LEASING PROGRESS
Sponsor has negotiated additional rent with the anchor tenant and has a
signed LOI for some of the remaining space for $50/SF, a substantial increase
against the $38.50/sf that had initially been modeled for the space.
ENVIRONMENTAL REMEDIATION EFFORT COMPLETE
The NY State Department of Environmental Conservation sent a letter
confirming that no additional remediation efforts are required regarding oil
spill contamination.

BROOKLYN REDEVELOPMENT LEASING PROGRESS Sponsor has negotiated additional rent with the anchor tenant and has a signed LOI for some of the remaining space for $50/SF, a substantial increase against the $38.50/sf that had initially been modeled for the space. ENVIRONMENTAL REMEDIATION EFFORT COMPLETE The NY State Department of Environmental Conservation sent a letter confirming that no additional remediation efforts are required regarding oil spill contamination. PROJECTED RETURNS INCREASED based on the good news, we have increased projected IRR to 15-19%
