St. Joe Company (formerly St. Joe Towns and Resorts) WindMark Beach is a residential resort project on St. Joseph’s Bay in the same rural
Port St. Joe, Florida 2004-08 town that JOE’s paper mill once operated.

Assistant Project Manager, WindMark Beach one project, which comprises the majority of the commercial entitlements for the 1600
Project Manager for Village Center unit residential resort project.

Led the consultant and internal JOE teams from program development, budgeting
and design through construction and occupancy. Purview included building design for
2 restaurants, 4 mixed use buildings (retail/condo), a town hall and an administrative
building; site design; graphics and signage; furnishings; condo docs; contractor
selection and negotiation; bidding analyses; subcontractor buyouts.
Chilled Water Tower
Convinced corporate management of the financial and functional feasibility of a central
cooling plant - which the design team evolved into a visual icon: a custom-designed
evaporative cooling tower atop a 54’ high/3 story tower which houses the chillers and
pumps in the 2nd and 3rd levels – commonly perceived as a stylized water tower. The low
velocity fan in the custom evaporative tower abates the normal noise from typical high-
velocity evaporative units and the central plant eliminates the visual blight of compressor
units throughout the project. The custom designed evaporative tower was at a $150,000
premium absorbed into an $80,000,000 project.
An added value is that it occupied only a quarter of the valuable beach real estate than it
would have otherwise.

Southern Accents Showhouse
Established the budget and managed the design of the Southern Accents Showhouse at WindMark Beach – opened to the public in summer
2006. Construction was completed in 9 months, on budget, and the quality was very well received. Volunteered as a docent for the Showhouse
tours for Habitat for Humanity, which ultimately earned them $20,000 from Southern Accents Magazine and the St. Joe Company.
Custom/Local/Savings - Furniture
Designed and outsourced the manufacture of public area furniture to a JOE cypress mill and local metal/wood workers when we realized a
budget and lead-time problem coming up on opening the facilities. Not only did we save 50-67% on the costs (depending on the piece), we
were able to perfect an indigenous storyline to the custom pieces – which was very important to our “of this place” “Old Florida” ethic.
Townbuilding
Responsible and engaged citizenship is a high personal ethic, particularly when a company and its projects have a significant impact on a

Portable Classrooms Program Management
Program Management of upgrades and relocations of the 2600 portable classroom inventory. Designed and implemented a
FilePro database system which ultimately functioned to inventory, track, budget and status each unit in terms of location, conditions and
program cost. Implemented a punch-list process on handheld computers which cut the inspection and survey process for each unit from 30
minutes to five minutes; allowing the team to accomplish the survey of all 2600 units in the allotted two months.

Palo Alto, CA projects in 25 countries.
Director of Construction Services 1999-2001 Recruited to the firm due to a significant number of resort projects under
construction which were experiencing team difficulties. We were ultimately
successful in all respects, and first class products were delivered in each case.
Primary mission was to ensure responsible value-engineering, correspondence and direct communications; resolve contentious issues in a
win/win/win manner for the Architect/Owner/Contractor parties; and prevent excessive claims and any potential for litigation. Worked closely
with 3rd party Project Managers to ensure the above results.

Convinced the Owner of a severe budget overrun that was not being represented accurately by commissioning an independent estimate at 90%
complete documents and foundations being poured. Concurrently, we provided significant alternate redesigns to preserve the structural
skeleton, but changed much of the facade materials and fenestration. Ultimately, the redesigns were accepted; the majority of redesign effected
trade-by-trade thru the shop drawings; finish packages re-issued; the budget substantially preserved; and the schedule met.
