The Watermark
The Watermark
Tropical, contemporary and perfectly situated for an
urban Honolulu lifestyle, The Watermark’s 212 luxury
residences include floor-to-ceiling glass living rooms,
designer kitchens, two bedrooms, two designer baths
and spacious walk-in closets. AHL selected elegant
finishes of African mahogany, Brazilian granite and
European marble. Befitting the Hawaii way, each unit
has a lanai that looks across Ala Moana Beach Park to
a stunning view of the ocean –– adding an outdoor
area for relaxing sunset cocktails. This residential only
community has a yoga pavilion, fitness center, picnic
and BBQ areas, swimming pool, library and media
room. The project is also known as 1551 Ala Wai.

Moana Pacific
Moana Pacific
A “lifestyle” residence, Moana Pacific’s two 46-story
towers include everything an urban dweller may want
– fitness centers, theatres, tennis courts, swimming
and lap pools, jogging tracks, putting and driving
ranges, party and game rooms and parking. AHL used
texture, space, light and the abundant greenery to
reflect the gracious beauty of Hawaii. And with glass
curving to fit the oval shape and no vertical lines
interfering with the expanse, the soaring elliptical-
shaped towers complement the blues of the sky and
ocean. Advances in glass technology allow for
ventilation while trapping heat, with one panel
opening for ventilation.

Nauru Tower
Nauru Tower
Now a well-known landmark and among the first of its
class in Honolulu, AHL took this luxury residential
condominium from design development through
construction administration. Working with a tight
schedule and high tech challenges, this 44-story glass
tower adds grace to busy Ala Moana Boulevard and
grants its residents sweeping views of Ala Moana Park
and the Pacific Ocean. An award-winning project, AHL
also enhanced the design environment with an
emphasis on high tech detailing.

Pacific Guardian Center
Pacific Guardian Center
The cultural importance and historic beauty of the
Dillingham Transportation Building ignited the design
for this 620,000-square-foot downtown office
building. Economics dictated tearing down a portion of
the historic building, but AHL devised a plan to join old
and new that preserved the stately cultural landmark
and created an open green space for pedestrians.
Energy-efficient reflective glass serves to double the
green space and simulates a “see through”
perspective with the ever-changing scene of clouds
and view planes.

677 Ala Moana
677 Ala Moana
To locals, it’s the Gold Bond building. And what that
building was – and what it is now – is like night and
day. Built in the 1970s, the two buildings had separate
entrances that were somewhat fused together in a
dark confusing network of halls, stairs and lanai.
Today, clean design laced with a touch of Hawaii, an
open air garden terrace, bold color and contemporary
graphics give splash and scale to a building that is now
a preferred home for many of Hawaii’s young
entrepreneurs. The renovation was accomplished
while tenants remained fully operational.

Aston Waikiki Beach Hotel
Aston Waikiki Beach Hotel
The renovation of this hotel capitalized on the strong
relationship the hotel has to Waikīkī’s world-famous
beach. The redesign of the upper deck level
maximized the spectacular ocean views. Through
architectural and interior renovations, the design
brings the beach into the hotel in every way possible .
The primary move in the renovation called for removal
of approximately 1,000 square feet of building
footprint affecting three levels at the southwest
corner of the property and introducing a new grand
staircase from the street to the third level pool deck
and restaurant. This allows hotel guests easy access to
the beach and invites patrons to the new third-level
restaurant and bar.
Renovation included improvements to the porte
cochere, lobby, front desk, and guest rooms.
All storefronts along the Kalakaua Avenue frontage
were upgraded and converted to retail tenants.
Renovations to the parking facade allow adequate
ventilation and improved aesthetics.

Hawaii Nature Center Rain

Hawaii Nature Center Rain Pavilion
AHL designed the Hawaii Nature Center (HNC) Rain
Pavilion through its 1% Solution program focused on
providing pro bono services to non-profit
organizations. Located at the main educational facility
of the HNC, the structure promotes a brighter future
for the environmental education of children and the
community. The design concept of the Pavilion
integrates the traditional open Hawaiian “A-frame”
structure with a raised roof that brings across natural
daylight and ventilation. Translucent roof panels are
featured to provide a visual connection to the
surrounding forest.
Translucent leaf-shaped plaques are also highlighted,
in between raw wood columns, to honor the various
donors who made this project possible.

Straub Clinic and Hospital Oncology
Renovation
With a growing need for additional space in its
Oncology clinic, Straub Clinic and Hospital brought
Architects Hawaii on board to redesign and renovate
its facility.
The project included the renovation of the existing
Internal Medicine clinic in the Milnor Building, which
then allowed half of the space to be used for
Oncology; renovation of the existing Oncology clinic to
create six additional patient bays in the Palma
building; and renovation of the existing nurses station
in the Palma building.
From the very first day of the project it was
determined that the theme would center around
nature and, in particular, “bamboo” elements. The
decision was made to create a healing environment
that would draw on the gentle colors and life giving
images of nature and good health.

Hotel Blue Fern, Namchi, Sikkim, India
The Blue Fern is a Hotel in Namchi which has amazing
views to the Khangchendzonga Range but the peak
itself is not visible from the rooms. It is strategically
located at the entry of Namchi and, when built an
operational, it will be one of the more important hotels
of the town.
Most of the design and master plan was done before
PPA became involved with the project. It was designed
as separate blocks – each 7 storeys tall starting at
different elevation 2 of which surround a courtyard. The
design brief then was limited to the design of one hotel
block and the having a consolidated look and feel to the
project. The entire scope of the interior and finishing of
the hotel became part of the scope of the brief.
