Internship Weekly Progress Report
Monday:(5/06/17)
I am working under a renowned lawyer Mr. Rakesh Verma in Noida
District Court situated in Surajpur ,Greater noida
Duration of internship is 21 days from 5th June till 23rd June .
The office is located in the chambers of noida district court, filled
with wood furniture and books. There are other two interns along
with me.
I found this internship through a personal contact. My first day was
the first time I entered the court. Sir gave me a brief about various
District court in Surajpur . Mr. Verma deals with civil and a few family
cases. There are no first day formalities as such and I was just asked
to show up with a note pad and pen. A proper court attire is expected
in court either formals but the color should be black and white.

On first day of internship my internship guide gave me explanation on
Intellectual Property Right. He also gaveimportantpointsrelated to it. Hegave
Design Act, 2000 for the legal research also. In the legal research, I have
researched many important points related to it. I will discuss these points in
the short: -

On second day of internship my internship guidegave mea question related to
IPR for the legal research. The question was:
Q) How can we protect the architectural drawings under Intellectual
Property Right?
I have researched the topic and find out that there are several Rights which
protect the architectural drawings and these rights were: -

Copyrightlaw protectsthe ownerof copyrightworks, whether it be aperson or
a company, and moral rights protect the creator of the copyright works. For a
particular work to be considered a copyright work, it needs to feature more
than common or generic ideas - there must be some individual or unique
feature to the works that requires protection.
Whilst copyright and moral rights are designed to automatically protect the
interest of creators such as architects, it is necessary for architects to be
proactive in order to maximize protection over their works.
When entering into an architect/client agreement with a client, an architect
should be mindful that a client who commissions the architectural works is
likely to have an implied license to use those works for the purposein which
they werecommissioned. In addition, architects should be aware that a client's
failure to pay for the service does not disentitle a client from relying on the
implied license. The implied licenseis irrevocable butonly at particular stages.
In circumstances where a client has failed to pay for an architect's services, the
architect retains the right to recover the fee under the contract by pursuinga
claim in court.
Architects must be aware of the potential issues surroundingtheownership of
the copyright of their works and take practical steps to maximize protection
over their works when entering into an agreement with a client

On the third day of the internship my internship guide gave me Trade mark
topic for the legal research. In research, I have researched about trade mark
and find out some important points related to it: -
“A trademark is a sign capable of distinguishing the goods or services of one
enterprise from those of other enterprises. Trademarks are protected by
intellectual property rights.”

1. At the national/regional level, trademark protection can be obtained
through registration, by filing an application for registration with the
national/regional trademark office and paying the required fees.
2. In principle, atrademark registration will confer an exclusive right to the
use of the registered trademark. This implies that the trademark can be
exclusively used by its owner, or licensed to another party for use in
return for payment. Registration provideslegal certainty and reinforces
the position of the right holder, for example, in case of litigation.
3. The term of trademark registration can vary, but is usually ten years. It
can be renewed indefinitely on payment of additional fees. Trademark
rights are privaterights and protection is enforced throughcourt orders.
4. A word or a combination of words, letters, and numerals can perfectly
constitute a trademark. But trademarks may also consist of drawings,
symbols, three-dimensionalfeatures such as the shape and packaging of

On fourth day of the internship sir gave the file of the property lease
documentin which I have to arrangethat documentsaccordingto the there
registration number and I have observed that document format also very
carefully. After arranging the property lease document according to the
registration number, I have observed some of the legal words which were
used in the property lease document. These words were: -
Abatement
Derived from Latin battere, "abatement" a common legal term meaning "the beating down,
removal, or diminishment" of something. For example, lead abatement refers to finding and
removing lead paint. Abatement usually refers to "Rent Abatement", the incentive offered by a
landlord, including free rent, early occupancy, or reduction of fees.
Absorption Rate
The rate at which rentable space is filled, divided into gross absorption and net absorption.
Gross absorption is a measure of the total square feet leased over a specified period, with no

consideration given to space vacated in the same geographic area during the same time period.
Net absorption is equal to the amount occupied at the end of a period, minus the amount
occupied at the beginning of a period. Net absorption does take into consideration the space
vacated during the period
Abstract of Title
Abstract of title is a historical summary of the recorded instruments and proceedings on the title
of a property.
Adjustable Rate Mortgage or ARM
An ARM is a loan that has a varying interest rate and payment based on an adjustment
period. The adjustment is dependent on the variation in a benchmark index, usually the LIBOR
or prime rate. This loan is also known as a variable rate mortgage.
Adjusted Sales Price
Adjusted sales price is the price on the contract less all credit concessions by the seller.
Air Rights
Air rights are the legal ability to use or control the space above a property. Air rights can be
sold, rented or leased to another party.
Amenities
Amenities are the enhancements that buildings offer its owners or tenants. These usually
include a doorman, health club, garage, children's playroom, common lounge, etc.
Amortization
Amortization is the periodic payment of principal and interest on a liability (including a
mortgage), or the write-off of a non-depreciable asset over a scheduled term.
Amortization Schedule
An amortization schedule is the designation of periodic payments of principal and interest
toward the principal to eventually pay off a debt.
Annual Percentage Rate or APR
The APR is the actual effective rate of interest charged on a loan expressed on a yearly basis
and represents the full cost of all elements associated with obtaining a full mortgage into a
single formula. The APR is a useful device for making comparisons between mortgage
products.
Appraisal
An appraisal is the evaluation of a property by a licensed appraiser on its price based on
previous sales of similar properties. The appraised value is used by a bank to determine the

Assessment
An assessment is a levy against property and can be an extraordinary payment called for by the
board of directors of a cooperative or condominium for the purpose of making a capital

Assignment
Assignment is the process by which a right or contract is transferred from one party to

On last day of the week my internship guide gave me a work of checking the
khasra number, deed number, TIR number,andareagiven in theproperty lease
paper. Duringthis work I asked my guideabout these wordsand he explained
me very well I will give you a short explanation about it:-
Khasra Number:- is a legal agricultural document used in India and Pakistan
that specifies land and crop details. It is often used in conjunction with a
shajra (or shajra kishtwar), which is a reference map of the village that
administers the land described by the khasra.
Deed Number:- A deed (anciently "an evidence") is any legal instrument in
writing which passes, affirms or confirms an interest, right, or property and
that is signed, attested, delivered, and in some jurisdictions, sealed. It is
commonly associated with transferring (conveyancing) title to property. The
deed has a greater presumption of validity and is less rebuttable than an
instrumentsigned by theparty to the deed.A deed can beunilateralor bilateral.
Deeds include conveyances, commissions, licenses, patents, diplomas, and
conditionally powers of attorney if executed as deeds. The deed is the modern
descendant of the medieval charter, and delivery is thought to symbolically

TIR Number:- If you move goods internationally by truck, plane or ship, TIR
enables your freight to cross borders with minimum delay at customs points.
Easily passing through borders makes the journey quicker: international
transportoperatorssavetime, andmoney.Atthe outsetof ajourney,yourcargo
is sealed in a container, or approved load compartment, displaying the TIR
plaque and is protected with a customs seal. TIR as such is a guarantee for
paymentof dutiesand taxes at bordercrossings. Savingtime andmoneymeans

paymentof tax. It acts as an important documentwhen you require a building
license, trade license, a loan from a bank or any other financial institution.
