis
as NOCC charges.
Besidesthis,thedepart-
ment also levied NOCC
charges of `6,000 for every
trial of antenna that are
used for receiving and
transmitting signals.
“There shall be no NOCC
charges for use of space
segment for all DoT licen-
sees for commercial and
captive VSAT services,
GMPCS, NLD and other
telecom licensees having
unified licence or stan-
dalone license. This order
shall be effective from
April 1, 2022,” DoT said in
an order dated May 6.The

Mumbai (PTI): Fi-
nance Minister Nirma-
la Sitharaman has said
the recent interest rate
hike by the Reserve
Bank was not surpris-
ing for her but the tim-
ing was, asserting that
the rising cost of funds
will not impact the gov-
ernment’s planned in-
frastructure invest-
ments.
“The timing of RBI’s
rate hike came as a sur-
prise but not the action
itself as people thought
it should have been
done anyway….It came
as a surprise because
it’s between the two
MPCs (monetary policy
committee) meetings.
But the US Fed had been
saying it all the while,”
Sitharaman said in her
first reaction to the rate
hike while addressing
an award function or-
ganised by the Econom-
ic Times on Saturday
evening here.
She said that in the
last MPC meeting, the
RBI gave indications
that it’s time for them to
also act, and the hike
was part of a synchro-
nised action by major
central banks across
the globe.
FPIs withdraw
`6,400 crore
from equity

`6,400 crore from the
Indian equity market
in the first four trad-
ing sessions of the
ongoing month when
the RBI and US Fed-
eral Reserve raised
interest rates. For-
eign Portfolio Inves-
tors remained net
sellers for seven
months to April 2022,
withdrawing a mas-
sive amount of over
`1.65 lakh crore from
equities. This was
largely on the back
of anticipation of a
rate hike by the US
Federal Reserve and
due to the deteriorat-
ing geopolitical envi-
ronment following
Russia’s invasion of
Ukraine.

valued firms tumbles

top-10 most valued
firms suffered a com-
bined erosion of
`2,85,251.65 crore from
their market valuations
last week, mirroring an
overall weak broader
market trend, with RIL
emerging as the worst-
hit.On a weekly basis,
the Sensex slumped
2,225.29 points or 3.89%,
while the Nifty lost
691.30 points or 4.04%.
The market valuation
of RIL tumbled
`1,14,767.5 crore to
reach `17,73,196.68
crore, falling the most
among the top-10 firms.
In the ranking of top-
10 firms, RIL was lead-
ing the chart, followed
by TCS, HDFC Bank,
Infosys, Hindustan Uni-
lever, ICICI Bank, Ada-
ni Green Energy, State
Bank of India, Bharti
Airtel and HDFC.
Global factors, macro data, earnings

added. “The direction
of global equity mar-
kets along with move-
ment in dollar index

continue to dominate
while inflation num-
bers of the USA on May
11 and inflation and IIP
numbers of India on
May 12 will also cause
volatility in the mar-
ket,” said Santosh Mee-
na. He said the last
batch of fourth quarter
earnings will have a
stock-specific move-
ment with SBI among
the key results slated to
be announced.
Lower taxes on hybrid cars can help

Lowering taxes on hy-
brid vehicles can lead
to faster adoption of
electric vehicles in the
country, according to a
senior official of Hon-
da Cars India Ltd
(HCIL). The automak-
er noted that hybrid
technology is current-
ly best suited for Indi-
an conditions as it is
not dependent on ex-
ternal charging infra-
structure. The total tax
incidence on hybrid
vehicles in the country
is 43 per cent, which is
inclusive of GST, while
battery electric vehi-
cles attract a tax of
about 5 per cent.
“There is a big gap (in
taxes). So, yes it would
be a welcome step if
the government could
support us (by reduc-
ing tax on hybrid vehi-
cles as well) ...We re-
quest the government
if they could consider
it,” Honda Cars India
Ltd Vice-President
(Marketing and Sales)
Kunal Behl told PTI.
He further said: “We
believe if they (govern-
ment) can reduce it,
the adoption of the
electric vehicles would
be very fast.”

fil our dreams,” he said.

ups in the country

ident Kovind stated,

entrepreneurship are
appreciated and encour-
aged. The stories of
various unicorns or
start-ups which have
been slated to be worth
more than one billion
have scripted new his-
tory. It has opened new
avenues as new sectors
are coming under the
loop of business enter-
prises.”

picking up odd things,
all such services are
provided by start-ups
and app-based plat-
forms, he noted.
“The unexplored ter-
ritories like education,
and health have also be-
come part of these new
enterprises. Such forays
can be a game-changer
for our country
. It can be
a combination of job
provider and revenue
earner for our people,”

ligence commissioner
Rashmi Shukla. This
was done only out of po-
litical hatred.”
“My reply was re-
corded today by a sen-
ior police officer in the
phone tapping case.
They listened to my
phone recording, it was
my voice. My role in
this recording was
about the peasant move-
ment. This was in oppo-
sition to the wrong pol-
icy of Prime Minister

phone, the reason given
was that he was doing
drug business under
the name of Amjad
Khan,” he said.
“I have only one

is no reason to be

the wrong reason. I am
confident that the real
culprit behind this
should be revealed and

MahaRERA relief for homebuyer waiting for 9 years Satish Nandgaonkar Mumbai: The Maha- rashtraRealEstateRegu- latory Authority (Maha- RERA) has directed Sun- teck Realty Group’s Skystar Buildcon Pvt. Ltd to refund Rs1.23 crore to a homebuyer with interest from De- cember 2013. The hous- ing regulator held that the developer had vio- lated the provisions of the Maharashtra Owner- ship of Flats Act and the Real Estate Regulation and Development Act. The 14-page order, is- sued by MahaRERA member Vijay Satbir Singh on April 20, also warned that a penalty of Rs5,000 per day will be imposed if the developer fails to comply with the orderwithintwomonths. “Thereafter, the penalty shalldoubleeverymonth of default till actual com- pliance,” it adds. Homebuyer Prashant Puthran had approached the regulator seeking a refund of his investment under Section 18 of RERA. He alleged that despitepayingmorethan 80% of the consideration for the flat in Sunteck City Avenue-2 project in Goregaon, the developer had not provided a regis- tered agreement for sale. “It is the case of the complainant that he had bookedFlatNo.303inB-3 wing of Tower 1 of Sun- teck City Avenue-2 on December 5, 2013, by signing an application form. However, the appli- cation form did not state the date of possession. Of the total considera- tion of Rs1.50 crore, he paid Rs1.23 crore till June 2020. Despite re- peatedly demanding a registered agreement for sale, the developer alleg- edly did not provide even a draft agreement until 2019. From April 2020, the developer informed him via emails that pos- session will be given on or before October 30, 2021, the date declared on MahaRERA website,” the order said. Advocate Tanuj Lod- ha, appearing for Puthran, argued that as per Section 46 of the Contract Act, even if no time for possession is stated, the possession must be given within a reasonable time, citing previous Supreme Court judgements. Homebuyers cannot be made to wait for an unreasonable amount of time, and more than sev- en years is beyond rea- sonable, he said. He also contended that the devel- oper had intentionally kept his client in the dark and deprived him of rental income for over seven years by adopting unfair practices. Suspected to be a suicide case, the body was found with a cloth tied around her neck, a police official said. On the basis of an Aadhaar card found on her, she was identified as Aarti Kumari, a resi- dent of Bihar. After the journey began, which began from Bandra train terminus and heading to Jammu Tawi, the woman went to the washroom, but when she did not return for a long time the pas- sengers later pointed out the same to the au- thorities, he said. “Passengers of the S4 coach said the woman went to the washroom anddidnotreturntoher seat for a long time. The 2011 census showed that Muslims constituted 14.22 percent of the popula- tion after a gain of 0.8 per- cent over the 2001 Census. In comparison, the share of Hindus in the country’s pop- ulation fell by 0.7 percent. It is this data that was respon- sible for the debate on Mus- lim population in the coun- try. The NFHS 5 shows that the decline in Muslim TFR by 46.5 percent was higher than the Hindus whose TFR fell by 41.2 percent. The good news is that as India’s population growth is slowing down with women across all religions produc- ing fewer children, the coun- try’s population is set to fall. Only 10% of the companies have a scheme to give opportunities to its present employees rather than appointing new people. Doing this gives new oppor- tunities to the employees working from a long time who have contributed more in the development of the or- ganization. More than 54% of the offi- cials said in this survey that just 43% of companies have a strong pipeline to create fu- ture leadership talent and 38% of the companies have the eligibility metrics for se- lecting their organization’s leadership candidates. Few companies focus on skill ori- ented leaders. Only 26% of companies have met the crite- ria to select effective leaders for their organization. Due to these stats we now come to know that how much a com- pany is serious in talent man- agement and acquisition. Studying in depth knowl- edge of talent management, we get an indication that em- ployees can give a very im- portant contribution in the growth of a company . Taking from the workforce planning, making right choice in em- ployees and till the employee come on board the company has to properly induct them about the organization, their role-based responsibility has to be decided and efforts need to be made continuously to make them contribute to the company. If this whole sys- tem is not done with a good work plan then a person will only be recruited in the com- pany but will not make any special contribution. The ED had on Sat- urday arrested Chart- ed Accountant Suman Kumar, who works for the IAS officer and her husband. Kumar is in the custody of ED for five days. Jharkhand mining secretary Pooja Sin- ghal and her husband received “huge” cash deposits — to the tune of Rs 1.43 crore — over and above her salary in their accounts, during the period she faced charges of irregulari- ties while being posted as the DM of various districts in the state, the ED has said. The federal agency also told a special PMLA court in Ranchi that the IAS officer al- legedly transferred Rs 16.57 lakh from her “personal account” to those controlled or owned by her CA Su- man Kumar. Kumar was arrested on Saturday for al- leged money launder- ing in a case linked to alleged fraud of MGN- REGA money. The 39-year-old was arrested by the En- forcement Directorate from Ranchi after the agency conducted mul- ti-city raids against him, Singhal, her busi- nessman husband Ab- hishek Jha and others, on May 6. The special court sent him to ED custody till May 11. The commercial ve- hicles segment, which saw its peak in 2018-19, with industry volumes of over 10 lakh units, went into a downturn in the following two fis- cal years, has begun to pick up momentum from the last financial year. While it may take longer to reach the highest volumes again, in terms of payload, the industry could reach the previous peak sooner amid ris- ing demand for com- mercial vehicles (CVs) with higher payloads. “I think last year, the economy started doing well again and we saw growth in the commer- cial vehicle market by around 26 per cent. We (Tata Motors) have grown by 33 per cent. We have done better than the industry,” Wagh told PTI. In the context of the last three years, he said, “FY19, was our previous peak, when the commercial vehicle industry vol- umes crossed 1 million (units). After that, we have had two years of downtime. FY20, which was the year of prepar- ing for BS-VI transition and FY21, which was the year of COVID, if I may say so. The total tax incidence on hybrid vehicles in the country is 43 per cent, which is inclusive of GST, while battery electric vehi- cles attract a tax of about 5 per cent. “There is a big gap (in taxes). With the mercury reaching an all-time high, we need to make changes in our diet to cope with the high temper- atures. The food and drink that we consume during the summer play an impor- tant role to help us protect ourselves from heat-related health issues like dehydra- tion, indigestion, food poi- soning and heat stroke. While certain foods help to keep the summer heat in check, others can worsen the condition. Therefore, a need arises to exclude foods that may adversely affect our health during summer. They are a rich source of antioxi- dants which prevent cel- lular damage due to the intense heat of the sun. Vegetables also contain minerals, vitamins and fibrewhichhelpimprove heart health, and gut health and add satiety. Tomatoes offer extra protection from the sun as they contain lycopene which prevents sun- burn. The best way to include these vegetables is by preparing the veg- etable dish, salads or vegetable juices. Cooling herbs like mint and cori- ander can also be con- sumed as chutneys.  Lemon water– It is the most common summer drink. The natural anti- oxidants and antibacte- rial properties of lemon help fight infections, es- pecially viral fevers and common colds that are common during the sum- mer. Drinking lemon wa- ter can also help prevent skin damage caused by sunrays.Addthejuiceof one or two lemons to a glass of water and add a pinch of roasted cumin powder, mint leaves and black salt to it for a salty taste. Sugar can be added for sweetness.  Coconut Water– Co- conut water is the best summer drink provided by nature. It is packed with nutrients like cal- cium, potassium, and magnesium and replen- ishes the body with the nutrients lost due to sweating and dehydra- tion. It also helps to neu- tralize the acid levels in the stomach due to its alkaline nature. Sprouts– A variety of sprouts can be prepared at home like green gram, chana, moth, fenugreek seeds etc. Sprouts are easy to digest and con- tain high amounts of water and nutrients. They help prevent dam- age to skin and hair dur- ing summer. They can be eaten alone or in the form of salad with other vegetables. They are a tasty way of beating the summer blues.  Amla is the richest source of vitamin C which is a collagen booster, especially bene- fits the heart and hair, and reverses the ageing effects caused by strong sun rays. They can be consumed raw, cooked or as amla juice. They are a healthy and tasty hydra- tion option. FOODS TO BE AVOIDED Tea and coffee- Avoid or minimize the con- sumption of hot bever- ages like tea or coffee as they tend to increase the overall temperature of the body and can have a dehydrating effect on the body .  Fried and junk food- Fried and junk foods can dehydrate the body and are difficult to digest in the summer.   Hot and Spicy Foods- Spices like chilli, nut- meg, pepper, ginger and cinnamon should be used sparingly in sum- mer as they boost the rate of metabolism and have a thermogenic ef- fect on the body and may cause an upset stomach in summer. Sugary cold drinks and packaged juic- es-Most packaged juices and cold drinks contain excessive amounts of sugar, which may in- crease your energy tem- porarily but dehydrate your body and affect the kidneys.  Hence, fresh, seasonal and easily digestible food is the key to the se- lection of foods for the seasonof summer.Small and frequent meals should be consumed in- stead of large heavy meals as they are diffi- cult to digest and lead to laziness and bloating.
