gineers, architects, numerous tradesmen and plenty of
satisfied customers. The unique, tailor-made houses come
to life under the carpenters’and joiners’vigilant eyes.
More than 800 families live in KAGER houses in Slovenia,
Germany, Austria, Italy and Switzerland. Their experiences
and stories can be an inspiration for you to create your

Concept
Take pleasure in the bright daylight, merge with nature,
build your home and be in the centre of your living. VITA
NOVA houses present all these elements.
A timber frame construction offers the creation of free, flexi-
ble and innovative layouts with a free transit area, the possi-
bility of creating rooms using built-in furniture and the log-
ical organization of functional units: daily – living, sleeping
– individual and the mutual separation of noisy and quiet
parts or living and working parts. In particular, it enables
fascinating existential contact with the outer space – an ex-
tended living area in the atrium, garden, balcony or loggia
in the open. The grid of the risers in the chosen construc-
tion gives us a double openness: an open floor plan which
extends freely into the environment and into the world.
With a thorough study of timber frame and glass construc-
tions we can offer new functional, engineering, energet-
ic and economical solutions in the system VITA NOVA.
Design
The beginning of a design means deepening the idea.
It means understanding and recognizing all the stripes,
characters and notes that are collected on a piece of pa-
per. Hand sketches and notes are a picture of the mental
development of an idea. They summarise desires and
thoughts of the future owner through pen and pencil of
the architect and engineer.
Getting to know an idea is not enough. It is necessary to
completely understand an idea. Only then absolute sat-
isfaction will be achieved. Only perfect is good enough.
Hours are irrelevant. All that matters is perfection at every
step. Preparing for the workshop can take 14 days, it may
take 20 days and it may take even longer. It takes as long
as it is necessary, there are no standards. The only standard
is the final product.
Irrespective of the number of completed objects, each
object is a different story for a designer. There is no matrix
by which you can quickly reach your destination. There
are no shortcuts, no type of documentation you’d throw.
Everything is unique. Every project is as unique as each
piece of wood built into your home. Just as there are no
two identical pieces of wood, there are no two equal hous-
es. Individuality and uniqueness are present at every step.
Individuality began with you. It continues and is reflected
in your house that will become your home.
Workshop, production
Workshop or production? Workshop in the way of work
and a production of its size.
The smell of wood welcomes us at the entry into the
production unit. The scent fills us with joy and impa-
tience. It reminds us of times when we were running
through the woods and enjoying the open air.The scent
connects us with life.
Here your and our dreams together with ideas become
tangible. Who would not be pleased to participate in
someone’s dreams, especially when these dreams are
something beautiful and permanent.
The project and a set of workshop drawings are sent
into production. Workshop drawings, related details and
comments of the designer are divided between individual
masters. With their teammates they prepare each part of
your home. On one side of the workshop the walls begin
to show their image, on the other side the ceiling is formed
and on the third side the roof is being made. Each group
works themselves. Each group is specialized for one job.
They are the best at what they do.
There is still significant mastery. The attitude and the
work of every individual are very important. That is the
gist of the workshop. With the formation of VITA NOVA
there is no production.There is no serial or routine work.
Each and every piece of the puzzle goes through the hands
of these men. Each product is unique. Not only because
of the architecture, it is unique because of the traces of
human hands. Work of these hands leaves indelible marks.
Sometimes in a fully treated wood and sometimes in small
“errors”which indicate the presence and the role of the hu-
man capital. It’s not that machines are not present.They are,
but only in the segment where machines help to do the job
faster and more efficiently. This is the work of cutting large
pieces of wood. This part of work is left to the machines,
leaving us more time to work on areas where machines
are unable to compete with the feeling of human hands.
VITA NOVA is formed much longer than other objects.
Why? Visible wood requires special treatment and care.
Precise cutting is just not enough. It is only the beginning.
Before shredding, a visual control of timber and timber
screening is performed. Only the best cuts and even parts
of individual pieces of wood are used for visible wood in
the VITA NOVA. After sorting and selecting, the cutting
of wood is done. Then follows patching and sanding. All
these processes are fully manual. Only human hands and
the human eye can detect all the errors or irregularities in
the wood. Then follows the staining of wood, which is also
carried out manually. We perform it manually because in
this way we can preserve the natural appearance of wood.
The brush follows the natural contours of wood. It em-
phasizes its uniqueness. After these steps, the assembling
of all these individual pieces of timber frame structure is
carried out. That is the basis for the installation of glass,
windows and doors.
These are the reasons why making the VITA NOVA takes
significantly longer than other prefabricated objects. But
we are glad that the result of numerous hours is visible.
You just need to take the time and have a look!
Construction site
The idea is drawn. The project and detailed drawings are
finished. In the workshop, the integral parts of the new
building are made. There is no room for errors. The visible
timber frame structure does not allow for corrections.
There is no facade which would hide possible errors.
There are no plaster casts and putty to cover the errors of
production or designers. Every detail, every joint, every cut
and every treatment is permanently visible.
In such a construction, the quality of business and skill of
the entire team are shown. On the construction site there
is the final image which shows whether everything went
as it was conceived.
The final act, which is just as important as the previ-
ous ones, will be made by construction workers. The
elements of the new house should reveal no variations
and no errors. To unload the elements from the truck,
install and assemble them without any damage and de-
fects requires skilled and experienced workers. There is no
room for hammers, chainsaws and work force. With a lot
of patience, element by element is put together into a
complete unit, which must meet the expectations and
desires of the customer.
Only a satisfied customer is a good enough conclusion!

The separation of the building plot, an intimate garden
and an entry platform with a pushed away car park enable
an undisturbed mix of indoor and outdoor living. Lying in
a living room with an open door to the terrace conjure the
feeling of sitting in the forest by the brook.

The biggest part of the ground floor presents the lounge,
where a minimalism of indoor furnishing finds its expres-
sion. Colour shades of intensive yellow and blue follow
in a logical sequence. The largest part together with the
dining room is calm, while a bright yellow colour of the
kitchen and lounge fills the place with a positive energy.

There is a VITA NOVA under the hillsides of Pohorje, covered
with shades of elegant grey, which offers you pampering at
home. It feels good to relax in a Jacuzzi late in the evening,
when you have the chance to reward yourself with some
precious minutes. In the summer, a jump into the pool is an
excellent chill-out. Additionally, there is a summer kitchen
in order to move away to solitude or to have a pleasant
time with your friends in a rustically furnished place.

The main space is presented by a big living room, which
opens upwards and continues towards an open dining
room. Big windows connect the indoor ambient with an
outdoor terrace and a pool. A band of glass roof gives the
house a special charm.

Under the hillsides of Pohorje there is another VITA NOVA.
The exterior of the house is sophisticated and in accord-
ance with the white timber frame construction. Although
the house is situated in a compact settlement, the proper
arrangement of the surrounding area provides intimacy
within the glass surfaces.

The central element of the house is represented by the
centrally embedded staircase lounge, divided into three
meaningful parts: the living room, the dining room and
the kitchen. A band of glazed roof and a gallery on the
first floor further emphasize the openness and light, which
are the essential characteristics of living in the VITA NOVA.

A house for two stands in a pleasant suburban settlement
next to a forest. Simplicity is reflected in the timber frame
construction in natural colours. Wood with visible annual
rings expresses the touch of nature and brings the forest
directly into the home, thus emphasizing the sense of
familiarity.

A living room opening into the upper part of the house
enables direct communication between the lounge on
the ground floor and an open gallery. Transparent stairs,
which occupy a minimal part of the space, lead into the
gallery.The gallery can be used as a study room or perhaps
an open playroom for children.

The warm colors of timber frame structure in combination
with large glass surfaces obscure the boundaries between
exterior and interior. In the VITA NOVA you are at the same
time in the kitchen and in the garden, sitting in the living
room with the feeling you are walking down the hill to-
wards the river Krka. A feeling of spaciousness is upgraded
with two covered terraces - one in connection with a living
room and the other in connection with the kitchen.

An architecture dictates a relaxed breathing of the house
as the central area with the dominant dining table opens
up to the glazed roof, which give the whole area a very
special light and mood. A window band above the work
surface in the kitchen additionally offers views of the
garden and completely loosens the strict design kitchen.

A design is defined by a good setting into an idyllic sur-
rounding with a beautiful view and an undisturbed access
of sunlight to an open yard. In this way the house uses
all the natural characteristics of the sun and is therefore
classified as a low energetic house. The outside of the
house is minimalist natural with sophisticated materials
and surrounded by plenty of glass.

The interior is modern and variegated, furnished with care-
fully selected materials and furniture. It is mostly bright,
despite a bit darker colour scheme. The living places
downstairs and private places upstairs express the resi-
dents’tendency towards artistic awareness and culturally
inspired living. One of the highlights of the ambient pres-
ent the twisted stairs in black and white colour scheme
which is fertilized by the stainless steel. The stairs occupy
a minimal area and therefore enable a better usage of the
space downstairs.

Stylish white lines of timber frame structure and the trans-
parency of the glass surfaces are intertwined with mag-
ical black furniture elements which give this VITA NOVA
exceptional majesty. In addition, this majesty is further
enhanced when we see that this house is surrounded by
idyllic surroundings and its natural shades of brown and
green, coming from a nearby forest and grassland.

Chosen with a refined sense, the furniture elements of
white and black in high gloss are carefully placed between
timber frame structural elements. The elements show the
natural richness with their clean lines.The stylish white and
black kitchen, the dining and the living room are enriched
with a staircase with wooden floorboards in natural shades.

Light and life
Daylight varies throughout the day. In the morning, the
waking day slowly brings light into the interior. In the
evening, the day fades away and with it the natural light
is replaced by the artificial one. Light is also changing due
to the changing weather. The interior reflects a clear day,
as well as the upcoming rain. The interior changes its
appearance due to the position of the sun. Furthermore,
the sun’s light colour changes with the seasons.
Why the reflection all of these changes through place if
living is so important? It is important that we perceive
changes through the interior of the outside world and
also adapt them. Most of these perceptions happen
on the subconscious level but they are crucial for our
existence.
The view of the outside is one of the most important
factors. It provides us with the contact and enables us
to retrieve information about the external environment.
The second level may be a bit less conscious, the psycho-
logical impact of the outside view. Studies have shown
that patients in hospitals recover more quickly when
having a view of the outside.
Daylight has long been associated with health. The Roman
architect Vitruvius wrote the following:“The architect must
choose a place of light, as he also has to carefully and
harmoniously plan the building, so that the building has
a beneficial effect on the health of its residents.”Already in
the 1st century BC, Vitruvius analysed the qualitative and
quantitative impacts of daylight. At the same time, he pro-
posed detailed rules for the assessment of an appropriate
place illuminated by natural daylight.
The effect of light on human
well-being and quality of life
Light affects our behaviour and well-being more than you
might realize. For thousands of years, the impulses from
the living environment have been deposited in the form of
unconscious pattern behaviour also known as biorhythm.
Natural light is one of the essential factors that affect it.
In the morning, light is different than at noon or in the
evening. In New York it is different than in Barcelona or
Paris. All of this affects our physiological processes in the
body and our soul. If you enter a dark room, you can get
in a bad mood. However, if you come to a bright place,
you can improve your well-being. In principle, the warm
white light is more enjoyable, because it gives us a sense
of comfort, shelter, safety, kindness and even love.
Sunlight creates a welcoming atmosphere. Houses with
lots of natural light and good views have a greater value.

Lightness of being, freedom
The central space represents communication between the
residents and the rooms in the house. The central space
connects other parts of the house, both in the horizontal
and vertical directions. In the horizontal direction by join-
ing rooms in a complete harmonious whole; in the vertical
direction by combining rooms with a staircase or even
better with a gallery.
The way of life blurs the boundaries between dedicated
rooms such as the kitchen, dining and living rooms, play-
room … By combining rooms, the result is one large
volume in which we can breathe with full lungs. Large
volume evokes in us a pleasant feeling of living and
quality. By connecting rooms, light gets a free way.
Spaces get high-quality light throughout the day.
Open space evokes in us a sense of freedom. It offers us
the freedom we desire in our everyday lives. It offers us a
path and a way of life that we want to live.
Designing an open space as a place of stay is definitely a
challenging job. The room still needs to be functional and
aesthetically coherent. This is the basic task of every living
space. To design a harmonious and balanced space is a
major challenge for every architect. Usability of an open
space is also in its flexibility. It can be transformed into
a great place to hang out with friends, it can become a
playroom for children and at warm days the extended part
of the outer terrace.
Being in a bright and airy space, without barriers and lim-
itations, feels comfortable and free. It gives us a sense of
peace and freedom, which we miss in the fast pace of life.
Nature
Contact with nature
The VITA NOVA is inherent in nature. Inseparable because
its basic construction and at the same time the primary
structure is made of timber. Timber which is built into
the VITA NOVA is of the highest quality. We love, respect
and appreciate timber and therefore also like to show
it. The look of timber will take you into the forest. The
touch and smell of timber will awaken in you a feeling of
comfort, joy and consequently the feeling of happiness.
Over thousands of years of human co-existence, the love
of nature and timber is rooted in all of us. Large trans-
parent surfaces enable us the contact with nature at
every moment of the day. They allow us to experience
the neighbourhood at every hour of the day, at any time
of the year and in any weather. Through the large glass
area we see the first rays of the sun, waking up a new
day. From the shelter of our living room we look at the
last rays of a cold autumn evening. With a book in our
hands, we watch a drop of rain that predicts a storm
in the distance. At the flames of fire coming from the
fireplace, we watch the arrival of winter days which
announce the first snowflakes.
Clean and sophisticated lines of first-class architectural ap-
proaches continue to merge the house with the external
environment. Diverse pergolas and balconies represent a
link to green areas.
