Having negotiated a surrender premium from HSBC of 5 years’ rent, Trevor Morgan, Ken Edwards and Richard Bennett advised
Lapur Investments on splitting the two buildings to rationalise the floor plates of the larger office building to improve lettability
and rental value.
A difficult planning consent was obtained to convert the top floor of the principal building into three penthouse residential flats
as well as convert the adjoining smaller building into full residential use. A separate approach to the penthouses was created via

the adjoining building. To accommodate the residential, the plant and machinery was moved from the roof to the basement.
A change of use of part of the ground floor of the principal office building to retail was then obtained, adding further value. All
the refurbishment and reconstruction work for both buildings was project managed by Richard Bennett.
When finished the offices were fully let by Trevor Morgan and Ken Edwards on a floor by floor basis and the residential was sold
at record per sq ft prices for the area.

MC sourced and acquired the property off market for Robert Houston with the intention of owner occupation. Once refurbished
the building will form the headquarters for St. Bride’s Strategic Advisers, Boost Charitable Trust and the St. Bride’s Business
Alliance.
The property provided short term income offering time in which to work up a strategy for the building.
Richard Bennett is currently working with Robert Houston to deliver a high quality office refurbishment.
