6. Medical District Plan: Land Use
• Medical-Related: A pedestrian-friendly area intended to
provide a concentration of medical-related uses, including
labs, professional offices, pharmacies and others that will
provide a full range of support uses for medical activities.
• Uses include: All Medical Services, Rehabilitation, Sports
Medicine, Psychiatric, Laboratories, Pharmacies, Senior
Housing, Assisted Living, Hotels and Education.
8. PROPOSED DEVELOPMENT STANDARDS
• Base Zoning: Multi-Family (MF)
• Uses Limited to Age-Restricted Multi-Family (Senior Housing).
Minimum occupancy age will be sixty-two (62)
• Height: Three-story structure with a maximum height of 46’0”
• Total 120 Dwelling Units, Bedroom Range:
60% 1-Bedrooms (72 beds)
40% 2-Bedrooms (96 beds)
• Proposed Density = 17 D.U./acre

• Parking Demand-Reduction to 1.20 Spaces / Dwelling Unit
(per Limited Parking Study)
9. PROPOSED COMMUNITY BENEFITS:
• Furthers the Medical District Master Plan by providing affordable
Senior Housing.
• Traditional Central Texas landscaping and planting will be
incorporated into the site.
• A 10-foot Multi-Use Path will be provided along the west and
southern boundary of the development.
• Newly planted, or existing, shade trees along the Multi-Use Path. If
fencing is proposed, open ornamental fencing with pedestrian access
gates will be provided along the Multi-Use Path.
