Money Myths: You don’t own your house, the bank does! Money Tips, Tricks & Tactics #16
In today’s video we discuss the money myth, You don’t own your house, the bank does! Is it true? Or just made up?
Well in reality, there are a number of people who live in homes, some people rent, some people own their home outright, some people own their property with a mortgage, some people are in social housing and much more.
So it really depends, but the issue is mainly to do with the fact that your house is a home, not an investment, so treat it like this, then focus on acquiring a house that can pay you, not the other way around.
So what do you reckon, is it true or false?

This document summarizes why 2016 is a good time to invest in buy-to-let property despite media headlines warning of tax changes hurting landlords. It argues that past major changes like the 2008 credit crunch did not stop property investment long-term. Savvy investors used changes like tax increases as opportunities to buy properties cheaply from panicking sellers. The document claims most warned impacts, like large price drops or removed mortgages, did not occur. It advises viewing most warnings skeptically but staying aware of real changes, and gives examples of successful strategies during past disruptions.

A balanced discussion is needed around allowing animal testing only for medical research versus other uses to determine the appropriate policy in New Zealand.

The document discusses how muscular dysmorphia, a body image disorder where individuals feel they are not muscular enough, can affect adolescents and cause them to engage in unhealthy behaviors like overexercising and steroid use to gain muscle. Treatment for muscular dysmorphia often involves prescription medication, but cognitive behavioral therapy has also shown promise as an effective non-pharmaceutical treatment that could potentially be used in a school setting. The case review examines a high school guidance counselor's concerns about some boys who may be suffering from muscular dysmorphia based on their excessive workouts, supplement use, and preoccupation with nutrition and muscle growth interfering with their school and personal lives.

Water erosion in the United States is caused by several factors. Heavy rainfall leads to soil being
washed away by flowing water. Development and agriculture have reduced natural vegetation that
holds soil in place. Improper land management practices like overgrazing fail to protect soil from
water. As a result, topsoil is lost and sediment pollutes waterways.

Get your money right first people!
So what do you reckon? Share your thoughts and ideas.
Warren Buffett answered questions about the global financial crisis in a rare Q&A session. He provided lighthearted and unconventional responses to questions about risky investments to avoid, the causes of the crisis, and the impact of government interventions. While joking about the serious issues, his comments highlighted the pervasive problems in the mortgage and credit markets.
The dot-com bubble of 2000 saw the Nasdaq technology index lose three quarters of its value by 2003, as companies that were vastly overvalued collapsed. Even experts got caught up in the frenzy and lost money investing in overhyped companies. When the bubble burst, ordinary investors suffered losses through falling stock prices impacting pensions and savings. Bubbles that involve a lot of debt, like the housing bubble, can be particularly damaging when they pop since they leave many with negative equity. However, the lasting impacts of technological innovations like the internet mean that bubbles, while disruptive, ultimately leave the economy more productive.

Building your First House - A Lesson From Observation_Chilewe SiakasiyaChilewe Siakasiya
Building your first house does not need to be your dream house according to the author. The author observed that those who build a simple, basic first house that requires fewer resources can minimize the time from acquiring land to moving in. This allows them to save on rental costs and build their dream house sooner. For example, a simple house costing $100,000 could be built quicker than a $250,000 dream house, saving $150,000 in rent. The lesson is that your first house should be decent and affordable while you save to build your ideal home later.

The document discusses how real estate can be a safe investment during the COVID-19 pandemic. It lists advantages like the potential for better deals through negotiations and historically low interest rates. However, it also notes disadvantages such as employment uncertainty, potential project delays, and the need to make decisions without visiting properties in person. The document predicts that post-pandemic, technology will play a bigger role in contingency planning. It also anticipates that more people will invest in tangible assets that provide security, like property, after experiencing life in rented accommodations during the crisis.

Well it depends, debt can be good or bad, it depends what your doing with that debt you’ve acquired.

1) The document discusses several historical examples of economic bubbles, such as the tulip mania and dot-com bubble, and argues that the current low-risk aversion among investors and preference for bonds and cash over equities represents a new bubble.
2) It notes that bubbles form due to human behavioral biases like overoptimism and highlights similarities in the pattern they follow as they grow and eventually burst.
3) The document warns investors that remaining in the current "bubble of risk aversion" risks major losses when it pops and advises diversifying assets, doing thorough research, and being willing to take a contrarian stance from the herd mentality.
Real estate can still be a good investment amid the COVID-19 pandemic. Buying real estate now offers the advantages of potentially getting a better deal through negotiations and historically low interest rates on home loans. However, there are also disadvantages like uncertainty in the employment market and potential project delays or price rises not materializing after the crisis. Technology will play a larger role going forward in contingency planning and data-driven decision making during situations like pandemics, and more people may invest in tangible assets that provide safety and security like owning a home.
The document summarizes key points from a financial education seminar. It discusses various myths and realities related to home equity and mortgage loans. Some of the main ideas presented are that home equity is not very liquid or safe, paying off a mortgage early does not make financial sense, and debt can be used strategically to generate returns, such as through mortgage-backed investments or 0% credit card offers. Alternative investments like private loans through B.I. Solutions Corp. are presented as opportunities for higher and safer returns compared to holding money in home equity.

How to Manage Reception Report in Odoo 17Celine George
A business may deal with both sales and purchases occasionally. They buy things from vendors and then sell them to their customers. Such dealings can be confusing at times. Because multiple clients may inquire about the same product at the same time, after purchasing those products, customers must be assigned to them. Odoo has a tool called Reception Report that can be used to complete this assignment. By enabling this, a reception report comes automatically after confirming a receipt, from which we can assign products to orders.
2. • Before I start it...
• I am telling you a general point that What
real estate is?
• "Real estate is the business of being
mediocre between the dealer and buyer of
property on a commission basis".
• In simple words
• Its Briges the gap between dealer and a
buyer.
3. • Now imagine with me....
There is a land , which
including the air above it and
• ground below it, and
• any buildings or structures
on it ,
• it's called realty this is
definition of real estate
As you can see my screen
5. Corona has made its home all over the world
and the house builders sit in their house. Is it
right … yes
6. • As we all know we are in the middle of a severe
humanitarian crisis the coronavirus pandemic is not just
the health emergency but the economic emergency as
well the covid outbreak had severely affected the real
estate and construction sector of India.
7. • It’s a twelve billion dollar economy.
• the real estate is very badly affected it's as we must be
aware it consists of 7% of the GDP of the country.
• it employees 15% of the labor force of India so obviously
with the lock down it is severely affected it's a labor
intensive industry and affects 269 other industries along
with it because its resources materials of different kind
from iron steel to nails to the smallest of small items
which go into the building industry...
8. Regulated By
I am taking an example to know
more about real estate regulation
10. • As we all know that future is an unpredictable
"no one can predict it", as covid is an
unpredicted that has spread over India.
11. • It is clear by now that the Covid-19 pandemic has
forever altered the way we live and work.
• Our offices, our homes, our outdoor spaces, every
place has been impacted by the virus.
• Each and every sector of the economy, including
• the healthy sector, has been hit by the novel
coronavirus pandemic.
12. • So in that case, if someone has a dream of own home
what will do they?? The audience please answer... your
answer definitely will be nothing.. because each and
every sector is affected...
13. • We know that House is the dream of every person in the
world, but it will be a dream again even those who were
just near by it and they didn't get it also...
• And The lockdown has also reinforced the importance
of owning a home because it is probably one of the only
places where one can feel safe and secure.
14. • So This because of Covid yes or no... Your answer
can be yes Because we can't do anything because
the future is unpredicted and it will happen and
because of it all the working sectors under it also
closed.
15. • There was no way to get any raw materials, iron steels
to the nails, electric appliances, and many more
things to complete a site it was impossible because of
these someone's dream became a dream. We if have
empathy So it's quite Unswallowable for us yes or
no.. for me its yes its unswallowable.
16. But my answer is no there was an opportunity to
buy your home but no problem as warren Buffett
said "Buying A Home Right Now"..."will be the best
opportunity in your lifetime".
1. Supply side factors positively influencing the market
2. Home loan interest rates at record low
3. Better Government support: Faster recovery in cities
4. Demand side enablers
5. Real estate a stable asset
6. Property available at reasonable prices
7. Better Deals
17. • We know that time is mightier than all, and that time was
bad for someone and this same time was good for
someone so there were some persons who get benefits
under this crisis
1. Home buyers were taking advantage of home loan because
of lowest interest.
2. Tenants were also taking benefit of giving less payment of rent
say yes or no audience... I am right or wrong.
I am telling you all with an examples
18. BOOM
Now I am taking about pre covid
situation
• High capital inflows
• High construction Activity
• High occupancy rates
• High property prices
CONTRACTION
Now I am taking about
post covid situation
•Capital Outflows
•Low construction Activity
•Low occupancy rates
•Low property prices
Now I am talking about pre or post covid situations
