relevant experience in Facilities/Property Management, Project Management, Site Selection,
Lease Administration, Portfolio and Capacity Planning, Real Estate/Capacity Solutions and Brand
Creation.
PROFESSIONAL DESIGNATION:
MASTER IN CORPORATE REAL ESTATE (MCR)
Conferred by CoreNet Global
WORK EXPERIENCE:
CONVERGYS CORPORATION
(February 2, 2004 – March 31, 2014)
Senior Director, Facilities for Asia Pacific:
Philippines: 22 sites (as of December, 2013)
India : 7 sites
Total Office Space: 2,800,000 sqf (as of December, 2013)
Operating Budget of $97MM for 2013
Employees cared for: 50,000 (Philippines and India as of December 2013)
2. Designated Corporate Real Estate (CRE) Business Partner for the Customer
Management business in the Philippines and FM Lead for Asia Pacific.
Designated Unified Incident Command Team (ICT) Commander for the Convergys
Philippines operations (Business Continuity) from 2006 to 2011.
ACHIEVEMENTS:
1) Effective CRE business partner for the Customer Management business in the
Philippines – aligned to the business goals of the local business to help deliver the
operational excellence needed for the most profitable geography for Convergys. The
Engaged FM model help deliver superior employee experience of a healthy,
productive and safe workplace. All Employee Opinion Surveys and Client feedback
confirm that Facilities Management is a competitive advantage for Convergys – a
third party outsourcer. Enabled Convergys to be an Employer of Choice in the
Philippines.
2) Recruited and developed a diverse, competent, professional and high performing
Asset Management/Facilities Team. Positioned the team as a strategic business
partner of the organization by being pro-active, professional, process oriented,
service oriented and strategic.
3) Proposed shift in density and seat utilization models in order to generate more
revenue generating capacity, improve utilization of the capacity and operating
in scale that help the company be a profitable geography. The company gained
a 30% lift in density and 50% improvement in seat utilization.
4) Took the lead role in proposing the Capacity Roadmap/Site Selection for the
Philippines for 2008-2009 covering an additional 5,500 production seats (real estate
take up of 550,000 sqf in 5 sites.). Proposal was subsequently approved by the
Executive Committee being the biggest single capacity commitment by Convergys.
More importantly, this enabled the company to close new business opportunities,
catapulted the Philippine operation as the most profitable geography of the
company and helped enhanced the company’s image as the employer of choice in the
Call Center/Business Process Outsourcing (BPO) space in the Philippines as well as
being the premier/preferred customer management outsourcer in the Philippines.
5) Proposed Capacity-Gapping solutions in 2008 that allowed Convergys to close and
implement new company logos while new sites where being constructed. Enabled
the company to recognize revenue ahead of plan by at least $5 Million for 2008 and
$1.5 Million for 2009.
6) Generated saves of $4.5Million from 2004-2011 through capacity/fit-out
rationalization and cost management initiatives. The Facilities Team bagged
Continuous Improvement Award for 2004 and 2006 for the Improvement of the Fit-
out Process and the 3R Project (Reuse, Reduce, Recycle) respectively . The Team
was awarded the CFO Excellence Award for Q4 2007 for the Energy Management
Program (2005-2007). Accumulated Energy management saves from 2005-2013
amounted to $4 Million.
3. 7) Successfully shifted to Time of Use (TOU) metering since 2009. This is expected to
bring down power cost by at least 8%. Convergys is the first Call Center/BPO to
shift to TOU billing in the Philippines. CVG boasts of being a pioneer in setting up a
Telemetry System meant to build intelligence and data to handle Enercon, Time of
Use programs and eventual Open Access regime with the goal of reducing over-all
utilities costs.
8) Ensured that all Facilities Team Plans and Site Recovery Plans are prepared, and
maintained in the Living Disaster Recovery Planning System (LDRPS) and tested on
a yearly basis since taking over as Unified ICT Commander for the Philippines in
2006.The Philippine organization boasts of a robust BCP program with a 100% Site
Plan Readiness Level. The Philippine Unified ICT Command structure was adopted
by the corporation in 2008 for the various regions i.e. North America, and India. The
Unified ICT command structure ensures that the Site Leader as Incident Commander
is supported by the Unified Commander should the need arise.
9) Successfully led a cross-functional team with the Recruitment Blitz effort that
improved the over-all hit rate for agent hiring from 4.5% to 9% and consequently
improved hiring through put capability to 700 agents/month back in 2005. Laid the
framework for moving up hiring current through put to 1,200-1,400 agents/month
and help mold a great recruitment team in the country.
