2. Target market
• Many if us have had to find someone to
rent a property from us either by choice
or out of necessity. At first our target
market is anyone who can pay rent and
not cost us more than we made.
3. Niche Market
• As we grow in the business of having
rentals, some want to narrow our
market and focus on a niche market.
• One niche market might be the
disabled. We then go about the
business of modifying our properties to
accommodate various disabilities.
4. Modifications
• Modifications of property might
include installing door handles instead
of knobs, wider halls, showers rather
than tubs, lower kitchen cabinets
bathrooms that are wide enough to
accommodate a wheel chair and under
counter drawers rather than shelving
and smoke detectors that flash beacons
of light as they send a deafening sound.
5. Nano Niche
• A nano niche is a very small and
specialized niche in a larger niche.
• Any disability in and of itself is a nano
niche. Each has characteristics and
modifications which can be made to
serve them best.
6. Serving the Mentally Ill
• The mentally ill population is an
underserved and misunderstood
population because the disability of
mental illness does not typically have
physical characteristics one can look at
and understand, or think they
understand.
8. There was once...
• a time, in my life time, not that long
ago, when the mentally ill were served
in asylums and subjected to atrocities
we now consider inhumane treatment.
9. As we have become ...
• more human ourselves and gained a
better understanding of the diseases of
the brain, we have released individuals
who suffer from disorders of the brain
and have offered them support and
medication to help them live
independently.
10. If you have a calling
• To help the mentally ill, you could be
rewarded both psychologically and
financially for your efforts.

• Must be able to accept unusual
behaviors and responses.

• Should be near public transportation
• Near shopping
• Near health clinics
• In a neighborhood where diversity is
accepted and a natural part of the
community make up
14. Inappropriate landlords are
• Are those who only want a regular
check
• Or those who can only accept middle of
the road and appropriate behaviors
• Who can not bend the rules, work
within systems or think outside the box
15. Inappropriate properties
• Are properties in the suburbs without
public transportation or taxi service
• Are too far from the grocery to walk to
in a snowstorm when the car breaks
down
• In a school system not known to have a
strong special education program for
the kids
16. Other potential problems
• Include having one mentally ill
individual in a house or on a street with
predators who will take advantage of
them.
• Not staying connected with the
individual’s support group to help the
individual be stabilized and remain
stabilized
17. If you...
• Are rewarded intrinsically for “doing
good”
• Can accept differences you can’t see
• Work well within a system
• Have properties that are not out of the
way

niche of serving the mentally ill
