Expenditures
Trinan analyzes the current operating costs of each property to uncover potential savings opportunities. We evaluate
all fees associated with the property including taxes, insurance, property management, common area maintenance,
leasing commissions, and extraordinary expenditures. Trinan compares the current costs of operations to our model
of pricing to determine which areas can be improved. The findings are used to calculate an estimated savings

Jerry Horden – President of Property Management
Jerry Horden’s career in commercial real estate extends over 22 years. During his time in real estate,
Mr. Horden as compiled a transaction list related to management and leasing of over 2,600,000
square feet of space. He has amassed a management portfolio containing all commercial property
types including retail power centers, professional office buildings, medical plazas, industrial parks,
single tenant buildings, and mixed-use centers. Mr. Horden joined Trinan in 2009 as President of
Property Management.
Mr. Horden is focused on providing his clients with management services designed to increase a
properties profits. He draws on his unmatched experience to provide our clientele with cost savings
opportunities, the most advantageous vendor contracts, stellar tenant relations, and the avoidance
of potential property hazards. Additionally, Mr. Horden guides Trinan’s staff daily towards unrivaled
property management services by directing our decisions on maximizing each client’s profits. Mr.
Horden utilizes his communications skills and industry relationships to continuously build Trinan’s
available services and offerings.
Mr. Horden is a licensed Real Estate Broker in the states of Arizona, Nevada, Texas, and Georgia.
In addition to his immense management and leasing experience, Mr. Horden has sold over
$800,000,000 in commercial properties during his career.

Delisa Toole – Portfolio Manager
Delisa Toole joined Trinan in 2009 as a Senior Portfolio Manager. Mrs. Toole’s career in real estate
spans over 16 years. Her knowledge covers a wide range of commercially relative material including
extensive property management experience, guidance of her own commercial portfolio, vast real
estate accounting experience, and expertise in personnel management.
As a Senior Portfolio Manager, Mrs. Toole specializes in managing the daily operations of a
comprehensive commercial real estate portfolio. She is a strong communicator which serves her
well in the ongoing correspondence to a variety of people necessary to the management of real
estate. Mrs. Toole excels at building and maintaining strong relationships with our clients and their
tenants alike. Mrs. Toole has demonstrated a high aptitude for customer service and has proven
herself as a decisive problem solver.
Mrs. Toole’s responsibilities as a Portfolio Manager with Trinan include responding to service calls,
lease administration, monitoring property profitability, and controlling building expenses.

Tammy Camp – Commercial Accounting Management
Tammy Camp began her career in real estate in 1998. Mrs. Camp quickly built up a management
portfolio of 38 properties. After an 8 year stay with her first real estate firm, Mrs. Camp transitioned
to Trinan as our Commercial Accounting Manager.
Mrs. Camp has relevant experience in a variety of real estate disciplines which serve her well in
her role as Commercial Accounting Manager. In addition to her daily accounting responsibilities,
Mrs. Camp oversees several other management functions including file auditing, property listings,
receiving and returning deposits, credit reporting, lease abstraction and management, property
evaluations, tenant relations, bank deposits, and various administrative services. Her professionalism
and customer services skills enhance our team at Trinan.
Mrs. Camp’s focus as Commercial Accounting Manager is to provide our clients with a streamlined
