Tom Gotschall graduated from the Georgia Institute of Technology
(Georgia Tech) in 1983 with a Bachelor of Science degree in building
construction and has a background in general contracting and real
estate finance. He has certifications in the Residential Code and the
Building Code (commercial construction). He collaborates with the
International Code Council and the Georgia Department of Community
Affairs (Building Codes unit). Gotschall was on the leading edge of
the study of E.I.F.S. (synthetic stucco) when widespread performance
problems were discovered in the late 1990s. An active instructor for
both the NAHB University of Housing and the Homebuilder Institute
series of courses, Gotschall enjoys high marks for his enthusiastic
approach and breadth of knowledge. He also is currently assisting
several local HBAs with the establishing of education programs for
their member builders.

Building Green for the New Market – Room 105
Track: Green Building and Sustainability
Steve Easley
Consumers are focusing more toward energy
efficiency and green building in these new market
conditions. This colorful tour sorts out the facts and
fiction with regards to green building. This class
identifies the difference between green products and
“green washed products.” It helps builders identify
ways to affordably “green” their homes for the biggest bang for their
buck. The course is the “411” to give builders the knowledge to build
truly high-performance homes that are durable, safe, healthy, energy
efficient and comfortable to live in.
The mindset of this class is, “The greenest building you can build
is the one you don’t have to rebuild.” This, in turn, saves money for
builders on the front and back end, as well as making the home more
marketable in these economically challenging times.
Steve Easley is an internationally recognized construction consultant
specializing in solving building science-related problems and educating
building industry professionals and their trade partners. His work
focuses on increasing quality of construction, sustainability and
reducing costly mistakes that lead to construction defects and call
backs.

Are you a green builder, architect or building
professional who knows all of the basics of green
building and wants to take your knowledge and

buildings in a simple format. At the end of the course,

Geothermal HVAC, Solar water heating, Solar power and Advanced

Matt Hoots, founder and president of The Hoots Group, Inc., began
his journey toward a green design lifestyle and value system at an
early age. His parents taught him the principles behind energy-efficient
design, recycling and energy conservation. As he continued his
education at Georgia Tech and became more interested in residential

Have you ever been halfway through a project that is
going fairly well, only to have a disagreement with
your homeowner on a level of finish? While you were
courting the homeowner, you showed a past project
that had 6-inch Heart Pine floors but, due to budget
constraints, you told the homeowner their house
would have 3-inch Oak floors. Of course, now the homeowner does
not remember that conversation and is demanding a Heart Pine floor,
and they are not going to pay extra for it. Don’t let this $10,000
mistake ever happen to you again; take the time to develop accurate,
detailed specifications.
Bill Schoen is a founder of Custom Builder Management Solutions,
an international program designed to help small- and medium-sized
custom builders apply systems and standardize operating procedures
to their company. Schoen has also designed and built more than 250
custom homes in northwest Ohio since 1980. He has been featured

an effort to reduce their carbon footprint. Alongside those eco-friendly

in the home improvement marketplace and working in partnership with

Carson Matthews, Mike Guinan, Jennifer Spivey
The market has moved to emphasize green building, but what does
it mean for the builder once they decide to build green? Mike Guinan
has more than four years of green projects that he has constructed
and will discuss the reasons he builds green, the changes to his on-site
work and the way it has changed his business. Jennifer Spivey has
many years as an EcoBroker selling green homes and will discuss the
features and benefits when selling green projects. Matthew Carson
has been pivotal in getting a field created in the Atlanta home listing
services for green homes and the Home Energy Rating for the home.
Carson will discuss the benefits and results of green home listings.
Carson Matthews is an associate broker and
certified EcoBroker with Keller Williams Realty
Peachtree Battle in Buckhead. Matthews was raised
in Macon, Ga., attended prep school in ChristChurch,
Va., and graduated from Presbyterian College in
1996. He has lived all over the country in places like
Kitty Hawk, N.C., Jackson Hole, Wy., and most recently Charlotte, N.C.
He earned the Rookie of the Year award in his first year as a Realtor®
and is a consistent member of the Atlanta Board of Realtors Million
Dollar Club.
Mike Guinan graduated from southern College of Technology in
Marietta, Ga., with highest honors and a grade point average of 3.98,
earning a Bachelor of Science in Construction. This strong educational
background in addition to more than a decade of experience in
the construction industry quickly propelled him from the project
management level of a regional construction company to his present
position of co-owner at FORTRESS Construction, LLC.
Jennifer Spivey has over a decade of environmental, land
development and real estate experience in both the public and private
sectors. She is a LEED AP, an EcoBroker and trains other real estate
professionals on the Ecobroker Course. Spivey’s environmental
concerns began early in life, and she earned a Bachelor of Science
in Geology.

Elliot Eisenberg, PhD
During his presentation, Dr. Eisenberg will show what
the full range of economic benefits of home
construction are for the local economy. In particular,
he will show how much local income is generated
from new residential home construction, and perhaps
more importantly, he will quantify how much local
employment is fully dependent on new home building and how much
tax revenue is generated. He will then outline all the costs associated
with new home construction and end his talk by looking at how fast
home construction pays its way, and how absent new home
construction taxes would be higher and public services would be of
lower quality.
Elliot Eisenberg, PhD is the senior economist at the National
Association of Home Builders (NAHB) in Washington, D.C. He is the
creator of the multifamily stock index and is the author of more than
45 homebuilding industry articles. Dr. Eisenberg is frequently seen
on television and heard on radio, and his research and opinions have
been featured in Business Week, Fortune, many national and local
newspapers, and in numerous other publications.

NAHB Green, etc., with an emphasis on the U.S. Department of Energy
Builders Challenge program. Case studies will be presented of Florida
builders that have profited handsomely by participating in the Builders
Challenge.
Construction techniques will be described for building
high-performance, energy-efficient homes in Florida, and key
differences from conventional construction will be pointed out in
the areas of framing, insulation, mechanical ventilation and HVAC
design. Solar energy applications, water efficiency and water-saving
technologies, cistern systems and on-site storm water mitigation, as
well as low-/zero VOC interior finishes will be discussed. Model Center
material, advertising copy and approaches to developing partnerships
will be described that have resulted in good sales for the entry level
and move-up market in Gainesville, Fla. Value propositions will be

This presentation will focus on the three key elements
facing every builder today, both in troubled times and
roaring times. Each of these three elements will be
discussed in detail, to provide simple processes and
tools that any business could take back and
implement into their organization. Many of these ideas
were taken from other industries and all are proven; additionally, all
have been successfully implemented within Simonini Builders.
• Discipline drives the overall organization. Four key elements will
be reviewed: management structure, meeting rhythm, change
management and the concept of quarterly “rocks.” Implementing
these tools greatly improved our communication, decision-making
time, production and overall success at growing and improving.
• Dashboard concepts are used in many industries. Knowing the
key business drivers for homebuilding is critical. This includes
both operational and financial metrics. At Simonini, we refer to this
dashboard as “The Big 6”—six key factors that indicate the health of
the company at any given time.
Stephanie Thomas-Rees is a research architect in
the Buildings Research Division at the Florida Solar
Energy Center (FSEC), where she has been involved
with high-performance buildings research since 2001.
She currently is a member of the Building America
Industrialized Housing Partnership, sponsored by the
U.S. Department of Energy, where she conducts research and
provides technical assistance to the manufactured home building
industry to improve the environmental performance.

Mortgage Bankers designated by the Mortgage Bankers Association

more than 20 years.

This program will focus on the basics of value engineering and
value-based design. This value-based approach to design can be
applied to a single home or an entire product line. Two case studies
will demonstrate the practical applications of value-based design
techniques.
Value engineering/value-based design is particularly relevant in today’s
marketplace given the price sensitive nature of homes being built
in 2009. Whether you are building semi-custom homes, first-time
homebuyer homes or first-time move up, these principals will save
you time and money while delivering a better price to the home buyer.
Better prices lead to better traffic, which will lead to improved sales in
any market.
Patrick Miller has been sketching houses since he
was a child. He began his career with Wayne Homes,
where he created a new modular product line. He
moved to Alabama and worked for Breland Homes,
turning six different, unnecessary product lines into
three. He value engineered and did the artwork for all
the company’s communities. He saw Gross Profit
increase from 12% to 23%. He then worked with Madison Homes and
introduced a new product there: scattered-site start-ups. Miller began
consulting with SMA unofficially in 2004 and now works there full time.
Russel Neumann has 20 years of experience
in the home building industry and a degree in
Construction Management from Ohio State University.
Neumann’s areas of expertise include construction
management, purchasing, estimating, drafting and
applying technology to the pre-construction and
post-construction processes to improve operational efficiency
and customer satisfaction.
