1.Introductiontoproject
1.1ProjectDescription
For our final project for the subject Introduction to Construction Industry,
we were asked to make a project proposal. Hence, the title – The Project
Proposal. The objective behind this project is to enable us students to
develop an understanding of the building team, its organization, duties
and inter-relations within which they will seek employment, career
progression or further study. Not only that, it is also to develop an
awareness of their professional responsibilities and to appreciate their
professionin the constructionindustry.
Basically, our
project’s name is
called
“Maharajalela
Road Hotel”. It
involves the
construction of a
budget hotel

right besidea staircase thatleads to theMaharajalela Monorail Station. The
project is on top of a 30m x 30m vacant ground, located at Jalan
Maharajalela, Kuala Lumpur, Malaysia, with the coordinates of 3°8′20″N
101°41′56″E.
The estimated date for the agreement of the project brief to be signed is on
November 18th
2014. The whole construction process will be up to
approximately6months.

These arethephotosof thesite.

Our site is actually a recent large vacant space. Before this, it was a land
filled with trees. But now that the trees have been timbered down, we came
up with a siteanalysis and it showed that thesiteis ideal for a construction
plan. These are thereasons why:
1. Next to a monorailstation.
 Tourists or locals, who uses the monorail and gets down at
Maharajalela Monorail Station, can stay at our hotel proposed at
this sitebecause ofthe convenience it brings.
2. Approximately10 minutes walk awayfromStadium Merdeka.
 If there’s a sport events held in Stadium Merdeka, thehotel at our
site is the perfect place to spend the night in after a tiring and
fun day/nightthere.
3. Ventilationatthis siteis goodbecause ithas a bigopen space.
 This benefits our hotel at our sitebecause it is cooling and breezy.
Because from a rational perspective, no one wants to stay in a
place where it’s hot and humid. People would usually aim for
places witha comfortabletemperature, and a nice environment.
1.3 PROJECTCONCEPT
We have teamed up to brainstormed and discuss ideas as well as concepts
that fit in this construction project after conducting a site analysis. In

conclusion, wecameup with theidea for our finished project to function as
a
placefor peopleto stay in that comes with an affordableprice. Thepricefor
a night in this hotel will be fairly reasonable, which is why it will be a
budget hotel. Our targeted customers are tourists who are finding a fine
placeto livein, and atthe sametimetrying to savemoney.

Due to Malaysia’s tropical weather, the exterior of the budget hotel will be
filled with greenery to emit more breezy air to the surroundings. Not only
that, this concept will attract people’s attention. Besides, this concept will
definitely attract theattention of other’s because it is uniqueand it helps in
minimizing the carbon footprints we humans are causing. Basically, it’s a
win-win situation.
1.4 PROJECTBACKGROUND

Actually, it’s only recently that this site has become a vacant space. Before
this, it is actually filled with trees and tall grass. Now that the trees are
chopped down and some grass got trimmed, this area requires something
for it to be a sight for sore eyes. We think this site is very strategic for a
budget to be located due to the site contexts. For example: Maharajalela
Monorail Station, Kuan Yin Temple, as well as Stadium Merdeka. These site
contexts revolve around thetourism industry, so why not make it easier for
tourist to roam around by building a budget hotel that is so nearby and
convenient? Therefore, weproposed this project.

1. A budget hotel will be built to utilize the vacant space in the site we
havechosen.
2. The name of the hotel will be“Maharaja Road Hotel”, in conjunction
ofthe nameofthe roadofwhere it is located.
3. Comfortable hotel rooms’ will built inside and have a simple yet
artisticinterior design.
4. If there is a major sports event held in
Stadium Merdeka, there will be promotions
on theprices ofthe rooms.
5. The exterior of the building will be filled with greenery, for the
surroundings ofthe sitetobebreezy and airy.
6. An underground car park will be built and provided for guests with
cars to park their cars.
7. A muslim praying room will be provided too in the hotel for the
muslim-raced customers.
8. A rooftop garden will bebuilt too that will function as a recreational
area for guests to relax. Garden lamps,
tables, benches and a hammock will be
provided forthe uses ofthe guests.
9. A small gym will also be provided in the
hotel toencourage guests to keep themselves fit and healthy.

3. People who just came down from the Maharajalela Monorail
Station could just drop by thebudget hotel to use the restrooms if
needed.
4. The increase of softscape helps in decreasing the negative effects
thatis caused byurban development.
1.9 SUCCESSCRITERIA
1. Thehotel willbebuiltcompletely withintheestimated time.
2. The rooftop garden will be designed with the furniture as well as
floraswithintheestimated timeand alsoestimated budget.
3. Therooms willbefullyfurnished withintheestimated time.

4. Furniture in the hotel for all rooms will be within the targeted
budget.
5. Therooftop will havea shadethat can help to protect guests from
UV rays.
6. The gym equipment will be well maintained and always in a
usablemanner.
7. All rooms will have a television provided that comes with a few
selected channels thatare family-friendly.
8. Wi-Fi availabilityforguests.
9. Hotel toprovidegood customer service.
10. Abletoget enough staffforthehotel withinthe estimated time.

2.RATIONALEANDCLIENTEVALUATION
Our site that we chose is a 900
square meter (30m x 30m) vacant area
next to the Maharajalela Monorail Station.
After looking at the area features the
advantage and disadvantages we could
design around the site, we settled on the purpose of our site to be: “Budget
Hotel”. For this construction project, we decide to look upon the weakness
of the area currently the facility of study by
doing so, we are able to issues and problems
and propose a plan that can make up for its
shortcomings, particular at the Budget Hotel
area. Through analysis, we have pinpointed the following issues of the area,
which we hope to use this information to create a Budget Hotel area fit for
the clients ofour project.

2.1ISSUESOFTHEAREA
1. Few budget hotel and some old hotel is already existing near the
area ofthe site. The competitionforthe walk-in guest is high.
2. The location is exactly opposite of the stadium, that is why when
there is an occasion, event, or concert the area will be noisy and
crowded. Thiswillaffect the peace in the area.
3. The area is a bit dark especially at night. There is inefficient light in
the main roadespecially at night.
2.2BENEFITSOFTHEAREA
1. Location-wise it is great because it is situated in the center of Kuala
Lumpur.
2. Very accessible, because it is near to the Maharajalela Monorail
Station.
3. Walking distance to China Town, Times Square, as well as Bukit
Bintang.These 3 are one ofKuala Lumpur’sfavouritetouristspots.
4. About 15 minutes drive to Petronas Twin Tower that used to hold the
record forWorld’sTallestBuilding Structure.
5. 45 minute drive from the airport.

2.3GOALSOFTHECONSTRUCTIONPROJECT
1. Site should besimplisticand idealistic.
2. Utilize the locationand space effectively.
3. Compensate the failuresofthe areato enhance study.
2.4CONCEPT
1. The concept of our project must be able to provide a comfortable
space for the traveler.
2. We also implement a green landscape approach that will help the
guest to feel more connected to the nature & enable to make the
Budget Hotel progress with harmonywiththe nature.
3. It should address the issues of the area particular the issue of sound
effect from stadium specially when there is an occasion going on to
the area as a result we should provide isolation with feeling
claustrophobicthroughwellspace isolationroom.
4. Grassy field and implementation of green approaches provides
customer a relaxing and cozy space as well as encourage green space
into a human lifestyle Isolation rooms provide personal space and
privacyto relax and enjoy the stay in the budget hotel.
5. Open space gives the impression of freedom - more open air
especially in the lobbyarea.

Hence, the title – The Project Proposal. The objective behind this project is to enable us students to develop an understanding of the building team, its organization, duties and inter-relations within which they will seek employment, career progression or further study. Not only that, it is also to develop an awareness of their professional responsibilities and to appreciate their professionin the constructionindustry. The project is on top of a 30m x 30m vacant ground, located at Jalan Maharajalela, Kuala Lumpur, Malaysia, with the coordinates of 3°8′20″N 101°41′56″E.   • 7. 7 Our site is actually a recent large vacant space. Before this, it was a land filled with trees. But now that the trees have been timbered down, we came up with a siteanalysis and it showed that thesiteis ideal for a construction plan. These are thereasons why: 1. Next to a monorailstation.  Tourists or locals, who uses the monorail and gets down at Maharajalela Monorail Station, can stay at our hotel proposed at this sitebecause ofthe convenience it brings. 2. Approximately10 minutes walk awayfromStadium Merdeka.  If there’s a sport events held in Stadium Merdeka, thehotel at our site is the perfect place to spend the night in after a tiring and fun day/nightthere. 3. Ventilationatthis siteis goodbecause ithas a bigopen space.  This benefits our hotel at our sitebecause it is cooling and breezy. Because from a rational perspective, no one wants to stay in a place where it’s hot and humid. People would usually aim for places witha comfortabletemperature, and a nice environment. 1.3 PROJECTCONCEPT We have teamed up to brainstormed and discuss ideas as well as concepts that fit in this construction project after conducting a site analysis. Thepricefor a night in this hotel will be fairly reasonable, which is why it will be a budget hotel.   • 9. 9 Due to Malaysia’s tropical weather, the exterior of the budget hotel will be filled with greenery to emit more breezy air to the surroundings. Not only that, this concept will attract people’s attention. Besides, this concept will definitely attract theattention of other’s because it is uniqueand it helps in minimizing the carbon footprints we humans are causing. Basically, it’s a win-win situation. 1.4 PROJECTBACKGROUND (Buildingdesign inspirations)
  • 10. 10 Actually, it’s only recently that this site has become a vacant space. Before this, it is actually filled with trees and tall grass. Now that the trees are chopped down and some grass got trimmed, this area requires something for it to be a sight for sore eyes. We think this site is very strategic for a budget to be located due to the site contexts. For example: Maharajalela Monorail Station, Kuan Yin Temple, as well as Stadium Merdeka. These site contexts revolve around thetourism industry, so why not make it easier for tourist to roam around by building a budget hotel that is so nearby and convenient? Therefore, weproposed this project. 1.5PROJECTSUMMARY

The name of the hotel will be“Maharaja Road Hotel”, in conjunction ofthe nameofthe roadofwhere it is located. 3. Comfortable hotel rooms’ will built inside and have a simple yet artisticinterior design. 4. If there is a major sports event held in Stadium Merdeka, there will be promotions on theprices ofthe rooms. 5. The exterior of the building will be filled with greenery, for the surroundings ofthe sitetobebreezy and airy. 6. An underground car park will be built and provided for guests with cars to park their cars. 7. A muslim praying room will be provided too in the hotel for the muslim-raced customers. 8. A rooftop garden will bebuilt too that will function as a recreational area for guests to relax. Garden lamps, tables, benches and a hammock will be provided forthe uses ofthe guests. 9. A small gym will also be provided in the hotel toencourage guests to keep themselves fit and healthy.

The rooftop garden will be designed with the furniture as well as floraswithintheestimated timeand alsoestimated budget. 3. Therooms willbefullyfurnished withintheestimated time.

  • 15. 15 2.RATIONALEANDCLIENTEVALUATION Our site that we chose is a 900 square meter (30m x 30m) vacant area next to the Maharajalela Monorail Station. After looking at the area features the advantage and disadvantages we could design around the site, we settled on the purpose of our site to be: “Budget Hotel”. For this construction project, we decide to look upon the weakness of the area currently the facility of study by doing so, we are able to issues and problems and propose a plan that can make up for its shortcomings, particular at the Budget Hotel area. Through analysis, we have pinpointed the following issues of the area, which we hope to use this information to create a Budget Hotel area fit for the clients ofour project.
  • 16. 16 2.1ISSUESOFTHEAREA 1. Few budget hotel and some old hotel is already existing near the area ofthe site. The competitionforthe walk-in guest is high. 2. The location is exactly opposite of the stadium, that is why when there is an occasion, event, or concert the area will be noisy and crowded. Thiswillaffect the peace in the area. 3. The area is a bit dark especially at night. There is inefficient light in the main roadespecially at night. 2.2BENEFITSOFTHEAREA 1. Location-wise it is great because it is situated in the center of Kuala Lumpur. 2. Very accessible, because it is near to the Maharajalela Monorail Station. 3. Walking distance to China Town, Times Square, as well as Bukit Bintang.These 3 are one ofKuala Lumpur’sfavouritetouristspots. 4. About 15 minutes drive to Petronas Twin Tower that used to hold the record forWorld’sTallestBuilding Structure. 5. 45 minute drive from the airport.

We also implement a green landscape approach that will help the guest to feel more connected to the nature & enable to make the Budget Hotel progress with harmonywiththe nature. 3. It should address the issues of the area particular the issue of sound effect from stadium specially when there is an occasion going on to the area as a result we should provide isolation with feeling claustrophobicthroughwellspace isolationroom. 4. Grassy field and implementation of green approaches provides customer a relaxing and cozy space as well as encourage green space into a human lifestyle Isolation rooms provide personal space and privacyto relax and enjoy the stay in the budget hotel. 5. Open space gives the impression of freedom - more open air especially in the lobbyarea.
