3. BUILDING PROJECT FOR 26 INDUSTRIAL
WAREHOUSES. A.
LOCATION: Cataboy - Porriño.
AREA: 2,80 Hectares.
CLIENT: Galipark Invest S.L.
Building project for 26 warehouses, located in
the P6 lot of the SUR-PPI2 (Sector 2) designated
area, in Porriño.
The client‟s main aim was to build a set of high
quality warehouses within the Sector which was
being developed by themselves. As a request
by the client, we worked alongside the
architect José Antonio Comesaña. He was
responsible for the design project whereas we
undertook the building project.
The precast concrete structure, set up in a grid
of 16m and 24m spans, together with the
façade, made of metallic Composite panels
and glass courtain-walls, were chosen to
achieve a sleek and hi-tech look which would
match with the designated landuse for the
whole Sector –clean industry.

4. BUILDING PROJECT FOR 26 INDUSTRIAL
WAREHOUSES. A.
The project also included the design for the P6 lot
urbanization (paths, access to the warehouses,
etc) Because the development of the Sector was
being carried out at the very same time we were
working in the project, it allowed us to accurately
indicate the connection points with the public
infrastructures in the drawings.

5. DEVELOPMENT PLAN FOR SUNDI1 INDUSTRIAL PARK
IN LOUSAME. A.
LOCATION: Toxosoutos - Lousame.
AREA: 14,50 Hectares.
CLIENT: Dovhe Galicia S.L.
Development Plan for a new Industrial Park in
Lousame Council, close to San Xusto River.
We mainly had to give technical and legal advice
to Ramón Baltar Domínguez & Fernando Castelo
Villanueva practice, who were responsible for the
design.
Taking into account that the selected area was
located within Suelo Urbanizable No Delimitado*,
the most difficult task was to assure the suficient
supply of resources (energy and water mainly) and
the dispossal of waste. Therefore, we had to liaise
closely with different public companies, as well as
with the representatives of the future surrounding
industrial areas.
Due to its location, close to River San Xusto, the
proposed landuse was that of “clean industry”.
Moreover, the Plan also comprised the
regeneration of the river‟s section to the south of
the Park, allocating precisley there most of the
compulsory green areas.

6. DEVELOPMENT PLAN FOR SUNDI1 INDUSTRIAL PARK
IN LOUSAME. A.
In order to controll the impact of the future Park
construction, there was a close liaise with the
Practice from scratch, so the earth works could be
lessen as much as possible. In this way, the final
proposal laid out a set of terraces which almost
balanced land clearance with excaveted
material.
All in all, my tasks included liaison with all the
actors involved, planning advice and assessment
of the proposals in order to meet the compulsory
legal requirements, the assessment of the ElA
document and the management of the
multidisciplinary team.

7. ALAMEDA DE BOUZAS: CURRENT STATE A.
8 URBAN REFURBISHMENT PROJECTS IN VIGO
COUNCIL.
LOCATION: Alameda de Bouzas Sq, Coruña St,
Castelao St, Cataluña St, Sagunto St, León St,
Covadonga St and Esperanto St.
CLIENT: CONCELLO DE VIGO.
The assignment consisted of eight refurbishment
projects for the regeneration of 7 sstreets and 1
square in the city of Vigo, within a fixed budget
provided by the City Council.
As the team leader for several of the projects
(Alameda de Bouzas Sq, Covadonga St, León
St, Sagunto St), I was responsible for drawing up ALAMEDA DE BOUZAS: PROPOSAL
the new street sections (space for pavement,
road, parking…), selecting the street furniture
and redesign the street facilities (drainage and
sewerage, water supply…)
Moreover, a comprehensive estimation of all
the works involved in each proposal was
elaborated, so the fixed budget was met by
cherry-picking just the most suitable and
necessary actions.

9. DRAFT PROJECT FOR AN URBAN TUNNEL AND THE A.
REFURBISHMENT OF THE AREA ON TOP.
LOCATION: Beiramar St – Vigo
LENGTH: 997 meters
CLIENT: Xunta de Galicia
The assignment main goal was to extend the existing
urban tunnel below Beiramar Street, from its current
entrance to Coruña Street junction. As a result, all the
traffic would be drawn underground and a new
pedestrian area, just under 1km long, would appear on
top of it.
I was responsible for the regeneration project for the
new pedestrian area, whereas the tunnel project was
developed by our civil engineers.
One of the most determining factors for the proposal
was the neccessity of a 10m wide corridor, free from
obstacles, which would give way to special carriages.
Another one was a requirement from the Harbour‟s
Authority, that wanted a clear boundary between its
premises and the rest of the urban fabric.
The final proposal set up the 10m corridor along the
factories façade. The boundary was created by means
of a dramatic distinction in the pavement treatment,
which allowed us to avoid the embed the new area
between the big factories and a wall.

REFURBISHMENT OF THE AREA ON TOP.
Smooth green lanes were set up, both to reinforced the
boundarie and to soften the appearence of this long
and flat surface. Several playgrounds and gardens were
split in-between the lanes.

12. MASTER PLAN REVISION FOR THE SUR –PPI-2 (SECTOR 2)
DESIGNATED AREA. Former state B.
LOCATION: Cataboy – Porriño.
AREA: 8,40 Hectares.
CLIENT: Galipark Invest S.L.
The main goal was to alterate the boundaries for the
SUR-PPI-2 (Sector 2) designated area, established by
Porriño Master Plan. A reduction of its size was
proposed but with the maintenance of the industrial
use. A proposal for the design of the new Sector was
also included.
My main tasks were the drawing up of the legal
document, the sketching of the land use maps and
the liaison with the stakeholders involved (service
companies, council and regional government) in
order to reach the planning and quality standards Final state

approved, we received the assignment for the
Development plan for the area .
Once more, I was responsible for the drawing up
the legal document nd the sketching of the maps
required, working alongside with the engineers for
the designing of the infrastructures and roads.

14. DEVELOPMENT PLAN FOR SAU-1 INDUSTRIAL PARK B.
LOCATION: Palacios de Goda - Ávila.
AREA: 6,40Hectares.
CLIENT: Louropark Inversiones S.L.
Development of the SAU-1 Designated Area,
close to N-VI road.
The main issue here was the neccessity to catch
up with the different planning acts of that
region in just a few weeks.
My tasks were basically the same as the former
two assignments, working in a multi-disciplinary
team in the designing of infrastructures, well- Proposal
fitted earth works and roads.

15. STRATEGIC PLAN AND DEVELOPMENT PLAN FOR B.
PONTEAREAS INDUSTRIAL PARK
LOCATION: Ponteareas.
AREA: 100 Hectares.
CLIENT: XESTUR Pontevedra.
Public assignment from the regional
government, in collaboration with Alejandro
Gómez & Ángel Santoro Practice.
The main difficulties came from the principal
stakeholders involved, regional and local
government, as they were from different
political parties.
My main tasks were giving planning advice to
the practice responsible for the design and
liaising with the different stakeholders involved
(XESTUR Pontevedra, Ponteareas Council,
several lobby groups). In addition, I had to
assess the design for the infrastructure
proposals, with the help of our civil engineers,
and supervise the EIA document.
With the suspension of the council Master Plan,
by the regional governement, not only we had
to work on the Strategic Plan but also to include
a development Plan for the whole area, which
would have to be approved by the regional
governement.

16. STRATEGIC PLAN AND DEVELOPMENT PLAN FOR PONTEAREAS INDUSTRIAL PARK B.
These changes were coordinated with the practice. As a result, we were
responsible for the complete and accurate design of the supply
infrastructures and the roads.

17. DEVELOPMENT PLAN FOR B9 RESIDENTIAL SECTOR. Connecting points with supply infrastructures B.
LOCATION: Pontevedra
AREA: 4,10 Hectares.
CLIENT: Dove Galicia S.L.U.
Private assignment in collaboration with the architect Alfonso
Penela, responsible for the design of the houses and their
distribution. The goal was to reach the highest density allowed
in the area. That meant to allocate 50 houses, as well as the
roads, public spaces and public utilities required.
One of the biggest challenges was to fit 50 houses in this rural
area, nearby the River Lerez. In the end, a cascade of terraces
were proposed to fit all the houses in this lovely landscape, but
only after working out thoroughly the access incline to each
plot.

18. DEVELOPMENT PLAN FOR B9 RESIDENTIAL SECTOR. Final proposal B.
In this case, I had to manage the development of
technical solution for the design provided. Therefore,
planning advice for Alfonso Penela‟s practice, liaising
with the stakeholders involved (Pontevedra Council,
service companies and the developer), assessing the
infrastructures proposal and supervising the EIA
document were my main duties.

20. NEGREIRA COUNCIL: ANALYSIS STAGE. Land use map C.
The first approach to the council aimed to get an
insight of its current situation, identifying its main
problems and opportunities from the analysis of the
information we were provided with, at a regional
and local level.
The work was carried out by multidisciplinary teams
of 10 people, in which there were architects, urban
planners, solicitors and political scientists.
My specific tasks involved the analysis of the road
system, the land uses and the assessment of the
adequacy of the Master Plan related to the current
laws.
The synthesis map accomplished, highlighted the Road system
high intensity in which the council uses their land,
mailny for agricultural and farming purposes.

21. NEGREIRA COUNCIL: ANALYSIS STAGE.

In addition, the analysis of the road system allowed us
to identify a differnet type of routes (paths) that were
not classified in the Master Plan. Because of its high
density and public ownership, its recognition and
regulation in the Master Plan was .
Finally, the adequacy assessment of the Master Plan
revealed 1) the excess of Designated land; 2) the lack
of public utilities 3) the neccessity for up-dating the
building requirements in the rural areas.

22. NEGREIRA COUNCIL: PROPOSAL STAGE (STRATEGIC PLAN). Land use proposal C.
The second stage should develop an strategic plan from all
the previous analysis. In addition, we should also include
the design of a particular area.
I was committed to elaborate the strategic proposal
whereas the rest of the team was working in the design of
the particular area.
In a very straightfoward way, the main strategic lines were
presented in a single map. The visual distinction of the
different type of rural villages (agricultural, environmental,
heritage, endagered) graphycally showed the need for
four different environmental requirements in rural areas.
The improvement of the road system was another strategic
line. The four different kind of works needed (improvement,

maintenance, new roads, regeneration) were identified in
four different colours.
The proposal revealed the drift from non productive land
uses (building) to productive land uses (agricultural, forest,
livestock). By using different colours, the proposal showed
the areas in which the future Master Plan should implement
a change of land uses, facilitating a more sustainable plan
for the council.

At the last stage of the course, everyone had to
deliver a dissertatio on a subject of our own choice.
My dissertation, so called “Status of Inner City
Centers in Galicia. Relationship between sectorial
legislation and planning legislation”, was supervised
by Professor Martín Fernández Prado, from the
Department of Projects and Planning, at the UDC.
The main aim of the work was to draw attention to
the situation of the Galician urban heritage and
the need for a deep thought on the better ways of
protecting and managing them. Therefore, the first
stage of the research was to described the current
situation of the Galician Inner City Centers from an
urban heritage viewpoint. The output helped me to

25. DISSERTATION
C.
On the second stage, a classification for all the Inner City Centers
was proposed in four different levels, depending on how the
planning legislation and the heritage legislation were linked: 1)
Listed Inner City Center with a Special Plan; 2) Non Listed Inner
City Center with a Special Plan; 3) Non Listed Inner City Center
without a Special Plan; 4) Listed Inner City Center without a
Special Plan. The outcome was depicted in different maps to get
a better insight of the current situation.
In third place, a general analysis of the 365 existing masterplans in
Galicia was done. The key issue was to find out haow many of
them have been brought into line with the recent Regional
Planning Law (Ley 9/2002) Once again, the outcome was
depicted in a map. This one showed that, 8 years after the law
was laid out, the 90% of the Galician councils have not yet
updated their masterplans.
Comparing this latter map with the former ones, it could be
concluded that the protection and management of Galician
urban heritage is only viable in three councils, as all the rest have
issues with their legislation framework.
Two solutions were given to overcome the current situation:
1) Urgently develop Special Plans for those Inner City Centers that
have no protection, either from the heritage legislation or the
lplanning legislation.

27. GIJON STRATEGIC PLAN (ASTURIAS) D.
Within the course “Strategic planning for Cities”,
run by Professor José Miguel Fdez. Güell, we had
to deliver an Strategic Plan for the city of Gijón, in
the north osf Spain.
The work had to stages: a) compiling and
analysing all the existing data about Gijón, in
order to outline the current status of the city; b)
on considering the previous outcome, propose
the main strategic guidelines for the city.
All the data gathered in the first stage, provided
us with an insight of the physical, economical and
social profiles of the city. My tasks were focused
on the analysis of the social data.
The second stage had to uncover the demands
and offers of the city, in order to decide which
strategic guidelines should be laid out. My main
task at this stage was the analysis of Gijon‟s main
cluster, that is, its port activity.

28. GIJON STRATEGIC PLAN (ASTURIAS) D.
All in all, the strategic vision for the city was
summarized in five main guidelines:
1. Transform Gijon‟s old industry into a more
innovative and diverse one.
2. Strengthen its role as a maritime hub for the
north coast of Spain.
3. Support the successful activities of the existing
NGO‟s and Associations.
4. Encourage a regional understanding of the city,
as part of the metropolitan area with Avilés and
Oviedo.
5. Invest in the regeneartion of derelicted urban
and rural areas, increasing the quantity of
productive land uses in these areas.

29. Physicall barriers
ANALYSIS OF GETAFE COUNCIL (MADRID) D.
Within the course „Urban framework and patterns‟ run by
Dr. Luis Felipe Alonso Teixidor, we had to deliver an urban
and regional diagnosis for Getafe Council.
The main aim of this coursework was to undercover the
potential threats and opportunities for the future
developmento of the council.
Once again, the work had two different stages: a)
compiling and analysing the information; b) lay out the
convenient actions. Conclusions were synthesised in a set

1. To bury underground the A-42 motorway.
2. Increase the mixture of different uses on the industrial
axis.
3. Relocate some industrial areas in order to preserve the
natural landscape.
4. Avoid the zonification of the so called „opportunitie

natural landscapes.
6. Support agricultural uses as an active and positive way
of protection for the landscape.

32. LANDSCAPE REGENERATION FOR THE CERRO DE JÚNDIZ
(BASQUE COUTRY) D.
The workshop main theme, „Living landscapes between the
city and the countryside‟, highlighted the potential threat
that Vitoria outter city landscapes are facing. The
multidisciplinary teams, each made up of 7 people, had to
deliver a diagnose and a set of proposals for the study cases
in two weeks time.
My team had to work on the Cerro de Júndiz area, an
historical landmark for the city of Vitoria with extraordinary
landscape values, due to its height in the middle of the
surrounding „llanada‟ (plateau).
The diagnose stressed the barrier effect that existing (and
future) road infrastructures were playing with respect to the
ecological connectivity of the area, nearby the River
Zadorra. In addition, the existing industrial park (and its future
development) was another threat for both the ecological
and pedestrian connectivity between the Cerro and the
Green Belt of Vitoria.
Conclusions were grouped in four different action plans,
which gave answer to the following goals: a) recovery of the
ecological and pedestrian connectivity between the city
and its surrounding landscape; b) transformation of the
existing industrial park into an ecological park, in which an
technology would play a fundamental role in the boost of
the local agriculture (biomass plant, greenhouses for local
plants, etc.)
