The United States Census Bureau reports that about one in nine people moved homes between 2013 and 2014. In recent years, the rate of moving has maintained a steady percentage, settling between 11.5 and 12.5% as of the 2014 statistics.
This document discusses the redevelopment of Kakaako, Hawaii into an urban core living area. It provides background on the creation of the Hawaii Community Development Authority in 1976 to redevelop Kakaako. While development was initially slow, the population has grown from 2,250 residents in 1990 to over 10,000 residents in 2010. The document examines demographic and housing trends in Kakaako based on 2010 census data, showing a vacancy rate of 14% and homeownership rate of 46.4%. It also discusses factors driving increased demand for urban core living, like changing household compositions and preferences for more convenient lifestyles among newer generations.
This document discusses the aging population trends in New York State and the Capital Region. It notes that the population is aging as the large Baby Boom generation reaches retirement age. While the national population growth is steady, New York State's growth is slowing and it will lose two congressional seats. There are also differences in aging trends regionally, as upstate areas tend to see larger increases in their senior populations than downstate. The financial impact of migration also varies by age, with the Capital Region seeing a net loss of residents aged 55 and over despite a net gain of residents of all ages.
This presentation explores "big picture" demographic and economic trends as context for thinking about how Amherst and the Buffalo region might generate private investment in an era of fiscal scarcity.
Rural-urban migration in China has led to changes in traditional gender roles and divisions of labor. As millions of rural Chinese have migrated to cities for work, traditional roles have shifted. Men now often work in construction or factories, taking on roles traditionally seen as masculine. Women also work outside the home in manufacturing or service jobs, challenging typical feminine roles. However, women still face discrimination and often occupy lower-paying jobs. Rural-urban migration has contributed greatly to China's urbanization over the past few decades and reshaped gender norms, though traditional divisions of labor persist to some extent.

- Philadelphia lost over 300,000 residents between 1970-1980, a 13% reduction, with continued population declines each decade until a slight 1% increase in 2010.
- This 2010 population growth was attributed solely to an increase in the city's foreign-born residents, as the native-born population continued declining.
- Between 1970-2010, the proportion of Philadelphia's native-born residents who were born in-state declined steadily, while those born out-of-state grew slowly.
Rural settlements are influenced by three main factors:
1) Access to water supply, as a reliable source was essential for daily life. Settlements were located near water sources like rivers or aquifers.

Regional Snapshot: Affordable Housing - July 2017 ARCResearch
- Home ownership and household formation rates have declined dramatically compared to historic trends, while home prices have risen significantly faster than wages due to dwindling housing supply. Adding transportation costs further worsens housing affordability.
- Rental costs have also risen sharply, especially in the suburbs, while the number of affordable units, particularly for extremely low-income households, has decreased.
- Most affordable housing is located in low-opportunity areas, maintaining the cycle of generational poverty.
- The document discusses spatial development trends in the United States and Europe. It notes that while Europe has coordinated spatial development policies across borders, the US lacks a similar strategy.
- It outlines key trends shaping US development, including rapid population growth, suburban expansion, uneven growth across regions, and limited infrastructure capacity. These trends are leading to the emergence of large "megalopolitan" regions.
- It argues the US should develop an "American Spatial Development Perspective" to better coordinate growth across these megalopolitan regions through policies addressing transportation, development, environment, and equity. This would make the US more competitive globally.
This document discusses urbanization trends globally and examines why some countries have undergone rapid urbanization without corresponding increases in GDP per capita. It notes that while cities were historically symbols of wealth and power, many of today's largest megacities have emerged in developing countries without significant economic growth. Maps and data from the UN show urban growth rates over 3% concentrated in Asia and Africa since 1990. The top contributors to projected urban population increases by 2050 will be China, India, Nigeria and other developing nations across a wide range of income levels. This suggests urbanization has become decoupled from national wealth, with potential risks for poor megacities lacking strong institutions.
Migration has significant effects on both source and destination areas in India. Over 300 million people, or 30% of India's population, are internal migrants. Key reasons for migration include employment, education, marriage, and poverty or lack of opportunity in source regions. Migration patterns show most movement is from poorer states like Bihar and Uttar Pradesh to more industrialized states like Maharashtra, Delhi, and Gujarat. While migration fills jobs and supports economic growth, it also strains infrastructure and social services in urban destinations. It can lower wages and increase housing costs. Source areas experience loss of workforce and skills. The government has enacted policies like NREGA to address challenges of migration and support migrants' rights.

The Atlanta region population grew by over 78,000 people between 2016 and 2017, with Fulton County experiencing the largest growth of 17,100 new residents. While population growth has slowed compared to previous decades, the 2017 increase was higher than the annual average of the 1990s and 2000s. Most new residential development, both single and multi-family, is occurring in the northern suburbs of the region. The City of Atlanta permitted over 8,000 new units in 2016, mostly multi-family, more than any other jurisdiction.
This document analyzes gentrification in Chicago between 1990 and 2000 using U.S. Census data at the census tract level. It finds that many neighborhoods near downtown Chicago experienced increases in income, education, and the percentage of white residents over this period, indicating gentrification. At the same time, many outer neighborhoods saw increases in minority populations, suggesting original residents may have been displaced outward. The author aims to quantify gentrification and examine how initial neighborhood characteristics relate to which areas gentrified.
This document summarizes Aaron Kloke's planning internship experiences, including projects in Casper, Wyoming, Crete, Nebraska, and Omaha, Nebraska. It describes some of the key projects Aaron worked on, such as developing a historical case data database for Casper, creating a visioning plan for Crete through community outreach and analysis, and conducting an economic base analysis for Crete. The document highlights the variety of planning tasks Aaron gained experience in, including development review, ordinance drafting, photo inventories, and leading a community visioning process.

Pew Hispanic: "La población inmigrante no autorizada 2010"Alcance Media Group
The document provides estimates of the unauthorized immigrant population in the United States from 2000 to 2010. The key points are:
1) The number of unauthorized immigrants living in the US was estimated to be 11.2 million in 2010, virtually unchanged from 11.1 million in 2009.
2) After increasing steadily since 1990, the unauthorized immigrant population peaked at 12 million in 2007 before declining to 11.1 million in 2009, representing the first significant reversal in the pattern of growth over the previous two decades.
3) The number stabilized in 2010 following the two-year decline, halting the reversal for now. Mexicans remain the largest group of unauthorized immigrants, accounting for 58% of the total population.

Drivers of Housing Demand: Preparing for the Impending Elder BoomGNOCDC
The document discusses demographic trends in the New Orleans metro area, including an impending increase in the elderly population. It notes that the population aged 65+ is projected to increase significantly by 2020 and beyond. This will dramatically change the mix of households in the region and increase demand for specialized senior housing and support services to allow aging in place. The shifts suggest policies should focus on attracting new residents, supporting aging in place, understanding senior housing needs, and preserving affordable housing for the elderly.
The document discusses population mobility patterns in the United States based on Census Bureau data. It finds that over 40 million Americans moved in 2002-2003, with over half being local moves within counties. Younger adults aged 20-29 had the highest moving rates, while older adults aged 55+ had the highest rates of interstate moves. Hispanics and African Americans also had above average moving rates. Factors like age and home ownership most influenced rates of relocation.
Errors and Disfigurations in Nigeria’s Census Data: Evidences and ImplicationsAJHSSR Journal
The result of any census exercise in Nigeria especially since independence had been mired in
controversy as a result of census data disfigurations. The evidences of these disfigurations and manipulations are
infallibly set out in this paper. Some of these evidences include high margin of error and improbable growth
rates, structural deformity in census data, abnormal pattern of population distribution and re-distribution etc. the
overriding implications of such disfigured data is that socio-economic planning is now based on spurious data
which does not augur well for development planning in the country. The paper concludes by refreshing us with a
summary of the litany of recommendations so far and making a case for leadership with integrity and vision as
the implementation of those recommendations could actually yield fruitful results.

An Analysis of Residential Market Potential for Westside AtlantaJBHackk
Report by ZIMMERMAN/VOLK ASSOCIATES, INC. on the potential housing market for the target areas of Boone Corridor/Mims Park, English Avenue, Vine City, Atlanta University Center, Ashview Heights/Washington Park and Castleberry Hill. It outlines what areas are being studied, gives a migration analysis (people moving in and out of the area, as well as other Atlanta's neighborhoods and counties). A 2016 Target Market Classification of Study Area and County Households is included. Using this methodology, the report looks at the annual market potential with a detailed and descriptive demographic breakdown.
This document analyzes trends in interstate migration in the United States from 1850 to 1990 using individual-level census data. The authors find that overall migration rates followed a U-shaped pattern, falling until around 1900 and rising thereafter. They examine how the likelihood of migrating varied based on characteristics like gender, race, and region of birth. Surprisingly, increasing educational attainment explains much of the rise in migration since 1900, though omitted variables limit claims of causality.
Brazilians exemplify a migrant group that is well connected through transnational ties. These activities by migrant groups are important to highlight, as they have potential development impacts in both the migrants’ home and host countries. This paper looks at the characteristics of Brazilian migrants in the United States and their participation in transnational activities using data from a study of Brazilians living in Massachusetts conducted in 2007.
TTLC_Whitepaper_Millenials Power the Next Wave in HousingJoe Fraser
This document discusses how millennials are poised to have a major impact on the housing market as the largest generation. Despite challenges from student debt and the recession, millennials are now starting to form new households and purchase homes in large numbers. As their financial situations continue improving and they seek the stability of homeownership, millennials will drive increased demand for single-family homes and developed residential land over the next 5-10 years.
The link between population migration and home appreciationNeil Kearney
The document examines the link between population migration and home appreciation using data from the Federal Housing Finance Agency and migration maps. It finds that areas with large net inward migration generally experienced higher home appreciation over the past 5 years, while areas with large net outward migration saw lower appreciation or depreciation. However, it notes that migration patterns alone do not always predict home values, as seen in some areas affected by Hurricane Katrina. The author concludes that while migration provides insight, it is only one factor and requires further study to draw meaningful conclusions, especially in smaller population areas.
These slides go along with The New Orleans Index at Six. The Index provides the most up–to–date data on New Orleans’ transition from recovery to transformation. It is intended to be part of an ongoing series of reports that measure progress and prosperity in the greater New Orleans area with indicators selected from reliable data sources that are regularly updated to allow for tracking going forward.

TAX FLIGHT IS A MYTH
Higher State Taxes Bring More Revenue, Not More Migration
By Robert Tannenwald, Jon Shure, and Nicholas Johnson1
Executive Summary
Attacks on sorely-needed increases in state tax revenues often include the unproven claim that tax
hikes will drive large numbers of households — particularly the most affluent — to other states.
The same claim also is used to justify new tax cuts. Compelling evidence shows that this claim is
false. The effects of tax increases on migration are, at most, small — so small that states that raise
income taxes on the most affluent households can be assured of a substantial net gain in revenue.
The basic facts, as this report explains, are as follows:
Migration is not common. Most people have strong ties to their current state, such as job,
home, family, friends, and community. On average, just 1.7 percent of U.S. residents moved
from one state to another per year between 2001 and 2010, and only about 30 percent of those
born in the United States change their state of residence over the course of their entire lifetime.
And when people do relocate, a large body of scholarly evidence shows that they do so
primarily for new jobs, cheaper housing, or a better climate. A person’s age, education, marital
status, and a host of other factors also affect decisions about moving.
The migration that’s occurring is much more likely to be driven by cheaper housing
than by lower taxes. A family might be able to cut its taxes by a few percentage points by
moving from one state to another, but housing costs are far more variable. The difference
between housing costs in two different states is often many times greater than the difference in
taxes. So what might look like migration in search of lower taxes is really often migration for
cheaper housing.
Consider Florida, often claimed as a state that attracts households because of its low taxes
(Florida has no income tax). In the latter half of the 2000s, the previously rapid influx of U.S.
migrants into Florida slowed and then reversed — Florida actually started losing population.
The state enacted no tax policy change that can explain this reversal. What did change was

housing prices. Previously, the state’s lower housing prices had enabled Northeastern
homeowners to increase their personal wealth by selling their pricey houses and purchasing a
comparable or better home in Florida at a lower price. But housing prices in Florida rose
sharply during the mid-2000s, narrowing opportunities for Northeasterners to “trade up” on
their expensive homes. And consider California: its loss of househ.
The document discusses trends in immigration to the United States and the Netherlands over the last few decades. It notes that the number of immigrants, especially women, has increased substantially. The percentage of immigrant women ages 25 and older who arrived in the US in the 1990s with a bachelor's degree or higher was over 27%. The document also examines housing issues related to immigration, finding that foreign-born individuals occupied 12 million housing units in the US in 2000, and that female immigrant households are more likely to rent rather than own homes compared to male immigrant households.
The document profiles the demographics of unauthorized immigrants in the United States. It finds that over half of unauthorized immigrants have lived in the US for over a decade. Nearly half have families with children who are US citizens. While often perceived as recent border-crossers, most unauthorized immigrants have been integrated into US society for years through work, families, homeownership, and community involvement. The largest populations are in California, Texas, Florida, and New York, with over half from Mexico, though many also come from Central America and Asia.
2014, June - The Millennial Migration - Mandate or Mythmjwhite1104
The document discusses trends in real estate driven by the millennial generation and how their preferences differ from previous generations. Some key points:
- Millennials prefer urban areas with good transit and amenities over traditional suburbs. However, this urban lifestyle may be temporary as most millennials express a desire for single-family homes and families later in life.
- Job and population growth is shifting to more affordable, lifestyle-focused cities that attract millennials rather than traditional large metro areas.
- Real estate investors need to understand how millennial preferences for connectivity, collaboration, and transit will reshape the types of properties and locations that are successful, such as demand for industrial space to support e-commerce.
AMERICA’S RENTAL HOUSING EVOLVING MARKETS AND NEEDS Joint Center for Housing ...JerryLewless
Rental housing has always provided
a broad choice of homes for people at
all phases of life. The recent economic
turmoil underscored the many advantages
of renting and raised the barriers to
homeownership, sparking a surge in
demand that has buoyed rental markets
across the country. But significant erosion
in renter incomes over the past decade has
pushed the number of households paying
excessive shares of income for housing to
record levels. Assistance efforts have
failed to keep pace with this escalating
need, undermining the nation’s longstanding
goal of ensuring decent and affordable
housing for all.
This document is Chelsea Unold's final paper for her ACM 615 class. It discusses the history of U.S. immigration policy and Obama's recent changes to policy. The paper argues that immigration has boosted the economies of decaying cities through cultural community building and tourism. It provides examples from Newark, NJ to support this, describing how the city turned itself around economically due to immigration despite high poverty rates. The paper aims to prove its thesis that immigration improves local economies.

2. The United States Census Bureau reports that about one in nine people moved
homes between 2013 and 2014. In recent years, the rate of moving has
maintained a steady percentage, settling between 11.5 and 12.5% as of the
2014 statistics.
The aforementioned information that the U.S. Census Bureau analyzed came
from Geographical Mobility: 2013 to 2014. This covers the details of the move,
such as its type, reasons for, and characteristics of residents who moved a year
earlier. The distances between moving are also part of the collection, such as
those who chose to move to another county or state.
Listed below are the three points that the U.S. Census Bureau noted during
2013 and 2014:
1. There is a continuous movement within the suburbs, as there had been a net
gain of 2.2 million migrants. Capital cities, on the other hand, showed a net
loss of 1.7 million residents.
3. 2. Renters are constantly on the move. 24.5% of all renters moved residences
within a year. The mover rate, though, of people who lived in their own homes
was at 5%.
3. Occupational reasons, such as a new job or the need to relocate for the job,
figure in at 9.7% as the number one reason for moving.
Two years since then, here are the current trends in moving and relocation:
1. Despite the popularity of the larger market cities, there are alternatives that
are proving to be a draw for affordability. Michigan, Minnesota, and southern
Ohio are a few examples.
2. The bigger cities, such as Chicago, New York, and Los Angeles, have to fix their
education and financial sectors, as the current generation will be the decision
makers of future residences.
4. 3. The Northwest is growing in popularity for its livability conditions, making it
an attractive site for business and residential reasons.
David Ihrke, a demographer for the Census Bureau, said that when the Current
Population Survey began collecting information on migration back in 1948, one in
every five persons changed residence in a span of a year. It seems that today,
there is more stability when it comes to the permanence in residency.
