The UK economy has seen a £9.9bn boost in trade and investment from hosting the 2012 London Olympic and Paralympic Games, research suggests.
A report by the government department which promotes UK businesses put new contracts, sales and foreign investment in the last year down to the Games.
But the claims were met with scepticism by some economists and the Federation of Small Businesses.
Government estimates put the cost of hosting the Games at £8.9bn.
The report, for the UK Trade and Investment department (UKTI), said the Olympics resulted in:
£2.5bn "additional inward investment", 58% of which was outside London
£5.9bn additional sales following Olympic-related promotions by the Foreign Office and UKTI
£1.5bn high value overseas contracts - such as helping to design venues in other host-nations

by Lloyd’s TSB for seven
years since London was
awarded the Olympics
states that property values
in the areas closest to
the Olympic sites have
gone up by an average
of £60,000. Standard -
house prices in postal
districts near the Olympic
site have risen from
£208,148 to £266,730,
i.e. +28%. The research
also included 145 areas
of London where the
top performing one
affected by the 2012
Games preparations was
Homerton in Hackney
(one of the areas closest
to the Olympic town),
sitting just 44th in the
list with a property price increase of 56% or
£120,000.
Surprisingly, seven of the areas affected by
Olympic construction lay in the bottom 20
performing postal codes with house price
increases ranging from 28% to a meagre 8%.
People living in Stratford, the literal home of the
Olympic Stadium have only seen increases of
13%, less than half the average across the rest
of east London. In stark contrast, the largest rise
in London over the past seven years occurred
in the Victorian area of the City of Westminster
which has witnessed an increase of 156%.
However, a Lloyd’s spokesperson (one of the
main sponsors of the London 2012 Olympics)
admitted it was difficult to tell whether these
areas had benefited or not from the construction
activity.
The statistics showed a trend of underachievement
amongst areas affected by Olympic construction;
however, there is still a sense of optimism as
the ‘legacy’ is expected to arrive now that the
Olympics is over. The Olympic Village housing the
athletes will be converted into 5,000 homes and
with London’s solid economy; there has been a
sort of protection from acute price rises during

managed with an eye on long-term quality,
which means that the east London localities
will potentially be able to rival the more prime
areas of west London and an evidence
of that is obvious. There was a hope that
the Olympic Park would much change the
perception of east London, establishing
it as an attractive family housing location
with great leisure amenities. This should
attract newcomers who would; otherwise,
not have considered the location previously;
there is also a belief that on the long-term,
the Stratford (the Olympic Town) area will be
subject to increasing amounts of overseas
wealth. Not just from investors buying new-
build properties, but also the possibility of
‘displaced’ west Londoners taking the value
of their property east and getting much
more for their money. If that happens, the
Government and Locog (London’s 2012
organising committee) are likely to fulfil their
‘legacy’ pledge even if the housing market
is yet to see any real sustained benefits.
As the end of the summer drew in, recent
reports reveal a reduction in the interest
shown for house sales. This year, with
much attention upon the London Olympics,
demand prices on property for sale dropped
below normal, as August witnessed a 2.4%
decline. This occurrence was always going
to happen as the increase in property
prices was above average due to the global
interest in the Olympics.

Real estate funds challenges
The challenges facing the funds
are the same of the industry itself,
i.e. either infrastructural or financial
such as land pricing, monopoly
and utility provision. Transparency
is also another factor that hinders
the enhancement of the real estate
funds investments’ activity as it
is required to better manage the
associated risks and improve
decision- making. On the financial
aspect, all these funds are approved
and governed by the capital market
authorities, which adds a red tape
element to it as a time consuming
investment. Additionally, the
current political situation in the
region which is witnessing the
‘Arab spring’ movement makes
it difficult to anticipate the future
outlook of the industry.
Mr. Al-Khalil, Vice-Chairman of the
real estate committee in the Saudi
chamber of commerce mentioned
that the real estate funds are an
excellent tool to boost the real
estate development as they are
trusted and governed by the CMA,
however the bureaucracy hurdles
to get approvals and demands of
the financial institutions make it
less attractive. He recommended
that all technical aspects should
be left for the developer with
guidelines set and the financial
institutions should only look after
the fund management and related
tasks.
In Saudi, now there are only 10
funds approved by the CMA which
is not adequate to the market, while
some funds remain not announced.
Arab countries’ real estate funds
The National Bank of Abu Dhabi
launched a real estate fund back
in April targeting a premium
investment in real estate in UAE,
which is done collaboratively with
Gulf Investment enterprise; another
fund is due to be launched in about
two years. While in Saudi, it was
announced that 100 funds will be
launched in the coming five years.

Google's Android phone to Apple's
iPad, to control virtually every corner of the
house, from the lighting and heating systems
to the über-trendy media rooms.
"Consumers now have the power in their
hands to control and monitor their homes
from anywhere in the world," says Nicholas
Ayre, director of London-based buying agent
Home Fusion.
Mr. Ayre says the advent of web-enabled
gadgets has given home technology an
increasing mass-market appeal. "Using
a smartphone or any Internet-enabled
device, consumers can manage energy
consumption and even home security,
whether it's switching your boiler off remotely
or watching your CCTV," he explains,
adding that applications "have moved on
considerably from multimedia rooms or
plasma screens that come out of your bed to
exciting new applications such as intelligent
energy management."

For Jay Anand, a currency trader in London
and owner of two multimillion-pound homes
here, remote access has made his hectic life
more convenient.
"I am able to access the home cinema or
switch the lights of another room without
having to be there," he says. "We also make
sure we are using the energy in the best way
we can without wasting natural resources."
Mr. Anand just upgraded to an Apple
operating system. "I used to have one
panel in the kitchen to control the lighting
and heating, then we moved to having
access through the 13 TVs in the house," he
recalls. "But with this latest technology, I am
able to access my audio, lighting, heating,
alarm—even the CCTV— through my iPad
or laptops."
As technology has advanced, so have
demands for what it can do. Home Fusion's
Mr. Ayre says people increasingly want
systems that enable them to control their
property with the precision of a Swiss watch,
from the curtains down to the underfloor
heating.
"People have moved from analog to much
more intelligent devices," Mr. Ayre says.
"Many of my clients are concerned about
keeping the climate of certain rooms at the
right temperature to preserve their expensive
art and fabrics on the walls," he says. "The
current technology allows you to monitor
and control the humidity constantly from
your own phone if you wanted to," including
