Here are four great reasons to consider buying a home today instead of waiting.
1. Prices Will Continue to Rise
CoreLogic’s latest Home Price Index reports that home prices have appreciated by 5.7% over the last
12 months. The same report predicts that prices will continue to increase at a rate of 5.3% over the
next year. The Home Price Expectation Survey polls a distinguished panel of over 100 economists,
investment strategists, and housing market analysts. Their most recent report projects home values
to appreciate by more than 3.5% a year for the next 5 years.
The bottom in home prices has come and gone. Home values will continue to appreciate for years.
Waiting no longer makes sense.
2. Mortgage Interest Rates Are Projected to Increase
Freddie Mac’s Primary Mortgage Market Survey shows that interest rates for a 30-year mortgage have
remained around 4%. Most experts predict that they will begin to rise over the next 12 months.
The Mortgage Bankers Association, Freddie Mac & the National Association of Realtors are in unison,
projecting that rates will increase by this time next year.
An increase in rates will impact YOUR monthly mortgage payment. A year from now, your housing
expense will increase if a mortgage is necessary to buy your next home.

3. Either Way You are Paying a Mortgage
As a paper from the Joint Center for Housing Studies at Harvard University explains:
“Households must consume housing whether they own or rent. Not even accounting for more favorable
tax treatment of owning, homeowners pay debt service to pay down their own principal while
households that rent pay down the principal of a landlord plus a rate of return. That’s yet another reason
owning often does—as Americans intuit—end up making more financial sense than renting.”
4. It’s Time to Move On with Your Life
The‘cost’of a home is determined by two major components: the price of the home and the current
mortgage rate. It appears that both are on the rise.
But what if they weren’t? Would you wait?
Look at the actual reason you are buying and decide whether it is worth waiting. Whether you want
to have a great place for your children to grow up, you want your family to be safer or you just want
to have control over renovations, maybe now is the time to buy.
If the right thing for you and your family is to purchase a home this year, buying sooner rather
than later could lead to substantial savings.
5. DON’T LET RISING RENTS TRAP YOU
There are many benefits to homeownership. One of the top ones is being able to protect
yourself from rising rents while locking in your housing cost for the life of your mortgage.
Don’t Become Trapped
Jonathan Smoke, Chief Economist at realtor.com recently reported on what he calls a “Rental
Affordability Crisis.” He warns that,
“Low rental vacancies and a lack of new rental construction are pushing up rents, and we expect
that they’ll outpace home price appreciation in the year ahead.”
In the Joint Center for Housing Studies at Harvard University's 2015 Report on Rental Housing,
they reported that 49% of rental households are cost-burdened, meaning they spend more
than 30% of their income on housing. These households struggle to save for a rainy day and
pay other bills, such as food and healthcare.
It’s Cheaper to Buy Than Rent
In Smoke’s article, he went on to say,
“Housing is central to the health and well-being of our country and our local communities. In
addition, this (rental affordability) crisis threatens the future value of owned housing, as the
burdensome level of rents will trap more aspiring owners into a vicious financial cycle in which
they cannot save and build a solid credit record to eventually buy a home.”

6. “While more than 85% of markets have burdensome rents today, it’s perplexing that in more than
75% of the counties across the country, it is actually cheaper to buy than rent a home. So why
aren’t those unhappy renters choosing to buy?”
Know Your Options
Perhaps you have already saved enough to buy your first home. HousingWire reported that
analysts at Nomura believe:
“It’s not that Millennials and other potential homebuyers aren’t qualified in terms of their credit
scores or in how much they have saved for their down payment.
It’s that they think they’re not qualified or they think that they don’t have a big enough down
payment.” (emphasis added)
Many first-time homebuyers who believe that they need a large down payment may be
holding themselves back from their dream home. In many areas of the country, a first-time
home buyer can save for a 3% down payment in less than two years. You may have already
saved enough!
Bottom Line
Don’t get caught in the trap so many renters are currently in. If you are ready and willing to
buy a home, find out if you are able.

7. As a seller, you will be most concerned about‘short term price’– where home values are
headed over the next six months. As a buyer, however, you must not be concerned about
price, but instead about the‘long term cost’of the home.
The Mortgage Bankers Association (MBA), the National Association of Realtors (NAR) and
Freddie Mac all project that mortgage interest rates will increase by this time next year.
According to CoreLogic’s most recent Home Price Index Report, home prices will appreciate by
5.3% over the next 12 months.

mortgage payment of a home selling for approximately $250,000 today if home prices
appreciate by the 5.3% predicted by CoreLogic over the next twelve months:

Qualification Criteria?”Study. The study revealed that Americans are misinformed about what

One of the many advantages of working with a local real estate professional is that many have relationships
with lenders who will be able to help you with this process. Once you have selected a lender, you will need to

history, down payment and residential history.”
Freddie Mac describes the 4 Cs that help determine the amount you will be qualified to borrow:

In a study conducted by Builder.com, researchers determined that nationwide, it would take “nearly
eight years” for a first-time buyer to save enough for a down payment on their dream home.

the percentage of income a renter spends on housing in each state, and the amount needed for a
10% down payment, they were able to establish how long (in years) it would take for an average
resident to save.

15. Why is there so much paperwork mandated
by lenders for a mortgage loan application
when buying a home today? It seems that
they need to know everything about you and
require three separate sources to validate
each and every entry on the application form.
Many buyers are being told by friends and
family that the process was a hundred times
easier when they bought their home ten to
twenty years ago.
There are two very good reasons that the loan
process is much more onerous on today’s
buyer than perhaps any time in history.
GETTING A MORTGAGE:
WHY SO MUCH PAPERWORK?
1. The government has set new guidelines that now demand that the bank prove
beyond any doubt that you are indeed capable of paying the mortgage.
During the run-up in the housing market, many people‘qualified’for mortgages that they could
never pay back. This led to millions of families losing their homes. The government wants to make
sure this can’t happen again.
2. The banks don’t want to be in the real estate business.
Over the last seven years, banks were forced to take on the responsibility of liquidating millions of
foreclosures and also negotiating another million+ short sales. Just like the government, they don’t
want more foreclosures. For that reason, they need to double (maybe even triple) check everything
on the application.
However, there is some good news in the situation.
The housing crash that mandated that banks be extremely strict on paperwork requirements also
allowed you to get a mortgage interest rate below 4%.
The friends and family who bought homes ten or twenty years ago experienced a simpler mortgage
application process but also paid a higher interest rate (the average 30-year fixed rate mortgage was
8.12% in the 1990’s and 6.29% in the 2000’s).
If you went to the bank and offered to pay 7% instead of below 4%, they would probably bend over
backwards to make the process much easier.
Bottom Line
Instead of concentrating on the additional paperwork required, let’s be thankful that we are able to
buy a home at historically low rates.

authored a paper on homeownership titled - The Dream Lives On: the Future of Homeownership in America. In
his paper, Belsky reveals five financial reasons why people should consider buying a home.

“Homeowners pay debt service to pay down their own principal while households that rent pay down the
principal of a landlord.”
3. Owning is usually a form of“forced savings.”
“Since many people have trouble saving and have to make a housing payment one way or the other,
owning a home can overcome people’s tendency to defer savings to another day.”
4. There are substantial tax benefits to owning.
“Homeowners are able to deduct mortgage interest and property taxes from income...On top of all this,
capital gains up to $250,000 are excluded from income for single filers and up to $500,000 for married
couples if they sell their homes for a gain.”
5. Owning is a hedge against inflation.
“Housing costs and rents have tended over most time periods to go up at or higher than the rate of
inflation, making owning an attractive proposition.”

over the next five years, home prices are expected to appreciate 3.5% per year on average, and to
grow by around 18% cumulatively.

Index Poll, Americans who have money to set
aside for the next 10 years would rather invest in
real estate than any other type of investment.
Bankrate asked Americans to answer the

Real Estate came in as the top choice with 25%
of all respondents, while cash investments (such
as savings accounts and CD’s) came in second
