Specialized in the construction and sales of
luxury apartments, real estates company, Raysidence
Enterprises Ltd. is in the housing sector since 2002.
To date, the company has already completed the
construction of five luxury apartment complexes in
Mauritius.
Dayabarun Rayappen, the director and founder of
Raysidence Enterprises Ltd states in no uncertain terms
that his real estates company never wait for
offers to venture in the construction of residential
and commercial complexes. “Our role as promoters is
to buy land, build luxury buildings for sale and rental.
We never work on reservations. In clear, the potential
customer buys the apartment of his taste only when the
construction of the complex is completed or nearing
completion”, says Mr. Rayappen.
Complexes (both residential and commercial) that have
been developed so far by Raysidence Enterprises Ltd. are:
“Société four à chaud”, “Montagu Villas”, “Richland Villas”,
“Sotogrande” and “Dovecourt villas.”
According to Mr. Rayappen, nowadays the demand for
properly built apartments is on the increase and he
expects that in the coming years, a larger number of
Mauritians will look for luxury apartments to buy in spite
of its high cost. “The prices of our luxury apartments vary
from the Rs 3.8 to Rs 4.2 M. The interior design of the
apartments are of latest trend but we do leave it up to the
customer to furnish and paint the inside if he so desires.
In addition, it is also worth noting that we only sell our
apartments with kitchen appliances and sanitary wares.
Regarding furniture, we leave th e choice to the buyer,
“says Dayabarun Rayappen.
Most of the luxury apartments developed by Raysidence
were sold like hot cakes though there are a few that are
still available to be purchased. Yet this does not seem
to bother much Mr. Rayappen. “One of the biggest
problems in Mauritius is that the government does
not provide long term loans to those who want to get
an apartment of this type. That is why there are many
Mauritians who cannot afford luxury apartments and as
such have recourse to something else, which is not
necessarily bad”, says Mr. Rayappen.
“You might ask yourself why people invest in these luxury
apartments in spite of their high price.I would say that
people seek peace of mind and tranquility. They are not
only on the lookout only for a nice view on the sea or on
a lush green vegetation but most importantly, they want
to live peacefully. Probably that is the most satisfying part
in the purchase”, states Mr.Rayappen.
In the heart of Rose Hill ...
Situated in the heart of Rose Hill, Raysidence Enterprises
Ltd. stared its activities by placing adverts in local
newspapers. Their first project (started in 2002) includes
a villa of 16 apartments built on the coastal road of Flic-
en-Flac. The total surface of the building is an area of​​
20,000 square feet. The construction of the complex
was completed in 12 months. The first villa was named
Hot Oven Company as it was built on a place where there
used to be a hot oven. All the apartments were rapidly
sold off.
“Through each project, we rely heavily on design and
aesthetics. You can see for yourself this is indeed the
case. We also believe in innovation. For instance one
of our future projects is to replace the air conditioning
unit by a system that will have dual functions. In fact a
unique unit will act both as air conditioning and as
heaters in winter, “explains the director of the company.
Besides this “Hi-Tech” facility to be introduced shortly,
the directors of the real estate company are on the look
out for land that could meet their criteria of selection
in view of the forthcoming residential complexes. Their
preferred regions are Albion, Black River, Tamarin and
Chamarel. One of the selection criteria is primarily the
demand for such places. The directors of the company
usually carry out a feasibility study with the technical
support of their engineers and consultants in the field.
“Before we embark on any project, it is important for us to
know if the finished product will be sold or not. Until and
unless we have the confirmation that we have made the
right choice we will not finalize the four places listed “,
says Jean-Daniel Henry, a project manager working for
the company. He shares the same view as Mr.
Rayappen that buyers of apartments look of tranquility in
the first place.
Basically, it is also important for them to be in permanent
contact with the customer demand. “Once you have
chosen to live in their apartment there is a trustee who
is set to reach residents in case of problems, among
others. However, if you are dreaming of owning one of
our luxury apartments, you know whom to contact
now now, “ concluded the director of the company.

proud of what they have realised so far. By its Director, Dayabarun Rayappen, through the project manager,
engineers and architects, we understand that this harmony has always sweated a brotherhood between people

the project manager based at the agency. In each embodiment, these building professionals and real estate make
it a duty to follow the international trend. Whether through the architectural design of their complex, through
the decoration inside (and outside) and through accessories included in their projects. “Designing a complex,
whether residential or commercial, requires a thorough knowledge in the field. We don’t just work according to
the customers, but we must also take decisions on behalf of the customer as to build in such a way to meet the
the customer’s expectations, “ says the head of our projects.
Aligning to an infinite documentation, the soldiers of the company make a point to keep updated to
developments and trends in the field of construction. “For us to document is like his daily prayer. Whether

ituated at the entrance of Flic-en-
Flac, “Richland Villas”, which
comprises 20 apartments, proudly
faces the coastal road. Surrounded
by other luxury apartments, the
striking feature of this villa is that the
two residential blocs are detached from

The complex has its own parking. From
there, the residents can access a
restaurant in three minutes. A glance
at the complex from outside offers a
real feast for the eyes: the colour of the
building hamonises perfectly with the
crystals in the coral chips used as
paving of the 8x8 meters wide path.
Sold at Rs 1,000 a ton, these coral chips
originate from Saint-Félix. The staircase
leads to the right side of the complex.
The inclined roof of the complex is
covered by blue shaped plates. The
shaped plates not only add a distin-
guished touch but they also protect
the slab of the building. The European
savoir vivre can be felt as one strolls
though the interior corridor.
Residents can also enjoy the comfort of
a balcony.
I
nstalled on an area of 20 x 8 meters,
the swimmimg pool in fiber glass is
situated almost in the middle of the
property. From this central spot, one
can have a real perspective on both
the buildings, the balconies standing
out in perfect accord. The reflection of
the complex in the blue-colored
swimming pool gives a sense of
inspiration ton those born with artistic
instincts.
Majestically settled on the coastal road
of Flic-en-Flac, “Richland Villas” was
conceived in 2006. Most of the
buyers of the apartments are Mauritians
and foreigners who have obtained
the Mauritian nationality. Out of 20
apartments, 18 have already been sold.

“While planning the architecture,
we decided to include at least
one guest room. We also
earnestly wished to conceive
a kitchen that would be well
beyond the usual standards.
Moreover, the kitchen is fully
equipped, besides being
elegant », says Mr. Jean-Daniel
Henry, project manager at
Raysidence Enterprises Ltd.
He adds that usually estate
a g e n t s a n d p r o p e r t y
developers provide only the
furniture when it concerns
kitchens. The rest is the sole
responsibility of the customer,
but Raysidence Enterprises Ltd
have walked that extra mile for
their valued clients.
A
ll the apartments are identical. Electrical installations are built into the supports
of the apartments. All windows face the rising sun. However potential
buyers have to provide for the furniture.
Painted in various colors, the final touch to the interior walls comprise of vertical
strips, known as “Corbet” coating. “ The reflection of light on the vertical strips
creates a dazzling effect on the walls. We have used a special coating material
for the walls. I would say that this process is probably only next to the Tyrolienne
method”, our guide told us.
“Richland villa” is surrounded by some other ten blocs of luxury apartments. But it
stands out from the lot, probably because of its original features. Those who have
invested in an apartment “Richland Villas” undoubtedly took the best decision in
a lifetime…

Villa Sotogrande”“Villa Sotogrande”

E
ver since it was set up, the grand lady Sotogrande
has always faced the beach at Flic-en-Flac. The
“Sotogrande Villas” was contructed on an area
of 350 square meters. In all it comprises of 16
apartments, out if which nine have been sold to date.
Cubic styled “Sotogrande Villas” was built in 2002.
This was the first realization of company. Following
the success of the first project, Raysidence
Enterprises Ltd embarked on a second project of
the construction of a residential complex.
Christened “Dovecourt Villas”, which nests 16 apart-
ments, is situated opposite “Sotogrande”. A beautiful
swimming pool of 9x4 metres width surprises the
visitor once you enter the premises. Doorcourt Villas
reflects in the crystal clear water, a rare spectacle
indeed.
Through the exterior it appears to be quite simplistic,
the interior of each apartment is well researched and
elegant. “Apart from the kitchen, each apartment
has either two or three bedrooms. Conceived
as per the American norms, the kitchens are fully
equipped. Buyers may also add their personal
touch to the apartment”, says Jean-Daniel Henry,
project manager working for Raysidence Enterprises
Ltd.
A dark blue terrace stands out majestically from the
building. The roof is slightly inclined, adding a
rustic look to the complex and facilitating rainwater
to cascade down on the footbridge which faces the 9x
4 meter swimming pool.
Another aspect that adds to the aesthetic value of this
luxurious place is the vast space skillfully decorated
with coral nuggets that forms a path towards the
building. These coral nuggets, pale yellow in colour,
originate from the region of Saint-Félix. When
sunshine bathes the complex, the coral nuggets merge
into total harmony. At midday, one can indeed enjoy
a rare feast for the eyes.
“Sotogrande Villas” is strategically situated, facing
both the public beach and the Flic- en- Flac coastal
road, in the region better known as Wolmar. There is
no need for the inhabitants to walk up to the beach to
get a feel of the seaside atmosphere as right from the
balcony, they can hear the sea waves gently caressing
the corals and they can smell the salty breeze that is
released from the public beach.
W
hen we met a 60-year old
resident at “ Sotogrande »,
he shared with us that it is
almost a ritual for him to watch sunset
from his apartment. He added that this
reminds him of how he witnessed sunset
from a plane during a trip.
“It was indeed marvelous. At one
point of time, I noticed that the
ocean had turned ochre. That is
why I settle at my habitual spot in
the apartment to watch sunset and
this reminds me of this unique
moment I lived during this trip in
the plane which I made several
years ago”, says the person.

«Sotogrande ». The latest
venture of Raysidence
Enterprises Ltd,
«Dovecourt Villas» was initiated in March 2009 and
completed one year later. Painted sky blue and
covered with stylish iron sheets, the building was
conceived in such a way that it is in perfect harmony
with other buildings in the vicinity.
Situated on the coastal road to Wolmar, “Dovecourt Villas”
comprises 15 autonomous luxury apartments and two
penthouses. One is simply baffled at how the building is
harmoniously integrated with the natural décor of the
region.
At first sight, one has the impression that “Dovecourt
Villas” comprises two autonomous complexes. But this
is not the case. It differentiates itself from the other
residential complexes by its positioning and its structure.
For instance, “Dovecourt Villas” has an entrance on the
main road. The middle of the building, which nests the
stairs, seems to be detached from the complex: but this
is not the case. It is only when one uses the stairs that one
discovers that “Dovecourt Villas” is a unique complex.

he cubic structure of the building allows
optimal use of all its dimensions. From
“Dovecourt Villas”, one has the impres-
sion of facing the sea, be the privileged ones to
be bathed by the rising sun and at the same time
be blessed by a spectacular sunset. All this has
been made possible by the remarkable positioning
of the apartments, in particular the bedrooms. In
fact, the positioning of the complex itself has been
made as per the topography of the land. This posi-
tioning also allows free circulation of fresh air on
the balconies.

  • 2. “We never work on reservations” Specialized in the construction and sales of luxury apartments, real estates company, Raysidence Enterprises Ltd. is in the housing sector since 2002. To date, the company has already completed the construction of five luxury apartment complexes in Mauritius. Dayabarun Rayappen, the director and founder of Raysidence Enterprises Ltd states in no uncertain terms that his real estates company never wait for offers to venture in the construction of residential and commercial complexes. “Our role as promoters is to buy land, build luxury buildings for sale and rental. We never work on reservations. In clear, the potential customer buys the apartment of his taste only when the construction of the complex is completed or nearing completion”, says Mr. Rayappen. Complexes (both residential and commercial) that have been developed so far by Raysidence Enterprises Ltd. are: “Société four à chaud”, “Montagu Villas”, “Richland Villas”, “Sotogrande” and “Dovecourt villas.” According to Mr. Rayappen, nowadays the demand for properly built apartments is on the increase and he expects that in the coming years, a larger number of Mauritians will look for luxury apartments to buy in spite of its high cost. “The prices of our luxury apartments vary from the Rs 3.8 to Rs 4.2 M. The interior design of the apartments are of latest trend but we do leave it up to the customer to furnish and paint the inside if he so desires. In addition, it is also worth noting that we only sell our apartments with kitchen appliances and sanitary wares. Regarding furniture, we leave th e choice to the buyer, “says Dayabarun Rayappen. Most of the luxury apartments developed by Raysidence were sold like hot cakes though there are a few that are still available to be purchased. Yet this does not seem to bother much Mr. Rayappen. “One of the biggest problems in Mauritius is that the government does not provide long term loans to those who want to get an apartment of this type. That is why there are many Mauritians who cannot afford luxury apartments and as such have recourse to something else, which is not necessarily bad”, says Mr. Rayappen. “You might ask yourself why people invest in these luxury apartments in spite of their high price.I would say that people seek peace of mind and tranquility. They are not only on the lookout only for a nice view on the sea or on a lush green vegetation but most importantly, they want to live peacefully. Probably that is the most satisfying part in the purchase”, states Mr.Rayappen. In the heart of Rose Hill ... Situated in the heart of Rose Hill, Raysidence Enterprises Ltd. stared its activities by placing adverts in local newspapers. Their first project (started in 2002) includes a villa of 16 apartments built on the coastal road of Flic- en-Flac. The total surface of the building is an area of​​ 20,000 square feet. The construction of the complex was completed in 12 months. The first villa was named Hot Oven Company as it was built on a place where there used to be a hot oven. We also earnestly wished to conceive a kitchen that would be well beyond the usual standards. Moreover, the kitchen is fully equipped, besides being elegant », says Mr. Jean-Daniel Henry, project manager at Raysidence Enterprises Ltd. He adds that usually estate a g e n t s a n d p r o p e r t y developers provide only the furniture when it concerns kitchens. The rest is the sole responsibility of the customer, but Raysidence Enterprises Ltd have walked that extra mile for their valued clients. A ll the apartments are identical. Electrical installations are built into the supports of the apartments. All windows face the rising sun. However potential buyers have to provide for the furniture. The “Sotogrande Villas” was contructed on an area of 350 square meters. In all it comprises of 16 apartments, out if which nine have been sold to date. Cubic styled “Sotogrande Villas” was built in 2002. This was the first realization of company. Following the success of the first project, Raysidence Enterprises Ltd embarked on a second project of the construction of a residential complex. Christened “Dovecourt Villas”, which nests 16 apart- ments, is situated opposite “Sotogrande”. A beautiful swimming pool of 9x4 metres width surprises the visitor once you enter the premises. Doorcourt Villas reflects in the crystal clear water, a rare spectacle indeed. Through the exterior it appears to be quite simplistic, the interior of each apartment is well researched and elegant. “Apart from the kitchen, each apartment has either two or three bedrooms. Conceived as per the American norms, the kitchens are fully equipped. Buyers may also add their personal touch to the apartment”, says Jean-Daniel Henry, project manager working for Raysidence Enterprises Ltd. A dark blue terrace stands out majestically from the building. The roof is slightly inclined, adding a rustic look to the complex and facilitating rainwater to cascade down on the footbridge which faces the 9x 4 meter swimming pool. Another aspect that adds to the aesthetic value of this luxurious place is the vast space skillfully decorated with coral nuggets that forms a path towards the building. These coral nuggets, pale yellow in colour, originate from the region of Saint-Félix. When sunshine bathes the complex, the coral nuggets merge into total harmony. At midday, one can indeed enjoy a rare feast for the eyes. “Sotogrande Villas” is strategically situated, facing both the public beach and the Flic- en- Flac coastal road, in the region better known as Wolmar. There is no need for the inhabitants to walk up to the beach to get a feel of the seaside atmosphere as right from the balcony, they can hear the sea waves gently caressing the corals and they can smell the salty breeze that is released from the public beach. W hen we met a 60-year old resident at “ Sotogrande », he shared with us that it is almost a ritual for him to watch sunset from his apartment. He added that this reminds him of how he witnessed sunset from a plane during a trip. “It was indeed marvelous. At one point of time, I noticed that the ocean had turned ochre. The latest venture of Raysidence Enterprises Ltd, «Dovecourt Villas» was initiated in March 2009 and completed one year later. Painted sky blue and covered with stylish iron sheets, the building was conceived in such a way that it is in perfect harmony with other buildings in the vicinity. Situated on the coastal road to Wolmar, “Dovecourt Villas” comprises 15 autonomous luxury apartments and two penthouses.
