private equity activities
in 2004 to leverage its
long standing network
of relationships in the MENA
region and capitalise on the wide
range of attractive investment
opportunities in one of the world’s
most exciting emerging markets.
Since 2005, USD 1 billion has
been deployed for Swicorp private
equity initiatives, primarily from
investors based in the Middle
East. Our investor base has
widened to include development
finance institutions, such as the
International Finance Corporation (a
member of the World Bank Group),
the European Investment Bank
and Proparco (Agence Française
de Développement), that wish to
support the economic development of
the region.
Swicorp currently manages several
pan-regional Private Equity funds,
each with a distinct sector focus, and
is extending its geographic scope to
Sub-Saharan Africa.
Swicorp has also established a
syndicated transactions platform that
leverages Swicorp’s network and
on-the-ground presence to identify
investment opportunities that will be
presented to like-minded investors
on a deal-by-deal basis. In order
to fully align interests, Swicorp
commits its own capital alongside
that of co-investors for each
individual transaction.

raised several pan-
regional Private Equity
funds, each focusing
on different sectors. Through
such funds, Swicorp has invested
in over 20 companies across the
MENA region, operating in a wide
range of sectors.
Swicorp pursues equity and
equity related investments in
companies to obtain a majority
position or a significant minority
stake with strong contractual
rights. The target size for such
equity commitments generally
ranges from US$ 10m to US$
100m in investments with an
enterprise value of up to US$
300m.
Swicorp is committed to following

strategy, which includes
importing corporate governance
and reporting transparency in
portfolio companies, supporting
economic development and
strengthening the private sector
in the geographies covered by its

Having managed the firm’s proprietary capital
since 2007 across various asset classes,
predominantly listed equities in MENA, Swicorp
decided to open up its asset management
capabilities to clients and third parties. The first
fund to be made available to outside investors
was the Tharwa Fund, a long-only MENA equities fund, regulated by
the CMA. The investment objective is to generate consistent positive
absolute returns, enabled by intensive research and active portfolio
management. This approach to investment has yielded high returns
since inception, and has proved to be robust in challenging market
conditions. Swicorp has also committed a material portion of its capital
to the strategy, aligning the interests of all parties.

REAL ESTATE FUND
MANAGEMENT
Over many years Swicorp has developed
a long-standing expertise in the real
estate sector, structuring and raising
funds for many of the largest real estate
and infrastructure projects in the
Kingdom of Saudi Arabia.
Swicorp’s long track record in the sector
includes mega real estate projects in
Saudi Arabia, such as Tareeq Al Muwazee,
Wadi Al Asla, King Abdullah Economic City
and Knowledge Economic City. Swicorp
continues to be involved in several of the
ongoing real estate projects in the holy
cities of Makkah and Madinah.
In recognition of the booming demand,
Swicorp leveraged its combined
experience and expertise in asset
management and real estate finance
to launch a real estate funds activity in
2013.

been launched after securing required
CMA approvals :

  • 12. 12 PRIVATE EQUITY S wicorp initiated its private equity activities in 2004 to leverage its long standing network of relationships in the MENA region and capitalise on the wide range of attractive investment opportunities in one of the world’s most exciting emerging markets. Since 2005, USD 1 billion has been deployed for Swicorp private equity initiatives, primarily from investors based in the Middle East. Our investor base has widened to include development finance institutions, such as the International Finance Corporation (a member of the World Bank Group), the European Investment Bank and Proparco (Agence Française de Développement), that wish to support the economic development of the region. Swicorp currently manages several pan-regional Private Equity funds, each with a distinct sector focus, and is extending its geographic scope to Sub-Saharan Africa. Swicorp has also established a syndicated transactions platform that leverages Swicorp’s network and on-the-ground presence to identify investment opportunities that will be presented to like-minded investors on a deal-by-deal basis. In order to fully align interests, Swicorp commits its own capital alongside that of co-investors for each individual transaction.

  • 14. 14 PRIVATE EQUITY FUNDS S ince 2006, Swicorp has raised several pan- regional Private Equity funds, each focusing on different sectors. Through such funds, Swicorp has invested in over 20 companies across the MENA region, operating in a wide range of sectors. Swicorp pursues equity and equity related investments in companies to obtain a majority position or a significant minority stake with strong contractual rights. The target size for such equity commitments generally ranges from US$ 10m to US$ 100m in investments with an enterprise value of up to US$ 300m. Swicorp is committed to following a responsible investment strategy, which includes importing corporate governance and reporting transparency in portfolio companies, supporting economic development and strengthening the private sector in the geographies covered by its investments. Swicorp endeavors to stimulate job creation and human development,withover3000jobs created across the investment portfolio, and spur technology and know-how transfer. Swicorp also offers investors the possibility to manage their portfolios following investment strategies tailor made to serve their specific needs. Our teams have extensive experience in designing, back- testing and implementing investment processes aimed to achieve pre-defined goals under various constraints. In 2014, Swicorp Asset Management also made its foray into Real Estate investment products to capitalize on our experience in the sector. LISTED SECURITIES Tharwa Fund Discretionary Portfolio Management Our Discretionary Portfolio Management (DPM) capabilities provide individually tailored portfolios for corporate and HNWIs seeking institutional quality exposure to MENA public equities with specific investment constraints. We apply the same rigorous approach that we apply to in- house funds, coupled with clearly defined risk parameters. The investment criteria are defined on a case by case basis, depending on the client’s objective and constraints.
  • 19. 19 REAL ESTATE FUND MANAGEMENT Over many years Swicorp has developed a long-standing expertise in the real estate sector, structuring and raising funds for many of the largest real estate and infrastructure projects in the Kingdom of Saudi Arabia. Swicorp’s long track record in the sector includes mega real estate projects in Saudi Arabia, such as Tareeq Al Muwazee, Wadi Al Asla, King Abdullah Economic City and Knowledge Economic City. Swicorp continues to be involved in several of the ongoing real estate projects in the holy cities of Makkah and Madinah. In recognition of the booming demand, Swicorp leveraged its combined experience and expertise in asset management and real estate finance to launch a real estate funds activity in 2013.
