As a Senior Operations Analyst for Wealth Brokerage and Retirement (Full Property Analysis).
Wells Fargo India Solutions:
Wealth Brokerage and Retirement - Wealth Brokerage and Retirement serves High Net worth
customers across the globe. My role requires me to perform Commercial Real Estate Financial Analysis
and Spreading for Wells Fargo Private Banking customers.
Job Description-1: (Spreading & FPA)
Job Responsibilities:
 Allocation of work to the team on a daily basis, maintaining the whole team's workflow right
from assignment till signing off the loan to ensure the smooth workflow.
 Quality check of loans processed by the team members.
 Extensive Rent Roll and Financial Statement Analysis of the borrower's commercial property,
forecasting the future cash flows of the said property to determine the capability of the property to
pay off its debt.
 Critical operational analysis to figure the condition/performance of the collateral to conclude a
judgment for Loan to Value ratio (% of loan amount against the current value of the collateral).
 Listing down detailed comments of the entire analysis done and the assumptions made to derive
Net Operating Income and Cash Flow.
 Determining the profit or loss and forwarding the crucial validation to the Asset Management
Team of Wells Fargo.
 Doing the Monthly dash-board of the team which shows both Production and Quality reports of
the entire team and report the same to Line of Business.
Spreading: Analyzing Commercial Income & Expense statement to arrive at a Net Operating Income of
the property. The analysis is done based on the Full Property Analysis Guidelines, also performing a
detailed Rent Roll analysis.
Full Property Analysis: Where in analyst concludes the probable value of a Commercial property for
the next year based on the current Real Estate Market conditions by utilizing current Net Operating
Income and ongoing Market Capitalization rates.
 Doing a Quality check of the Full Property Analysis, ensuring the assumptions considered by the
associate are logical and also helping them in taking Judgment calls while making their
assumptions.
 Reviewing property Appraisal to ensure the current Full Property Analysis is in accordance with
its original appraisal.
 Reviewing associates detailed comments on the Full Property Analysis, making necessary
changes by re drafting all the comments to include all the assumptions made.
 Re checking Associates Market Research, going through their market research reports generated
through Market Research websites (REIS and CBRE) advising them changes if any.
Job Description-2: (Lease Review & Abstracts)
Lease Review & Abstracts: Conducting a detailed and an exhaustive Lease Review and
Abstracts for all The Commercial Properties of the Wells Fargo Private Banking customers.
Job Responsibilities:
Lease Review
 Doing a Review on all the Lease documents of the property furnished by the borrower and
extracting the necessary Lease information into the Standard Template to match with the latest
Rent Roll.
 Investigating the Critical Clauses of the Lease which might directly affect the Cash Flows
generated.
 Locating the Discrepancy between Lease Documents and Rent Roll provided by the borrower and
notify the Discrepancy to the US Underwriters.
Lease Abstract
 Lease Abstract's are done specifically for the Major/Anchor Tenants in the property. Abstract
Document consists of In-Depth and Detailed information of the general clauses and critical clauses
of the Lease there by extracting the information into the Standard Template.
Job Description-3: (Private Banking & Administration)
Job Description:
The role is to do Wells Fargo Bank Private Banking Administration quality and compliance check.
Job Responsibilities:
Quality Assurance Analysis
 Working with Underwriters on setting up all the Covenants and Compliance requirements
in Wells Fargo’s internal systems.
 Monitoring Covenants and Compliance requirements throughout the maturity of the loan.
 Working with Regulatory team of Wells Fargo towards ensuring all regulatory
requirements are met by both Underwriters and Borrower.
 Doing a Quality check on the work done by Underwriters and giving them an accuracy
percentage out of 100%, which is used to determine the quality of work done by them on
time to time basis.
 Monitoring all the collateral associated with the loan and also ensuring that they are
captured appropriately in Wells Fargo’s systems.
 Continuous Monitoring on U.S. Underwriters analysis by Continuous Monitor Program
application and providing accuracy score to the Underwriter for the analysis
 Audit and compliance checks are done for the U.S. Underwriters analysis to maintain the
quality and compliance under control of the Bank
Achievements:
1. Rewarded with the Achieving Excellence II Award for exceeding the production & quality and
maintaining process update guide.
2. Majorly contributed in team being rewarded as the team of the quarter for Q2-2014.
3. Trained new team members and overcome the challenge of having them prepared to deliver
before the peak time.
4. Taken sessions on topics of Risk measurements & Process related information.
5. Awarded 3rd
prize in a Quality contest conducted by Org level.
6. Reduced the duplication of work in the process through Visual Basic Scripting
7. Introduced excel based template for reducing manual hours in processing which saved
annualized savings of $6,000.00
