Silver star towers is a 38 Storied commercial towers located at business bay
DUBAI, the tower consist of 29 storied office buildings, one story health club,
two service floors, 3 story shopping malls and three basement floors, the total
area served by deistic cooling plant.
The HVAC system consists of 5x450 TR Heat exchangers which are located
in basement floor, the chilled water supply to the AHUS through secondary
chilled water pumps,
A set of Basement exhaust fans , Makeup Air fans and Air mover Jet Fans
along with the ducting system shall be provided for each zone at all basement
levels.
All the Fans shall be dual speed in conjunction with the BMS connected to Fire
alarm panel, with number of CO sensors for each zone. For Normal
Ventilation OR Low CO level inside the basements, all Basement Exhaust
fans, Makeup air fans & Air mover Jet fans will run at 3 Air changes per hour.

In case of Emergency Smoke Exhaust OR High CO level inside the basement,
all Basement Exhaust fans, Makeup air fans & Air mover Jet fans will run
at 6 Air changes per hour. To maintain the acceptable Carbon limits in the
Basements as per local laws. In the event of fire in one zone the Basement
Exhaust fans and the Air mover Jet fans for that zone will turn to high speed at
6 Air changes per hour and the Makeup air fans shall turn off. While for the
adjacent zones the Basement Exhaust fans will turn off and the Makeup air
fans shall continue to run at low speed i.e. at 3 Air changes per hour
Only Lobby areas, corridors of all the floors will have a smoke extract and as
well as pressurization system. During fire the smoke from the lobby areas of
the fire floor will be extracted via smoke extract duct to the roof by a fan
located at the roof. The dampers of the fire floor will be opened and all the
other dampers will be closed and the extract fan will be turned on in
communication with the BMS system and smoke will be extracted at the rate
of 6 ACH. Simultaneously the pressurization fan will be triggered by the BMS
and will start to pressurize only the lobby area, corridor of the one floor above
and one below the fire floor. Stair wells will also be pressurized by the
philosophy explained in the stairwell pressurization document, hence the
occupant will be able to escape through the lobby and finally through the
stairwells. Dampers of the above and below floor for pressurization will open
while all the other dampers will be in closed condition in communication with
BMS. All the dampers for pressurization as well as smoke extract must be fire
rated.
Stairwells will be pressurized at 25 Pa with respect to adjacent areas as per
NFPA 92A considering sprinkler systems. In case of fire the two staircase
pressurization fans at roof and one at podium 04 level will be turned on
through BMS and will deliver the required CFM into the staircase by multiple
injection method of pressurization and will maintain the above mentioned
pressure so as to avoid the intrusion of smoke into stairwell, which will be the
ultimate escape route for the occupant. All the stairwell pressurization duct
openings will have motorized dampers which will be at closed position and
will open in communication with BMS in case of fire only. A relief opening
will be provided at the top most level with AAV in case the pressure exceeds
the acceptable limits, due to continuous operation of the fan.
