PMHOA Budget
• The Budget for PM is slowly stabilizing and at a point to start
becoming stainable.The PM Reserve account has went though two
years with a net positive Last year we were 5K positive this year over
15K positive This was before any Special assessment and with 20% of
homeowners not contributing to the budget

Plan Going Forward
• As we treat this more and more like our HOA account we want to
ensure that we have a reserve that is very important for any HOA.We
have been doing an excellent job we have sacrificed a few items we
just did not have the funds for as I look at operational before I look at
reserve.
• NOTE the currentOperation budget is 90K not including the paying
for the pool completion so minus about 30K
Pool Status
Pool Update
• The pool is going trough its resurfacing we have completed coping
and new tile. We are currently waiting on the side construction to
complete there use of the fire hydrant to place plaster and fill.
• Current Issues
• The deck has shifted from just being concrete inTX so we have an
imbalance close to the playground sideWe are mitigating this with
concreate and will look at replacing the deck sections at a later date
Landscape Status
Landscaping
• As we have completed the biggest project for the HOA the pool
resurfacingWe can focus more on the landscape we have lots of
action items for the landscape.The biggest problem is irrigation we
currently have rewired the landscaping wires form eth front
construction.
• We will Pull shrubs in eth circle as the drought has killed most of them
and without irrigation did not help our cause even with periodic
watering.

Flower Beds
• As we discussed this mid last year regarding weed and issues in
flower beds.We have not neglected this issue but testing what our
best solution would be.We have looked at weed barriers heavy
chemicals and mulch as well as extra post and p[re emergence.We
still come to the conclusion that we have an imbalance in our soil
based on a test of the circle location.That means we will need top
bring in landscape mix and build the soil back up.We are now looking
at quotes on what that would take and with the potential new board
members in we can come up with more sharpened decisions on
landscape.

Home Values
• So as you all know the HOA is here to protect the home values as
much as we can.This year thee will be more citations that we have
seen in the past 2 years.This includes board members so we are no
exceptions to the rules we must keep our yards neat and grass
mowed. If you need help we do have resources that can give anyone
here a great deal we just need to know before citations and warnings
go out.
• You all may ask we need our common areas pristine as well and that’s
the goal this year as we stated for the special assessment.
Commercial vehicles
• We will look and cite anyone with a commercial vehicle that is not
permitted to be parked in et neighborhood.We have some options so
the best plan of action is to let us know so there is no issues with you
our your neighbors.This is no exception as it’s a city ordnance that
was even sited in our community by a current city council board
member.
Extended action
• This is always hard and never should be a result of anyone in this
community but this year if you are ignoring and warnings citations or
other items we will move to send your account to our legal team. In
my opinion its cheaper and saves you and the HOA money if you just
communicate with us.
New Surrounding Contraction
New Surrounding Contraction
• We currently have two potential new constructions sounding us the
new condos across form our pool and a commercial building on the
side withTractor supply.The permit for name has not been posted yet
once I know I will keep you all in the loop.
• It also looks like the entrance to the condos will be close to the circle
section.
• I have had no luck getting in contact with the current builders of the
condos as its sub contracted for the land work.
Community Involvement
Community Involvement
• We had a great national night out last year with the BBQ and
Wrestling Event. We are always looking at better ways to hold events
and making our community a place that you all will love has
homeowners.With that being said I would like to get some lighting
and benches in eth circle areas as its called a park but has very little
things that a park has.

• The new amenities are just pulmonary until I see there is budget for
the items.

PMHOA Budget • The Budget for PM is slowly stabilizing and at a point to start becoming stainable.The PM Reserve account has went though two years with a net positive Last year we were 5K positive this year over 15K positive This was before any Special assessment and with 20% of homeowners not contributing to the budget

Plan Going Forward • As we treat this more and more like our HOA account we want to ensure that we have a reserve that is very important for any HOA.We have been doing an excellent job we have sacrificed a few items we just did not have the funds for as I look at operational before I look at reserve. • NOTE the currentOperation budget is 90K not including the paying for the pool completion so minus about 30K
  • 10. Pool Update • The pool is going trough its resurfacing we have completed coping and new tile. We are currently waiting on the side construction to complete there use of the fire hydrant to place plaster and fill. • Current Issues • The deck has shifted from just being concrete inTX so we have an imbalance close to the playground sideWe are mitigating this with concreate and will look at replacing the deck sections at a later date

Landscaping • As we have completed the biggest project for the HOA the pool resurfacingWe can focus more on the landscape we have lots of action items for the landscape.The biggest problem is irrigation we currently have rewired the landscaping wires form eth front construction. • We will Pull shrubs in eth circle as the drought has killed most of them and without irrigation did not help our cause even with periodic watering.
  • 15. Flower Beds • As we discussed this mid last year regarding weed and issues in flower beds.We have not neglected this issue but testing what our best solution would be.We have looked at weed barriers heavy chemicals and mulch as well as extra post and p[re emergence.We still come to the conclusion that we have an imbalance in our soil based on a test of the circle location.That means we will need top bring in landscape mix and build the soil back up.We are now looking at quotes on what that would take and with the potential new board members in we can come up with more sharpened decisions on landscape.
  • 17. Home Values • So as you all know the HOA is here to protect the home values as much as we can.This year thee will be more citations that we have seen in the past 2 years.This includes board members so we are no exceptions to the rules we must keep our yards neat and grass mowed. If you need help we do have resources that can give anyone here a great deal we just need to know before citations and warnings go out. • You all may ask we need our common areas pristine as well and that’s the goal this year as we stated for the special assessment.
  • 18. Commercial vehicles • We will look and cite anyone with a commercial vehicle that is not permitted to be parked in et neighborhood.We have some options so the best plan of action is to let us know so there is no issues with you our your neighbors.This is no exception as it’s a city ordnance that was even sited in our community by a current city council board member.
  • 19. Extended action • This is always hard and never should be a result of anyone in this community but this year if you are ignoring and warnings citations or other items we will move to send your account to our legal team. In my opinion its cheaper and saves you and the HOA money if you just communicate with us.
  • 21. New Surrounding Contraction • We currently have two potential new constructions sounding us the new condos across form our pool and a commercial building on the side withTractor supply.The permit for name has not been posted yet once I know I will keep you all in the loop. • It also looks like the entrance to the condos will be close to the circle section. • I have had no luck getting in contact with the current builders of the condos as its sub contracted for the land work.
  • 23. Community Involvement • We had a great national night out last year with the BBQ and Wrestling Event. We are always looking at better ways to hold events and making our community a place that you all will love has homeowners.With that being said I would like to get some lighting and benches in eth circle areas as its called a park but has very little things that a park has.

  • 26. New Amenities • The new amenities are just pulmonary until I see there is budget for the items. • Community benches • Community Lighting in common areas • Basketball goal • Pool Grills • Pool Furniture
