INTRODUCTION
After going through all the benefits and impacts of this
particular site, I have brainstormed for several days and had finally
come up with an proposal regarding the development of the land to
be something spectacular. I focused on the purpose of the site to be
a commercial area based on the fact that the area is concluded as a
family based residential area.
Through a series of analysis, I explored a variety of possible of
ideas and concepts that might be suitable in developing in this
specific land. Thus, I propose to develop this land into a
recreational building and propose to build fitness centre named
“ Just Fit ” with trees surrounding the area due to the hot
environment of the area and the residents. I want to build a place
where the residents can exercise comfortably and enjoy their time
there.
The aim : To build fitness centre not only because of money or
cash benefits to build up the building, its main aim is to ensure the
convenience and the health of the residents.

The concept : The building is two storey tall that consist a gym,
sauna, office, balcony garden, and parking spaces. It also has trees
and bushes surrounding the building to balance out the humidity of
the surroundings as there are no shadings of any kind present there
and this makes the area dry and hot. Parking spaces will be
spacious to avoid any unwanted accidents to occur in the
community.
Additional information : The fitness centre is built mainly for
the residents in the area. Maintenance fees and operating fees will
be charged upon the members of the centre monthly to ensure the
safety and the cleanliness of the facilities in the centre so that
members can use the facilities comfortably.

Rationale
The diagram shows the developments that have been built in the
area of the chosen site. It clearly portrays that there are many
residential areas and a educational area located near the site.
According to my observation, this area lacks unique-designed
buildings. Therefore, a two storey fitness centre is capable of
altering the landscape of this area, thus bringing up more
conveniences to the people.

The reasons of constructing Just Fit in this specific piece of
land are :
1. To provide a comfortable environment for the residents
Due to the amount of residents living in this area, they would surely find
a place to exercise as people nowadays wants a fit and healthy body.
Furthermore, they would want to exercise in a comfortable and cool
environment. By constructing a fitness centre, the residents can enjoy their
time exercising with ease. This also helps attract more people into wanting to
exercise and having a healthy lifestyle.
2. Alternative accessible routes
The area has many roads that can access the site as it is surrounded in a
residential neighborhood. Residents can drive or jog to the fitness centre as it
is located near the residential area. There are also a few commercial shop
lots located just across the building for the convenience of the residents.
3. Open job opportunities to the community
This recreational building is able to contribute job opportunities to the
community as it needs professional trained fitness trainers to guide and help
the members of the fitness centre. It can bring up the economics of the area,
as well as introducing the community in constructing more fitness centres.

Benefits
The proposal of constructing Just Fit can bring benefits to the
clients. From the facilities to the maintenance services, the
management of Just Fit ensures the satisfaction of the clients with
their exercising experiences.
I. Full and complete facilities
The members will be provided access to the facilities such as the
gym, sauna, multi-function studio and the rooftop garden. The members
have the first priority to utilize the facilities.
II. 24 hour security service
The management of Just Fit sets up a guard house at both the
entrance and the exit of the building. There are 24 Hour functioning
surveillance cameras installed around the building to prevent any
unwanted accidents to occur in the building. Moreover, there are security
guards that patrols the building to prevent any non-members from
entering the building.
III. Good maintenance service
The management of Just Fit has a good maintenance service, ranging
from leaky pipes, plugged toilet to circuit shortage. The building will
have monthly maintenance so that the members can exercise in a
comfortable environment.

Impacts
When there are benefits, there are also impacts wherever you go
or whatever you do. In this case, there are a few impacts regarding
the construction of Just Fit.
I. Increase in traffic
The amount of vehicles passing through the area will slowly increase,
hence worsens the traffic. The residents living in the area may feel frustrated
as they are needed to waste their time waiting in line during the traffic.
II. High business competition
As what was stated above, there are commercial shop lots located across
the fitness building. Because of the new opening of another commercial
building, business competition will surely happen among the commercial
shops and the current proposed building.

GYM ROOM
The gym is a spacious and fully air-conditioned room that is equipped
with different types of gym equipment. Such as treadmills, dumbbells,
upright exercise bikes, standard elliptical trainers and so on. The
members can workout to improve cardiovascular health and build
muscle.
COFFEE SHOP
The coffee shop is located on the ground floor. It is a place where the
members can have a quick bite before or after their exercise. They also
can relax and have a cup of coffee after a tiring exercise.

EXERCISE STUDIO
This multi- purpose exercise studio is built on the ground floor. The exercise
studio caters for fitness classes, dance, yoga, zumba, martial arts and so on.
Beside that, the exercise studio is accessible only to the members of the
centre.
LOCKERS ROOM
The room has numerous lockers where the members can change and bath
after their exercise. Lockers are provided for the members to ensure the
safety of their belongings.

LIST OF PROFESSION INVOLVED
AND THEIR TASKS
There are many kinds of professions in the world that are
needed and involved in every construction. Every one of those
involved plays a crucial role in every stages of construction. For
example:
1. Land Surveyor
Land surveyors are licensed specialists authorized by the government
to determine boundaries, they not only collect and analyze data to map
the shape of land, but also determine the relative positions of places on
or beneath the surface of the earth by measuring distances, directions and
elevations. They are involved in constructing the building, and their tasks
includes :
(A) Doing the pre-construction responsibilities that is to determine the
location (latitude and longitude), property boundaries (shape), and the area
of the property (size).
(B) Establishing a level for the proposed construction building and a
benchmark that would be used as the reference point throughout the whole
construction phase.

2. Geotechnic Engineer
Geotechnical engineering is a discipline within civil engineering
related to the performance of soil and rock mechanics, including their
subsurface conditions, determination of the physical, mechanical, and
chemical properties that will influence the project under consideration.
Their tasks include:
(A) Carry out site investigation.
(B) Design the earthwork.
(C) Do supervision of the site and carry out foundation and construction.
(D) Develop ground improvement as to support foundations for a wide
variety of structures.
(E) Determines and designs the type of foundations, earthworks and
pavement subgrades required for the intended man-made structures to be
built.

3. Structure Engineer
Structural engineering is a branch of Civil engineering which carries
out strength calculations, loads, forces and their interactions and effects
on proposed construction and prepare drawings of structures to ensure
they are strong enough to avoid collapse when loaded. Their tasks
include:
(A) Work on the design.
(B) Designs the structural members (slabs, beams, columns and
foundations).
(C) Designs foundations working with the Geotechnic Engineer.
(D) Determines the sizes (thickness span and depth) of structural
members and the quality, size, type and quantity of reinforcements.
(E) Decides on the quality and type of materials used for structural
members and the required concrete strength.
(F) Designs the roof trusses to sustain all expected loads and forces.
(G) Produces the structural drawings which is required for building
construction approval.
(H) During construction he inspects materials and supervise the
construction of structural members, he gives approvals, conduct test on
materials and structural integrity test on the structure as a whole and declares
the structure safe or not.

4. Architect
Architects are licensed professionals trained in the art and science of
building design, develop the concepts for structures and turn those
concepts into images and plans. Their tasks include:
(A) Before constructing a building, an architect needs to draw a plan of
the building.
(B) Design building so that people can escape from the building in an
emergency.
(C) Specify the building materials and the interior furnishings.
(D) Provide various designs, then prepares drawings and a report
presenting ideas to the client based on his needs.
(E) Develop final construction plans that show the building's appearance
and details for its construction.
(F) Do continual revision of plans on the basis of client needs, budget
and other constraints not envisaged during design stage.
(G) Visit building sites to make sure that contractors follow the design,
adhere to the schedule, use the specified materials, and meet work quality
standards.

5. Quantity Surveyor
A Quantity Surveyor is a construction industry professional who
specializes in estimating the value of construction works. Their tasks
include:
(A) Estimates the project budget, analysis the effect of design changes on
the budget.
(B) Prepares Bill of Quantities that assist in the tender process.
(C) Produce tender document and manage the tender process.
(D) Clarify and evaluate tenders.
(E) Do variations control, contract administration and assessment of
claims.
(F) Negotiate and settlement of accounts.
(G) Valuing completed work and arranging for payments.
6. Builder
A Builder is an academically trained specialist and statutorily
registered professional responsible for Building Production Management,
Construction and Maintenance of Buildings for the use and protection of
mankind and his assets. Their tasks include:
(A)Study the production information that is the drawings, schedules and
specifications.

(B) Analyze the build ability and maintainability of buildings.
(C) Writes on the construction method and program.
(D) Assess the workmanship skill of artisan.
(E) Suggest solution to technical problems.
7. Building Contractor
A building contractor is an organization that engages in the Planning,
Developing and Coordinating activities in the building of structures.
Their tasks includes :
(A) Draws up a plan to carry out the construction project.
(B) Hiring, supervising, firing and payment of workers alongside
obtaining materials for the project to precise specifications, mostly using the
services of suppliers.
(C) Do research regarding relevant regulations and laws guiding the
construction process.
(D) Controls budget issues, follow that budget as closely as possible
though there might be slight variation at the end of the project.
(E) Ensures that the project is completed within the specified time frame.
(F) Reviewing the progress and implementing any changes along the
course of completion.
(G) Deals with all emergencies and surprises which relate to the project
that occurs on-site and sometimes off-site as well that affects the project.

8. Building Service Engineer
Building services engineers bring buildings to life by designing the
mechanical and electrical systems that allow people to function within an
enclosed structure. Their tasks includes :
(A) Involves the production and maintenance of a stable internal
environment that has the correct temperature, air quality and lighting
levels.
(B) Install the life protection systems such as fire alarms, and sprinkler
systems.
(C) Design layouts and requirements for building services for residential
or commercial developments which is one of the requirements for building
approval.
(D) Design and development of electrical systems required based on
envisaged power consumption for safety and energy sustaining operation
of buildings, construction and operation of Heating, ventilation and air
conditioning (HVAC) systems.

9. Consultant
The building consultancy teams bring together project managers,
building surveyors, quantity surveyors, architects, engineers, interior
designers and other construction professionals, but his loyalties is with
the building owner. Their tasks includes :
(A) Represent the owner and to lend practical expertise to the job.
(B) Identify and address potential construction problems in the design
stages and, as an independent party, may be in the best position to suggest
cost saving or time saving alternatives and to evaluate suggestions made by
the other parties.
(C) Deal with the contractors and professionals on the owner's behalf,
whether the issue is design, construction method, cost of change orders or
scheduling.

  • 3. 3 INTRODUCTION After going through all the benefits and impacts of this particular site, I have brainstormed for several days and had finally come up with an proposal regarding the development of the land to be something spectacular. I focused on the purpose of the site to be a commercial area based on the fact that the area is concluded as a family based residential area. Through a series of analysis, I explored a variety of possible of ideas and concepts that might be suitable in developing in this specific land. Thus, I propose to develop this land into a recreational building and propose to build fitness centre named “ Just Fit ” with trees surrounding the area due to the hot environment of the area and the residents. I want to build a place where the residents can exercise comfortably and enjoy their time there. The aim : To build fitness centre not only because of money or cash benefits to build up the building, its main aim is to ensure the convenience and the health of the residents.
  • 4. 4 The concept : The building is two storey tall that consist a gym, sauna, office, balcony garden, and parking spaces. It also has trees and bushes surrounding the building to balance out the humidity of the surroundings as there are no shadings of any kind present there and this makes the area dry and hot. Parking spaces will be spacious to avoid any unwanted accidents to occur in the community. Additional information : The fitness centre is built mainly for the residents in the area. Maintenance fees and operating fees will be charged upon the members of the centre monthly to ensure the safety and the cleanliness of the facilities in the centre so that members can use the facilities comfortably.
  • 5. 5 Rationale The diagram shows the developments that have been built in the area of the chosen site. It clearly portrays that there are many residential areas and a educational area located near the site. According to my observation, this area lacks unique-designed buildings. Therefore, a two storey fitness centre is capable of altering the landscape of this area, thus bringing up more conveniences to the people. Educational Area Residential Area The Site
  • 6. 6 The reasons of constructing Just Fit in this specific piece of land are : 1. To provide a comfortable environment for the residents Due to the amount of residents living in this area, they would surely find a place to exercise as people nowadays wants a fit and healthy body. Furthermore, they would want to exercise in a comfortable and cool environment. By constructing a fitness centre, the residents can enjoy their time exercising with ease. This also helps attract more people into wanting to exercise and having a healthy lifestyle. 2. Alternative accessible routes The area has many roads that can access the site as it is surrounded in a residential neighborhood. Residents can drive or jog to the fitness centre as it is located near the residential area. There are also a few commercial shop lots located just across the building for the convenience of the residents. 3. Open job opportunities to the community This recreational building is able to contribute job opportunities to the community as it needs professional trained fitness trainers to guide and help the members of the fitness centre. It can bring up the economics of the area, as well as introducing the community in constructing more fitness centres.
  • 7. 7 Benefits The proposal of constructing Just Fit can bring benefits to the clients. From the facilities to the maintenance services, the management of Just Fit ensures the satisfaction of the clients with their exercising experiences. I. Full and complete facilities The members will be provided access to the facilities such as the gym, sauna, multi-function studio and the rooftop garden. The members have the first priority to utilize the facilities. II. 24 hour security service The management of Just Fit sets up a guard house at both the entrance and the exit of the building. There are 24 Hour functioning surveillance cameras installed around the building to prevent any unwanted accidents to occur in the building. Moreover, there are security guards that patrols the building to prevent any non-members from entering the building. III. Good maintenance service The management of Just Fit has a good maintenance service, ranging from leaky pipes, plugged toilet to circuit shortage. The building will have monthly maintenance so that the members can exercise in a comfortable environment.
  • 8. 8 Impacts When there are benefits, there are also impacts wherever you go or whatever you do. In this case, there are a few impacts regarding the construction of Just Fit. I. Increase in traffic The amount of vehicles passing through the area will slowly increase, hence worsens the traffic. The residents living in the area may feel frustrated as they are needed to waste their time waiting in line during the traffic. II. High business competition As what was stated above, there are commercial shop lots located across the fitness building. Because of the new opening of another commercial building, business competition will surely happen among the commercial shops and the current proposed building.

  • 12. 12 JUST FIT FACULITIES GYM ROOM The gym is a spacious and fully air-conditioned room that is equipped with different types of gym equipment. Such as treadmills, dumbbells, upright exercise bikes, standard elliptical trainers and so on. The members can workout to improve cardiovascular health and build muscle. COFFEE SHOP The coffee shop is located on the ground floor. It is a place where the members can have a quick bite before or after their exercise. They also can relax and have a cup of coffee after a tiring exercise.
  • 13. 13 EXERCISE STUDIO This multi- purpose exercise studio is built on the ground floor. The exercise studio caters for fitness classes, dance, yoga, zumba, martial arts and so on. Beside that, the exercise studio is accessible only to the members of the centre. LOCKERS ROOM The room has numerous lockers where the members can change and bath after their exercise. Lockers are provided for the members to ensure the safety of their belongings.
  • 14. 14 LIST OF PROFESSION INVOLVED AND THEIR TASKS There are many kinds of professions in the world that are needed and involved in every construction. Every one of those involved plays a crucial role in every stages of construction. For example: 1. Land Surveyor Land surveyors are licensed specialists authorized by the government to determine boundaries, they not only collect and analyze data to map the shape of land, but also determine the relative positions of places on or beneath the surface of the earth by measuring distances, directions and elevations. They are involved in constructing the building, and their tasks includes : (A) Doing the pre-construction responsibilities that is to determine the location (latitude and longitude), property boundaries (shape), and the area of the property (size). (B) Establishing a level for the proposed construction building and a benchmark that would be used as the reference point throughout the whole construction phase.

Geotechnic Engineer Geotechnical engineering is a discipline within civil engineering related to the performance of soil and rock mechanics, including their subsurface conditions, determination of the physical, mechanical, and chemical properties that will influence the project under consideration. Their tasks include: (A) Carry out site investigation. (B) Design the earthwork. (C) Do supervision of the site and carry out foundation and construction. (D) Develop ground improvement as to support foundations for a wide variety of structures. (E) Determines and designs the type of foundations, earthworks and pavement subgrades required for the intended man-made structures to be built.

Structure Engineer Structural engineering is a branch of Civil engineering which carries out strength calculations, loads, forces and their interactions and effects on proposed construction and prepare drawings of structures to ensure they are strong enough to avoid collapse when loaded. Their tasks include: (A) Work on the design. (B) Designs the structural members (slabs, beams, columns and foundations). (C) Designs foundations working with the Geotechnic Engineer. (D) Determines the sizes (thickness span and depth) of structural members and the quality, size, type and quantity of reinforcements. (E) Decides on the quality and type of materials used for structural members and the required concrete strength. (F) Designs the roof trusses to sustain all expected loads and forces. (G) Produces the structural drawings which is required for building construction approval. (H) During construction he inspects materials and supervise the construction of structural members, he gives approvals, conduct test on materials and structural integrity test on the structure as a whole and declares the structure safe or not.
  • 17. 17 4. Architect Architects are licensed professionals trained in the art and science of building design, develop the concepts for structures and turn those concepts into images and plans. Their tasks include: (A) Before constructing a building, an architect needs to draw a plan of the building. (B) Design building so that people can escape from the building in an emergency. (C) Specify the building materials and the interior furnishings. (D) Provide various designs, then prepares drawings and a report presenting ideas to the client based on his needs. (E) Develop final construction plans that show the building's appearance and details for its construction. (F) Do continual revision of plans on the basis of client needs, budget and other constraints not envisaged during design stage. (G) Visit building sites to make sure that contractors follow the design, adhere to the schedule, use the specified materials, and meet work quality standards.
  • 18. 18 5. Quantity Surveyor A Quantity Surveyor is a construction industry professional who specializes in estimating the value of construction works. Their tasks include: (A) Estimates the project budget, analysis the effect of design changes on the budget. (B) Prepares Bill of Quantities that assist in the tender process. (C) Produce tender document and manage the tender process. (D) Clarify and evaluate tenders. (E) Do variations control, contract administration and assessment of claims. (F) Negotiate and settlement of accounts. (G) Valuing completed work and arranging for payments. 6. Builder A Builder is an academically trained specialist and statutorily registered professional responsible for Building Production Management, Construction and Maintenance of Buildings for the use and protection of mankind and his assets. Their tasks include: (A)Study the production information that is the drawings, schedules and specifications.
  • 19. 19 (B) Analyze the build ability and maintainability of buildings. (C) Writes on the construction method and program. (D) Assess the workmanship skill of artisan. (E) Suggest solution to technical problems. 7. Building Contractor A building contractor is an organization that engages in the Planning, Developing and Coordinating activities in the building of structures. Their tasks includes : (A) Draws up a plan to carry out the construction project. (B) Hiring, supervising, firing and payment of workers alongside obtaining materials for the project to precise specifications, mostly using the services of suppliers. (C) Do research regarding relevant regulations and laws guiding the construction process. (D) Controls budget issues, follow that budget as closely as possible though there might be slight variation at the end of the project. (E) Ensures that the project is completed within the specified time frame. (F) Reviewing the progress and implementing any changes along the course of completion. (G) Deals with all emergencies and surprises which relate to the project that occurs on-site and sometimes off-site as well that affects the project.

Building Service Engineer Building services engineers bring buildings to life by designing the mechanical and electrical systems that allow people to function within an enclosed structure. Their tasks includes : (A) Involves the production and maintenance of a stable internal environment that has the correct temperature, air quality and lighting levels. (B) Install the life protection systems such as fire alarms, and sprinkler systems. (C) Design layouts and requirements for building services for residential or commercial developments which is one of the requirements for building approval. (D) Design and development of electrical systems required based on envisaged power consumption for safety and energy sustaining operation of buildings, construction and operation of Heating, ventilation and air conditioning (HVAC) systems.

Consultant The building consultancy teams bring together project managers, building surveyors, quantity surveyors, architects, engineers, interior designers and other construction professionals, but his loyalties is with the building owner. Their tasks includes : (A) Represent the owner and to lend practical expertise to the job. (B) Identify and address potential construction problems in the design stages and, as an independent party, may be in the best position to suggest cost saving or time saving alternatives and to evaluate suggestions made by the other parties. (C) Deal with the contractors and professionals on the owner's behalf, whether the issue is design, construction method, cost of change orders or scheduling.
