This was a great exercise. At first, I felt a little overwhelmed, but by the end I was looking at the numbers with a different mindset. I think the rent vs. buy decision is one that we have all had at one point in time or another. It isn't always this perfect example of buying/renting the exact same property. In looking at the data, it is my conclusion that Rebecca should absolutely rent. This comes from that fact that she knows she will not stay in the property for longer than 10 years. There is often a profit to be made from purchasing a property for 10 years and reselling it, but the difference in monthly cost between renting and buying makes the length for profitability much longer. One of the items that help me make my decision, is the fact that Rebecca looks to try to get the biggest ROI she can get, so I assume she would invest the difference between the cost to buy and the cost to rent. If Rebecca invested the difference, and the money got a modest 4% return, she would get a bigger ROI from investing the money saved at 10 years, than selling at 10 years. There might be some room if she were to purchase a less expensive property, but the difference in fees between renting and buying makes this too much to overcome ...

9 Obtaining Affordable Housing
YOU MUST BE KIDDING, RIGHT?
Kelvin Lattimore bought a new home and borrowed $230,000 at 4.75 percent interest for 30 years. His monthly payment for interest and principal will be $1200. A friend suggested that Kelvin should have been able to find a loan at 4.5 percent with a monthly payment of $1165. Kelvin dismissed his friend's comments, arguing that the difference in the monthly payments was no big deal. His friend replied, “Kelvin, it's not the monthly payment, it's the interest.” How much more in interest will Kelvin pay over the life of the loan because he took a loan with the higher rate?
A. $3600
B. $6600
C. $9600
D. $12,600
The answer is D. Kelvin will be making a higher payment each and every month for 30 years. While the difference in the monthly payment seems small [$35 ($1200 − $1165) per month in this example], even such a little difference in the interest rates on mortgage loans can add up to thousands of dollars in extra interest over the life of the loan. Searching for the lowest possible interest rate is very important when buying a home!
LEARNING OBJECTIVES
After reading this chapter, you should be able to:
Decide whether renting or owning your home is better for you.
Explain the up-front and monthly costs of buying a home.
Describe the steps in the home-buying process.
Understand the mathematics of mortgage loans and distinguish among ways of financing the purchase of a home.
Identify some key considerations when selling a home.

Shelby Clark has worked for a major consumer electronics retailer since graduating from college. The company has operations across the country with regional headquarters in Atlanta, Denver, Minneapolis, and Boston. She has been based in the Atlanta area for the past three years, and has begun to think about buying a home rather than renting her townhouse apartment. Then, last month, Shelby was promoted to deputy regional director for the Denver office. The promotion represents a key step for becoming a regional director in four or five years.
What do you recommend to Shelby on the subject of buying a home regarding:
1. Buying or renting housing in the Denver area?
2. Steps she should take prior to actively looking at homes?
3. Finding a home and negotiating the purchase?
4. The closing process in home buying?
5. Selecting a type of mortgage to fit her needs?
6. Things to consider regarding the sale of her new home should she ultimately be promoted to a position in another of the four regions?

Kelvin took out a $230,000 mortgage loan at 4.75% interest for 30 years, with a monthly payment of $1200. His friend suggested he could have found a lower interest rate of 4.5% with a monthly payment of only $1165. While the monthly payment difference seems small, the extra interest Kelvin will pay over the 30-year loan term is $12,600 due to the higher interest rate. The document emphasizes the importance of searching for the lowest interest rate possible when taking out a mortgage loan, as small differences in rate can result in thousands extra in interest paid over the long term of the loan.

This document summarizes key issues regarding Airbnb income affecting mortgage refinancing. Some large banks now consider homes used for Airbnb as investment properties rather than primary residences. This can impact the type of loan and interest rates borrowers qualify for. Specifically, one borrower was told his interest rate may increase by 0.5% after Wells Fargo determined his home was an investment property due to Airbnb rentals. There is currently uncertainty around how banks will treat Airbnb income, so those interested in hosting are advised to consult lawyers.
A reverse mortgage allows senior homeowners to access equity in their home without making monthly payments. It provides funds via a monthly payment, lump sum, or line of credit. The homeowner retains ownership and can live in the home until passing away. The loan is repaid upon moving out or passing of the last surviving homeowner. Qualification requires being at least 62 years old, owning the home, and having sufficient equity. Costs of 5% of the loan amount are financed into the loan balance. Counseling is required to ensure the homeowner understands the product.
This document provides information to help buyers in their home buying process. It discusses trends in the housing market, reasons to buy now rather than wait, how to save for a down payment, and tips for the home buying process. Key points include that home prices are projected to continue rising in most areas, low mortgage rates increase purchasing power, and it may be possible to buy a home with less than a 20% down payment or with a credit score lower than previously thought.

All 3 items have their own representation to the people of their time. I found that the Minoan Snake Goddess and the Totem Pole both have common similarities as they both can interpret a strong spiritual meaning. With the Totem Pole, it's comprised of an actual totem which can symbolize a spirit, tribe, family, or an individual. I find it interesting that the average person would think that when someone dies or they elect to create a Totem Pole remembering someone, that you actually pick the animal to place at the top of the pole, but theoretically the animal has already picked you based off a persons past and present. The animal itself acts as the main guardian spirit throughout their lives and after. Each animal can depict different characteristics or beliefs as well as far as the cultural considerations.
In contrast to the Totem Pole, the Minoan Snake Goddess also interprets a spiritual belief. The Minoan Snake Goddess is picture of a woman in power holding two snakes. Each serpent represents two different worlds; one the access to spiritual wisdom, and her ultimate power of transformation. She stands in between them to create a bridge of the two worlds in an attempt to bring them together. In the Minoan culture, women were predominately in charge since there was a lack in temples or places of worship. The Minoan Snake Goddess was found in c. 1600 BCE. As mentioned previously, the Snake Goddess to me, was in close comparison with the Totem Pole being that they both had a spiritual common theme.
The Giotto Crucifix of Santa Maria Novella has it's own interpretation and definitely differs from the other two. This painting gives off a sense of suffrage and pain. The crucifix, which stands nineteen feet high, depicts Christ's body strung on a cross with Virgin Mary and St. John facing him on each side. I believe this symbolizes the final moments of Christ's death as you can see the blood flowing down from his limbs, muscles in distress, and head down showing a sign of execution. In this piece, it's amazing how the artist managed to make everything look so real, from the hair to the bones helping the viewer dive deeper into the meaning of this painting. Giotto's Crucifix of Santa Maria Novella was made roughly between 1288-1289, then later on reconstructed in 2000. This piece was inspired by the School of Franciscan, which has a Roman Catholic religious belief. In conclusion, all three of these pieces have an interesting story as to how they're similar and also how they differ.

From the research that I performed, I've learned that each object has it's own representation to the civilizations that created it during it's time. With the Giotto Crucifix of Santa Maria Novella, it comes with it's own interpretation, style, and art as compared to the other two. However, it mostly appears to be the style and material that puts the three apart so differently. With the Giotto Cr.

Brandon White
From the research that I performed, I've learned that each object has it's own representation to the civilizations that created it during it's time. With the Giotto Crucifix of Santa Maria Novella, it comes with it's own interpretation, style, and art as compared to the other two. However, it mostly appears to be the style and material that puts the three apart so differently. With the Giotto Cr.

Follow all directions below using original work with full detail. This assignment should have 1750 word or more. Please be sure to cite all sources and respond with knowledge.
This assignment will consist of two parts: an executive summary of the completed capstone project, as well as a leadership portfolio.
Executive Summary
Write a 500 word executive summary of the capstone project. Include your approach to the capstone project, including design, purpose, goals, and results of your pre- and post-assessment evaluations. The executive summary should be the first entry in your Leadership Portfolio.
Leadership Portfolio
The portfolio should contain components from at least four previous courses in the Master of Science in Leadership program, such as MGT-605, LDR-600, LDR-630, LDR-640, LDR-612, or LDR-615. Each of the four components should include a 250 word summary of how you approached the assignment, the lessons you learned from completing your work, and how these lessons helped shape you as a leader.
Please note that it is not required to submit the four course artifacts you are referencing; a well-written synopsis that clearly identifies the course and includes the required elements will be sufficient for the purposes of this portfolio. You may also include an artifact that is not course-related, but may be an additional level of support for the portfolio.
Conclude the portfolio with a brief personal call to action. In 250 words, describe your professional development plan after you graduate. How will you continue to grow as a leader? Also, identify specific resources, such as professional organizations, mentors, and professional development opportunities that will help you accomplish your plan.
While APA format is not required for the body of this assignment, solid academic writing is expected, and documentation of sources should be presented using APA formatting guidelines, which can be found in the APA Style Guide.

Use Times New Roman 12 font and 1.5 line spacing. In Results session, present and compare the velocity field, streamlines, and drag forces on the cylinder from both the model and theoretical results. In Discussion, discuss why these results from two approaches are similar or different.
Tutorial 1. Flow over a Cylinder – Two Dimensional Case
Using ANSYS Workbench
Simple Mesh
The primary objective of this Tutorial is to guide the student using Fluent for first time through the very basics of CFD simulation using ANSYS Workbench.
The objective of this simulation is to determine the velocity and pressure fields produced when a fluid flows over a cylinder. In addition, the drag force exerted by the fluid over the cylinder is computed. Streamline plots are also available.
Summary: In this exercise, the flow over a cylinder is modeled. The flow is assumed to be two dimensional therefore the cylinder can be represented by a circle. A flow domain surrounding the cylinder is created and meshed. Boundary conditions are applied to the simulation to obtain plots of static pressure, velocity magnitude, and streamlines. The drag coefficient can be calculated using the forces exerted by the fluid on the cylinder as computed by the software.
1. Starting ANSYS Workbench • Click on the Start Menu, and then select Workbench 14.0. • Close Getting Started window. • Left click on the tab corresponding to FluidFlow (FLUENT) and without releasing the mouse button drag the icon to the Project Schematic window (central big window). • Click twice on the lower tab and rename the project to Cylinder1
• Now right click on the Geometry tab and select the properties option, a Properties of Schematic window will open. Change the Analysis Type under the Advanced Geometry Options from 3D to 2D. • Back to the Project Schematic Window, click twice on the Geometry tab. Flanders 579
“Framed Paintings,” page 578) reinforce this identi!cation. Across
the top, Jan wrote “As I can” in Flemish using Greek letters. One
suggestion is that this portrait was a demonstration piece intended
for prospective clients, who could compare the painting with the
painter and judge what he “could do” in terms of recording a faith-
ful likeness. Across the bottom appear the date and a statement in
Latin: “Jan van Eyck made me.” "e use of both Greek and Latin
suggests that the artist viewed himself as both a learned man and a
worthy successor to the fabled painters of antiquity.
Rogier van der Weyden
When Jan van Eyck began work on the
Ghent Altarpiece, Rogier van der Weyden
(#$%. 20-1) was an assistant in the work-
shop of Robert Campin (#$%. 20-8), but the
younger Tournai painter’s fame soon eclipsed
Campin’s and eventually rivaled Jan’s. Rogier’s
renown rested on his skill in recording indi-
vidual features and character in his portraits
(#$%. 20-12A) and especially on the dynamic
compositions of his narrative works, which
stress human action and drama. He concen-
trated on Christian themes, especially those
episodes in the life of Jesus that elicited pow-
erful emotions—for example, the Cruci!xion and Pietà (the Vir-
gin Mary cradling the dead body of her son)—moving observers
deeply by vividly portraying the su&erings of Christ.
Deposition. One of Rogier’s early masterworks is Deposition
(#$%. 20-13), the center panel of a triptych commissioned by the
archers’ guild of Louvain for the church of Notre-Dame hors-les-
murs (Church of Our Lady—the Virgin—outside the [town] walls).
Rogier acknowledged the patrons of this large painting by incorpo-
rating the crossbow (the guild’s symbol) into the decorative trac-
ery in the corners. Instead of creating
a deep landscape setting, as Jan van
Eyck might have, Rogier compressed
the !gures and action onto a shallow
stage with a golden back wall, imitat-
ing the large sculptured shrines so
popular in the 15th century, of which
Jacques de Baerze’s Retable de Champ-
mol (#$%. 20-3) is one of many Nether -
landish examples (compare #$%'. 20-21
and 20-22). "e device admirably

patrons became interested in the reality (both physical and psycho-
logical) that portraits could reveal.
In the 15th century, Flemish patrons eagerly embraced the
opportunity to have their likenesses painted. "e elite wanted to
memorialize themselves in their dynastic lines and to establish their
identities, ranks, and stations with images far more concrete than
heraldic coats of arms. Portraits also served to represent state o(-
cials at events they could not attend. Royalty, nobility, and the very
rich would sometimes send artists to paint the likeness of a pro-
spective bride or groom. For example, when young King Charles
VI (r. 1380–1422) of France sought a bride, he dispatched a painter

LAND USE LAND COVER AND NDVI OF MIRZAPUR DISTRICT, UPRAHUL
This Dissertation explores the particular circumstances of Mirzapur, a region located in the
core of India. Mirzapur, with its varied terrains and abundant biodiversity, offers an optimal
environment for investigating the changes in vegetation cover dynamics. Our study utilizes
advanced technologies such as GIS (Geographic Information Systems) and Remote sensing to
analyze the transformations that have taken place over the course of a decade.
The complex relationship between human activities and the environment has been the focus
of extensive research and worry. As the global community grapples with swift urbanization,
population expansion, and economic progress, the effects on natural ecosystems are becoming
more evident. A crucial element of this impact is the alteration of vegetation cover, which plays a
significant role in maintaining the ecological equilibrium of our planet.Land serves as the foundation for all human activities and provides the necessary materials for
these activities. As the most crucial natural resource, its utilization by humans results in different
'Land uses,' which are determined by both human activities and the physical characteristics of the
land.
The utilization of land is impacted by human needs and environmental factors. In countries
like India, rapid population growth and the emphasis on extensive resource exploitation can lead
to significant land degradation, adversely affecting the region's land cover.
Therefore, human intervention has significantly influenced land use patterns over many
centuries, evolving its structure over time and space. In the present era, these changes have
accelerated due to factors such as agriculture and urbanization. Information regarding land use and
cover is essential for various planning and management tasks related to the Earth's surface,
providing crucial environmental data for scientific, resource management, policy purposes, and
diverse human activities.
Accurate understanding of land use and cover is imperative for the development planning
of any area. Consequently, a wide range of professionals, including earth system scientists, land
and water managers, and urban planners, are interested in obtaining data on land use and cover
changes, conversion trends, and other related patterns. The spatial dimensions of land use and
cover support policymakers and scientists in making well-informed decisions, as alterations in
these patterns indicate shifts in economic and social conditions. Monitoring such changes with the
help of Advanced technologies like Remote Sensing and Geographic Information Systems is
crucial for coordinated efforts across different administrative levels. Advanced technologies like

Changes in vegetation cover refer to variations in the distribution, composition, and overall
structure of plant communities across different temporal and spatial scales. These changes can
occur natural.

3. if her job continued to work out well. Friends and family had
given Young a variety of mixed opinions concerning the buy-
versus-rent debate, ranging from “you’re throwing your money
away on rent” to “it’s better to keep things as cheap and flexible
as possible until you are ready to settle in for good.” She
realized that both sides presented good arguments, but she
wanted to analyze the buy-versus-rent decision from a
quantitative point of view in order to provide some context for
the qualitative considerations that would ultimately be a major
part of her decision.
FINANCIAL DETAILS If Young purchased the new
condominium, she would pay monthly condo fees of $1,055 per
month, plus property taxes of $300 per month on the unit.
Unlike when renting, she would also be responsible for repairs
and general maintenance, which she estimated would average
$600 per year. If she decided to purchase the new unit, Young
intended to provide a cash down payment of 20 per cent of the
purchase price. There was also a local deed-transfer tax of
approximately 1.5 per cent of the purchase price, and a
provincial deed-transfer tax of 1.5 per cent, both due on the
purchase date. (For
Page 2
simplicity, Young planned to initially ignore any other tax
considerations throughout her analysis.) Other closing fees were
estimated to be around $2,000. In order to finance the remaining
80 per cent of the purchase price, Young contacted several
lenders and found that she would be able to obtain a mortgage
at a 4 per cent “quoted” annual rate1 that would be locked in for
a 10-year term and that she would amortize the mortgage over
25 years, with monthly payments. The money that Young was
planning to use for her down payment and closing costs was
presently invested and was earning the same effective monthly
4. rate of return as she would be paying on her mortgage. Young
assumed that if she were to sell the condominium — say, in the
next two to 10 years — she would pay 5 per cent of the selling
price to realtor fees plus $2,000 in other closing fees.
SCENARIO ANALYSIS In order to complete a financial
analysis of the buy-versus-rent decision, Young realized that
her first task would be to determine the required monthly
mortgage payments. Next, she wanted to determine the
opportunity cost (on a monthly basis) of using the lump-sum
required funds for the condominium purchase rather than
leaving those funds invested and earning the effective monthly
rate, assumed to be equivalent to the mortgage rate. She would
then be able to determine additional monthly payments required
to buy the condominium compared to renting, including the
opportunity cost. Young wanted to consider what might happen
if she chose to sell the condominium at a future date. She was
confident that any re-sell would not happen for at least two
years, but it could certainly happen in five or 10 years’ time.
She needed to model the amount of the outstanding principal at
various points in the future — two, five or 10 years from now.
She then wanted to determine the net future gain or loss after
two, five and 10 years under the following scenarios, which she
had determined were possible after some due diligence
regarding future real-estate prices in the Toronto condo market:
(a) The condo price remains unchanged; (b) The condo price
drops 10 per cent over the next two years, then increases back
to its purchase price by the end of five years, then increases by
a total of 10 per cent from the original purchase price by the
end of 10 years; (c) The condo price increases annually by the
annual rate of inflation of 2 per cent per year over the next 10
years; and (d) The condo price increases annually by an annual
rate of 5 per cent per year over the next 10 years.
FINAL CONSIDERATIONS Young realized she had a tough
decision ahead of her, but she was well trained to make these
5. types of decisions. She also recognized that her decision would
not be based on quantitative factors alone; it would need to be
based on any qualitative considerations as well. She knew she
needed to act soon because condominiums were selling fairly
quickly, and she would need to arrange financing and contact a
lawyer to assist in any paperwork if she decided to buy.

This was a great exercise. At first, I felt a little overwhelmed,
but by the end I was looking at the numbers with a different
mindset. I think the rent vs. buy decision is one that we have all
had at one point in time or another. It isn't always this perfect
example of buying/renting the exact same property. In looking
at the data, it is my conclusion that Rebecca should absolutely
rent. This comes from that fact that she knows she will not stay
in the property for longer than 10 years. There is often a profit
to be made from purchasing a property for 10 years and
reselling it, but the difference in monthly cost between renting
and buying makes the length for profitability much longer. One
of the items that help me make my decision, is the fact that
25. Rebecca looks to try to get the biggest ROI she can get, so I
assume she would invest the difference between the cost to buy
and the cost to rent. If Rebecca invested the difference, and the
money got a modest 4% return, she would get a bigger ROI
from investing the money saved at 10 years, than selling at 10
years. There might be some room if she were to purchase a less
expensive property, but the difference in fees between renting
and buying makes this too much to overcome.
Cleary, S., & Foerster, S. (2014). Time Value of Money; The
Buy Versus Rent Decision. Ivey Publishing.

There were numerous data points that had to be considered
when determining the best decision on whether to rent or buy in
four different scenarios. First, I calculated what the financial
impact of renting would be utilizing the data that was given in
the case study. Based solely on these numbers it looks like
renting for any amount of time over five years would not be the
best option. However, after considering the different scenarios,
I found that this in fact was not the case.
I then went on to determine what the financial impact of the
four different scenarios would be. I did this by first calculating
what the return on equity was by deducting the remaining loan
balance from the value of the condo. I then factored in the cost
to sell the condo, as well as the monthly costs that were
incurred. After determining these values, I was able to compare
the metrics of buying the condo and renting. When considering
the first and second scenarios, renting would be the better
financial option since Young is able to better invest her money.
When analyzing scenario three, Young would be better off
renting if she plans to sell the condo in either year two or year
five; however, if she plans to hold onto the condo until year ten
then buying would be the better option. In the last scenario, it
would be wiser for Young to continue to rent if she was
planning to sell the condo in year two; however, it would be
26. better for her to buy if she plans to sell in either five or ten.
