Hiring a general contractor instead of
overseeing commercial or residential work
has several advantages. First, a general
contractor is the liaison between the architect
and the sub-contractors who will carry out the
architect’s plans. A general contractor
reviews the plans, asks for bids on all
elements of the work to be completed, and
presents an estimate to the client.

Once construction begins, general
contractors coordinate the many schedules of
the specialty subcontractors. Many general
contractors are also carpenters, and will end
up performing much of the carpentry work
themselves. The general contractor spends a
great deal of time on-site, answering
questions and resolving problems, which
allows the client to focus on their business
rather than construction. Finally, general
contractors arrange for the appropriate city
permits and inspections required both before
and after construction.
