WHY DOES THE TWIN OAK PLAZA
NEED A FORM BASED CODE?
TO SOLVE THE FOLLOWING PROBLEMS…
PROBLEM: REPETITION
Many places of
business in the
plaza have the
same or similar
businesses in a
three mile radius
from the location
▪ The liquor store is 0.2 miles away from
the nearest one
▪ There is one nail salon that is right
across from the Twin Oak Plaza, as well
as another one 0.6 miles away
▪ Rainbow, a clothing store, has another
location less than two miles away
▪ There is another Dunkin Donuts within
the area 2.3 miles away
▪ There are two different Family Dollar
stores that are less than 3 miles away,
with one location being 1.3 miles away
from the plaza
The total light grey areas
show an estimated 1,400
feet of wasted space. The
wasted space included
excessive parking, an empty
lot, and underused tennis
and basketball courts.

SOLUTION: FORM BASED CODE
▪ Solves all the problems from the previous slides and…
▪ Involves the community so that they can put input on what
businesses would benefit them most for them, as well as other
features that would work best in the neighborhood
▪ Brings more diversity into the neighborhood by providing mixed
use housing
▪ Activates space
▪ Creates a more walkable community with commerce in nearer
distances and public transportation close by
▪ Adds to the economy ($$$$$$$$$)
