Maintenance
o “Building maintenance is work undertaken to keep, restore
or improve every facility, i.e., every part of a building, its
services and surrounds to a currently acceptable standard
and to sustain the utility and value of the facility”.
o “The combination of (all technical and assorted
administrative actions) any action carried out to retain an
item in order or restore it to a state in which it can perform
its required function”. (BS- 3811-1974).

Objectives of Maintenance
• To preserve the operating condition of building services,
structures, etc.
• To restore them back to their original standards.
• To improve the facilities depending upon the development that
is taking place in the concerned/relevant engineering.
Types of Building Maintenance
• Maintenance of buildings may be broadly classified in three
categories: Routine maintenance, Preventive maintenance, and
Remedial maintenance/measure or repair.

Importance of Building Maintenance
(a) Control the functional requirements of building and ensure
safe and fit for its designated use.
(b) Identification of actual and potential sources of trouble,
misuse and to prevent serious deterioration and failure,
consequently increasing the service life.
(c) Monitor the influence of the environment
(d) Provide feedback of information for designers, constructors
and owners on the factors governing maintenance problems.
(e) Provide information on which decisions concerning
preventive measures.

 It is the modification of existing structures to make them
more resistant to natural hazards: seismic activity, ground
motion, tropical cyclones, tornadoes, thunderstorms etc.
Need for retrofitting
 Load increases due to higher live load, installation of
machinery or vibration.
 Dame of structural parts due to aging of construction.
 Modification of structural system.
 Increase in service life of structure.

Jacketing materials may also be secured to concrete by means
of bolts, screws, nails or adhesive by bond with existing
concrete.
