On behalf of the membership of the Greater Atlanta Home Builders Association and the Home Builders
Association of Georgia, welcome to the 2009 Southern Building Show & Conference! We applaud the sound
business decision that brought you to the 16th Annual Southern Building Show.
As builders, we clearly understand the building business and the challenges presented by the current
economic environment. We believe this year’s show will provide you with the tools and resources you need to
navigate this economic cycle and position your business for success as our industry rebounds.
This year’s show offers you access to nearly 40 dynamic educational seminars on a variety of topics
presented by the country’s leading experts. These seminars will provide you with practical, take-home ideas

The exhibit hall, featuring the Green Building Aisle, is the place to learn about the latest trends in building

market.
And, after busy days of attending classes and viewing the exhibits, the show offers social events for you to
enjoy networking in a more casual and relaxed environment. The widely popular Big Bash Networking
Reception will be held in the exhibit hall on Thursday, and new for 2009 is the Southern Building Show Party
featuring entertainment by Banks & Shane scheduled for Friday evening.

Registration
The Southern Building Show registration counters
will be located outside of Halls A and B in the
Cobb Galleria Centre and will be open during the
following hours:

Exhibit Hall
The exhibit hall will be located in Hall A of the
Cobb Galleria Centre and will open during the
following hours:

Children under 16 are not permitted in the Exhibit
Hall or in Education Sessions. Neither photography

Bookstore
The Greater Atlanta Home Builders Association
Bookstore will be located at the front entrance of
the trade show across from registration – look
for the HBA Bookstore banner! The Bookstore
will feature a full selection of books and HBA
merchandise. The store will highlight books
written by many of the conference speakers;
some may stop by for book signings at the store
after their sessions. For your convenience, the
Bookstore will accept cash, checks and credit
cards (American Express, MasterCard and Visa)

Centre.This office will be open during all business

Earn your Certified Green Professional (CGP)
Designation. Learn how green homes provide buyers
with lower energy costs and higher value. This
two-day course for building professionals discusses
strategies for incorporating green-building principles
into homes without driving up the cost of construction.
You will learn how green homes provide buyers lower maintenance,
better indoor air quality and better long-term value. Techniques are
also discussed for competitively differentiating your home products
with increased indoor environmental quality as well as energy and
resource efficiency.
As a graduate of this course, you will be able to:
• Locate and design green building development sites.
• Control moisture and durability for each component of the building
envelope effectively.
• Employ resource-efficient materials to achieve comfortable, safe and
sustainable buildings.
• Strategize ways to meet, exceed and verify green building energy
efficiency requirements.
• Implement indoor and outdoor water conservation practices.
• Achieve indoor air quality.
• Consider green building objectives in a remodeling project.
• Explain a homeowner’s and builder’s role in effective operation and
maintenance of a green home.
• Apply successful business management, marketing and sales

Tom Gotschall graduated from the Georgia Institute of Technology
(Georgia Tech) in 1983 with a Bachelor of Science degree in building
construction and has a background in general contracting and real
estate finance. He has certifications in the Residential Code and the
Building Code (commercial construction). He collaborates with the
International Code Council and the Georgia Department of Community
Affairs (Building Codes unit). Gotschall was on the leading edge of
the study of E.I.F.S. (synthetic stucco) when widespread performance
problems were discovered in the late 1990s. An active instructor for
both the NAHB University of Housing and the Homebuilder Institute
series of courses, Gotschall enjoys high marks for his enthusiastic
approach and breadth of knowledge. He also is currently assisting
several local HBAs with the establishing of education programs for
their member builders.

Christine Cunningham
The way we sell has changed. Can you sell without
inventory? Can you sell without a model? Do you want
to be the sales professional whom builders desire?
Then this session is for you. You will come away with
a new perspective and a renewed excitement for
selling new home construction. You will learn
techniques that will take you leaps ahead of the field. You will learn how
to create your “Visual Sales Presentation” and set your stage to sell
without the overhead and expense of inventory or a model. Success in
sales is yours when you prepare and present utilizing these techniques.
Christine Cunningham’s home building industry experience began
with a successful career in new home sales. In 1994, she created
Christine Cunningham & Associates, offering her proven skills and
motivational techniques to an impressive list of national clients.
Building Green for the New Market – Room 105
Track: Green Building and Sustainability
Steve Easley
Consumers are focusing more toward energy
efficiency and green building in these new market
conditions. This colorful tour sorts out the facts and
fiction with regards to green building. This class
identifies the difference between green products and
“green washed products.” It helps builders identify
ways to affordably “green” their homes for the biggest bang for their
buck. The course is the “411” to give builders the knowledge to build
truly high-performance homes that are durable, safe, healthy, energy
efficient and comfortable to live in.
The mindset of this class is, “The greenest building you can build
is the one you don’t have to rebuild.” This, in turn, saves money for
builders on the front and back end, as well as making the home more
marketable in these economically challenging times.
Steve Easley is an internationally recognized construction consultant
specializing in solving building science-related problems and educating
building industry professionals and their trade partners. His work
focuses on increasing quality of construction, sustainability and
reducing costly mistakes that lead to construction defects and call
backs.

Advanced Performance Systems – Room 102

Matt Hoots
Are you a green builder, architect or building
professional who knows all of the basics of green
building and wants to take your knowledge and
business to the next level? This course will go through
the principles of advanced mechanical systems on
buildings in a simple format. At the end of the course,
you will have the tools and knowledge to plan for systems such as
Geothermal HVAC, Solar water heating, Solar power and Advanced
water systems.
Matt Hoots, founder and president of The Hoots Group, Inc., began
his journey toward a green design lifestyle and value system at an
early age. His parents taught him the principles behind energy-efficient
design, recycling and energy conservation. As he continued his
education at Georgia Tech and became more interested in residential
construction, he started to develop an appreciation for advanced
building science. As a leader in green design and construction, the
tagline “Design Green, Build Green, Live Green” summarizes how The
Hoots Group approaches each project, allowing its clients to live in an
energy-efficient, healthy, sustainable house.
Defining and Exceeding Homeowner Expectations
through Proper Specifications – Room 106

Have you ever been halfway through a project that is
going fairly well, only to have a disagreement with
your homeowner on a level of finish? While you were
courting the homeowner, you showed a past project
that had 6-inch Heart Pine floors but, due to budget
constraints, you told the homeowner their house
would have 3-inch Oak floors. Of course, now the homeowner does
not remember that conversation and is demanding a Heart Pine floor,
and they are not going to pay extra for it. Don’t let this $10,000
mistake ever happen to you again; take the time to develop accurate,
detailed specifications.
Bill Schoen is a founder of Custom Builder Management Solutions,
an international program designed to help small- and medium-sized
custom builders apply systems and standardize operating procedures
to their company. Schoen has also designed and built more than 250
custom homes in northwest Ohio since 1980. He has been featured
in numerous national publications, including Professional Builder
magazine and Custom Builder magazine. He was also “National Builder
of the Month” in Custom Builder in 1989.

with no buyer confidence. National Association of Home Builders
Senior Economist Elliot Eisenberg, PhD will talk about the current state
of home building and what struggles and opportunities a builder might
face in the future, while leading sales expert Christine Cunningham will
discuss ways your sales team can prepare to work with weary buyers,
as well as how to position your business for the future. Following their
brief formal remarks the two of them will have a lively chat where they

Elliot Eisenberg, PhD is the senior economist at
the National Association of Home Builders (NAHB) in
Washington, D.C. He is the creator of the multifamily
stock index and is the author of more than 45
homebuilding industry articles. Dr. Eisenberg is
frequently seen on television and heard on radio, and
his research and opinions have been featured in Business Week,
Fortune, many national and local newspapers, and in numerous other
publications.

Times have changed from the tree-hugging hippy era
when being “green” was thought of as just a fad. With
soaring, record-breaking energy and food costs,
elevated concerns about our nation’s economic and
financial crises, and escalating awareness about
global warming and the preservation of the Earth’s
water and energy supply, individuals nationwide are coming together in
an effort to reduce their carbon footprint. Alongside those eco-friendly
building, design and product introductions surrounding the
sustainability of the eco-friendly movement are the multifaceted groups
driving and shaping this new evolution.
Steven Kleber founded Kleber and Associates in 1987, specializing
in the home improvement marketplace and working in partnership with
a variety of clients who market premium products for the home.

Carson Matthews, Mike Guinan, Jennifer Spivey
The market has moved to emphasize green building, but what does
it mean for the builder once they decide to build green? Mike Guinan
has more than four years of green projects that he has constructed
and will discuss the reasons he builds green, the changes to his on-site
work and the way it has changed his business. Jennifer Spivey has
many years as an EcoBroker selling green homes and will discuss the
features and benefits when selling green projects. Matthew Carson
has been pivotal in getting a field created in the Atlanta home listing
services for green homes and the Home Energy Rating for the home.
Carson will discuss the benefits and results of green home listings.
Carson Matthews is an associate broker and
certified EcoBroker with Keller Williams Realty
Peachtree Battle in Buckhead. Matthews was raised
in Macon, Ga., attended prep school in ChristChurch,
Va., and graduated from Presbyterian College in
1996. He has lived all over the country in places like
Kitty Hawk, N.C., Jackson Hole, Wy., and most recently Charlotte, N.C.
He earned the Rookie of the Year award in his first year as a Realtor®
and is a consistent member of the Atlanta Board of Realtors Million
Dollar Club.
Mike Guinan graduated from southern College of Technology in
Marietta, Ga., with highest honors and a grade point average of 3.98,

facing every builder today, both in troubled times and
roaring times. Each of these three elements will be
discussed in detail, to provide simple processes and
tools that any business could take back and
implement into their organization. Many of these ideas
were taken from other industries and all are proven; additionally, all
have been successfully implemented within Simonini Builders.
• Discipline drives the overall organization. Four key elements will
be reviewed: management structure, meeting rhythm, change
management and the concept of quarterly “rocks.” Implementing
these tools greatly improved our communication, decision-making
time, production and overall success at growing and improving.
• Dashboard concepts are used in many industries. Knowing the
key business drivers for homebuilding is critical. This includes
both operational and financial metrics. At Simonini, we refer to this
dashboard as “The Big 6”—six key factors that indicate the health of
the company at any given time.
Stephanie Thomas-Rees is a research architect in
the Buildings Research Division at the Florida Solar
Energy Center (FSEC), where she has been involved
with high-performance buildings research since 2001.

marketplace given the price sensitive nature of homes being built
in 2009. Whether you are building semi-custom homes, first-time

you time and money while delivering a better price to the home buyer.
Better prices lead to better traffic, which will lead to improved sales in
any market.
Patrick Miller has been sketching houses since he
was a child. He began his career with Wayne Homes,
where he created a new modular product line. He
moved to Alabama and worked for Breland Homes,
turning six different, unnecessary product lines into
three. He value engineered and did the artwork for all
the company’s communities. He saw Gross Profit
increase from 12% to 23%. He then worked with Madison Homes and
introduced a new product there: scattered-site start-ups. Miller began
consulting with SMA unofficially in 2004 and now works there full time.
Russel Neumann has 20 years of experience
in the home building industry and a degree in
Construction Management from Ohio State University.
Neumann’s areas of expertise include construction

Non-compliance may result in the surrendering of film and removal from the hall. Bookstore The Greater Atlanta Home Builders Association Bookstore will be located at the front entrance of the trade show across from registration – look for the HBA Bookstore banner! The Bookstore will feature a full selection of books and HBA merchandise. The store will highlight books written by many of the conference speakers; some may stop by for book signings at the store after their sessions. Thursday, June 4 8:30 am - 4:30 pm Green Building for Building Professionals (Part I) Two-Day Course – Room 113 (NAHB Designation Course) Tom Gotshall Earn your Certified Green Professional (CGP) Designation. Learn how green homes provide buyers with lower energy costs and higher value. This two-day course for building professionals discusses strategies for incorporating green-building principles into homes without driving up the cost of construction. You will learn how green homes provide buyers lower maintenance, better indoor air quality and better long-term value. Techniques are also discussed for competitively differentiating your home products with increased indoor environmental quality as well as energy and resource efficiency. As a graduate of this course, you will be able to: • Locate and design green building development sites. • Control moisture and durability for each component of the building envelope effectively. • Employ resource-efficient materials to achieve comfortable, safe and sustainable buildings. • Strategize ways to meet, exceed and verify green building energy efficiency requirements. • Implement indoor and outdoor water conservation practices. • Achieve indoor air quality. • Consider green building objectives in a remodeling project. • Explain a homeowner’s and builder’s role in effective operation and maintenance of a green home. • Apply successful business management, marketing and sales strategies to sell green. Tom Gotschall graduated from the Georgia Institute of Technology (Georgia Tech) in 1983 with a Bachelor of Science degree in building construction and has a background in general contracting and real estate finance. He has certifications in the Residential Code and the Building Code (commercial construction). He collaborates with the International Code Council and the Georgia Department of Community Affairs (Building Codes unit). Gotschall was on the leading edge of the study of E.I.F.S. (synthetic stucco) when widespread performance problems were discovered in the late 1990s. An active instructor for both the NAHB University of Housing and the Homebuilder Institute series of courses, Gotschall enjoys high marks for his enthusiastic approach and breadth of knowledge. He also is currently assisting several local HBAs with the establishing of education programs for their member builders. You will come away with a new perspective and a renewed excitement for selling new home construction. You will learn techniques that will take you leaps ahead of the field. You will learn how to create your “Visual Sales Presentation” and set your stage to sell without the overhead and expense of inventory or a model. Success in sales is yours when you prepare and present utilizing these techniques. Christine Cunningham’s home building industry experience began with a successful career in new home sales. In 1994, she created Christine Cunningham & Associates, offering her proven skills and motivational techniques to an impressive list of national clients. Building Green for the New Market – Room 105 Track: Green Building and Sustainability Steve Easley Consumers are focusing more toward energy efficiency and green building in these new market conditions. This colorful tour sorts out the facts and fiction with regards to green building. This class identifies the difference between green products and “green washed products.” It helps builders identify ways to affordably “green” their homes for the biggest bang for their buck. The course is the “411” to give builders the knowledge to build truly high-performance homes that are durable, safe, healthy, energy efficient and comfortable to live in. The mindset of this class is, “The greenest building you can build is the one you don’t have to rebuild.” This, in turn, saves money for builders on the front and back end, as well as making the home more marketable in these economically challenging times. Steve Easley is an internationally recognized construction consultant specializing in solving building science-related problems and educating building industry professionals and their trade partners. His work focuses on increasing quality of construction, sustainability and reducing costly mistakes that lead to construction defects and call backs. Thursday, June 4 10:30 am - 12:00 pm Advanced Performance Systems – Room 102 Track: Construction Methods and Systems Matt Hoots Are you a green builder, architect or building professional who knows all of the basics of green building and wants to take your knowledge and business to the next level? This course will go through the principles of advanced mechanical systems on buildings in a simple format. At the end of the course, you will have the tools and knowledge to plan for systems such as Geothermal HVAC, Solar water heating, Solar power and Advanced water systems. Matt Hoots, founder and president of The Hoots Group, Inc., began his journey toward a green design lifestyle and value system at an early age. His parents taught him the principles behind energy-efficient design, recycling and energy conservation. As he continued his education at Georgia Tech and became more interested in residential construction, he started to develop an appreciation for advanced building science. As a leader in green design and construction, the tagline “Design Green, Build Green, Live Green” summarizes how The Hoots Group approaches each project, allowing its clients to live in an energy-efficient, healthy, sustainable house. Defining and Exceeding Homeowner Expectations through Proper Specifications – Room 106 Track: Architecture and Design Bill Schoen Have you ever been halfway through a project that is going fairly well, only to have a disagreement with your homeowner on a level of finish? While you were courting the homeowner, you showed a past project that had 6-inch Heart Pine floors but, due to budget constraints, you told the homeowner their house would have 3-inch Oak floors. Of course, now the homeowner does not remember that conversation and is demanding a Heart Pine floor, and they are not going to pay extra for it. Don’t let this $10,000 mistake ever happen to you again; take the time to develop accurate, detailed specifications. Bill Schoen is a founder of Custom Builder Management Solutions, an international program designed to help small- and medium-sized custom builders apply systems and standardize operating procedures to their company. Schoen has also designed and built more than 250 custom homes in northwest Ohio since 1980. He has been featured in numerous national publications, including Professional Builder magazine and Custom Builder magazine. He was also “National Builder of the Month” in Custom Builder in 1989. Green builder and performance contractor Matt Hoots will be going through the basics of green building and will demystify all of the basic terms and practices of green building and design. National Association of Home Builders Senior Economist Elliot Eisenberg, PhD will talk about the current state of home building and what struggles and opportunities a builder might face in the future, while leading sales expert Christine Cunningham will discuss ways your sales team can prepare to work with weary buyers, as well as how to position your business for the future. Following their brief formal remarks the two of them will have a lively chat where they address issues in-depth. You will not want to miss this! Elliot Eisenberg, PhD is the senior economist at the National Association of Home Builders (NAHB) in Washington, D.C. He is the creator of the multifamily stock index and is the author of more than 45 homebuilding industry articles. Dr. Eisenberg is frequently seen on television and heard on radio, and his research and opinions have been featured in Business Week, Fortune, many national and local newspapers, and in numerous other publications. Christine Cunningham’s home building industry experience began with a successful career in new home sales. Understanding the physics involved in building and remodeling gives contractors the ability to answer the questions the prospect has been wondering about. Understanding building science can make you look more like the wizard you are—wizards earn more green. The contractor who does the best job of educating the customer wins the job at his or her price. Mike Gorman has been active in the remodeling and custom home industry since 1971, with hands-on experience in carpentry, design, estimating, sales, supervision, management and finance. His activity as an award-winning general contractor from 1971 to the present provides the platform for his activities as a speaker, author, consultant and columnist. A Project Manager’s Guide to the Financial Stuff – Room 103 Track: Organization and Business Management Leslie Shiner Construction is a complex business, both in the actual completion of projects and “running the books” behind the scenes. This session will help you better understand and utilize basic accounting concepts, especially those specific to the construction industry. The project manager who understands what information is needed and how to use that information will be more likely to generate higher profits and grow the business. Dr. Javier Irizarry is an Assistant Professor in the Building Construction Program at the Georgia Institute of Technology where he directs the CONECTech Laboratory for research and development of technologies to enhance the construction environment and President of Imatek Consulting Services, Inc.
