There is increasing confidence that cell therapies will soon play a role in the treatment of autoimmune disorders, but the extent of this impact remains to be seen. Early readouts on autologous CAR-Ts in lupus are encouraging, but manufacturing and cost limitations are likely to restrict access to highly refractory patients. Allogeneic CAR-Ts have the potential to broaden access to earlier lines of treatment due to their inherent cost benefits, however they will need to demonstrate comparable or improved efficacy to established modalities.
In addition to infrastructure and capacity constraints, CAR-Ts face a very different risk-benefit dynamic in autoimmune compared to oncology, highlighting the need for tolerable therapies with low adverse event risk. CAR-NK and Treg-based therapies are also being developed in certain autoimmune disorders and may demonstrate favorable safety profiles. Several novel non-cell therapies such as bispecific antibodies, nanobodies, and RNAi drugs, may also offer future alternative competitive solutions with variable value propositions.
Widespread adoption of cell therapies will not only require strong efficacy and safety data, but also adapted pricing and access strategies. At oncology-based price points, CAR-Ts are unlikely to achieve broad market access in autoimmune disorders, with eligible patient populations that are potentially orders of magnitude greater than the number of currently addressable cancer patients. Developers have made strides towards reducing cell therapy COGS while improving manufacturing efficiency, but payors will inevitably restrict access until more sustainable pricing is achieved.
Despite these headwinds, industry leaders and investors remain confident that cell therapies are poised to address significant unmet need in patients suffering from autoimmune disorders. However, the extent of this impact on the treatment landscape remains to be seen, as the industry rapidly approaches an inflection point.

∟ High-Speed Train Bangkok – Hua Hin Route 210

∟ This route is considered as the first phase of the
Southern High-Speed Rail Project. (Bang- kok -
Padang Besar).
∟ There are both elevated routes and ground levels.
This route will have 4 stations : Nakhon Pathom
Station, Ratchaburi Station, Phetchaburi Station
and Hua Hin Station. The route starts from Bang Sue
Central Station along the Southern railway line.
∟ For the high-speed railway project in the south, there
are 2 phases. The first phase is Bangkok-Hua Hin.
The distance is 210 kilometers. It takes 1 hour and
10 minutes to travel.

8. DOUBLE TRACK RAILWAY PROJECT
∟ The project is considered as the development of railway transportation network system. This
project will help to up grade the Southern Thai logistics.
∟ The route will start at Nakhon Pathom Railway Station. The end point is at Nong Kae Railway Station.
The route is to the West to Nong Pla Duk junction then the route turns left into the south through
Ratchaburi Province, Phetchabu- ri, ending at Km. 217 + 700 (4 Kilometers after Hua Hin Station).
The rail system is 1.00meter wide.

9. WATER TRASPORTATION PROJECT
Nakhon Pathom-Cha-am
∟ In terms of water transportation at present, there are
ferry services in the Hua Hin-Pattaya route, which is a
phase 1 project.
∟ The second phase is currently in the process of the
route. Pranburi - Sattahip in order to link to U-Tapao
Airport and the port will be a large port that can
accommodate ferries that transport both passengers
and vehicles. This will be a connection with the ferry
project across the Western and Eastern Gulf of
Thailand to create economic value for both
transportation of goods and travel.
10. HUA HIN’S AIRPORT EXTENSION
Hua Hin Airport
∟ A development plan of the Hua Hin Airport (Bo Fai Airport) is also
been announced.
∟ Hua Hin Airport in the near future, the airport has plans to expand the
passenger terminal. And construction of a new passenger terminal in
order to sufficiently increase the amount of tourists from the current
three hundred thousand people per year to three million per year.
∟ In addition, the runway extension will be expanded from 30 meters
to 45 meters, and the aircraft parking space will be expanded from 2
to 4 aircraft as well to allow the airport to welcome bigger planes (in
particular Boeing 737), opening the way to international flights and
permit to Hua Hin a better access. There will be more airlines to open
routes both from Hua Hin - within the country including a plan to use
some space for private jet to support the Thailand Riviera project.
∟ Hua Hin Airport is on underconstruction, it is a point of travel links for
both high-speed trains, double track railway and tourist ports as well.
11. THAILAND RIVIERA PROJECT
∟ Thailand Riviera is the project to develop the coastal region of the upper
Southern Region, in order to raise the level of luxury, quality and diversity of
seaside cities as well as "Riviera" the French Riviera.
∟ According to the road network plan on the Western coast of the Gulf of Thailand
(Thailand Riviera), the total distance is 683 km., located on the Gulf of Thailand,
603 km. and 80 km. on the Andaman coast. Samut Songkhram Province 11 km.
Phetchaburi Province 88 km. Prachuap Khiri Khan Province 250 km. Chumphon
province 254 km and Ranong province 80 km.
∟ The project is expected to be completed in 2025. At this point, the starting area
at Rama II Road, km. 73 has been completed. The Starting landmark is the white
lighthouse that is like a tower that illuminates the ship this lighthouse is
considered the starting point of the coastal road as well.
∟ The road pattern in the Thailand Riviera project will be a road for tourism. View
the scenery on both sides of the 2-way traffic lane without being a transportation
route and there is no expropriation of land to extend the road through out the line
with rest areas through the community to stimu- late the economy within the
community by selling products or providing accommodation
