GREEN ARCHITECTURE MEASURES (SUSTAINABILITY)
1. INTERNAL ENVIRONMENT: NATURAL LIGHT & VENTILATION, THERMAL MASS, BUILDING
ORIENTATION, SUNSHADING
Ensure internal spaces have thermal conditions within the comfort range and minimise energy
loads due to air conditioning and artificial lighting
2. ENERGY: PHOTOVOLTAICS, LED FITTINGS, WATER-COOLED I.T. SYSTEMS
Solar panels generate energy for use in the building, whereas power saving LED fittings
consume as little as 10% of typical fittings. Water cooling systems are more efficient than
typical air systems, reducing energy load.
3. WATER: RAINWATER COLLECTION, WATER-SAVING FAUCETS & CISTERNS
Rainwater collected is used for toilet flushing, reducing reliance on potable water. Water-
saving fittings produce a saving of up to 50% of typical use.
4. ECOLOGY: GREEN ROOFS, MATERIAL CHOICES
Green roofs provide for ecological recovery by attempting to restore the site’s vegetated
state. Materials to be used (natural stone, low sulphur glass, aluminium, drywall partitions) have
minimal environmental impact.
5. SITE: SEMI-BASEMENT
Minimal excavation of earth from the site minimises the impact of construction on the site while
reducing costs involved

ISLAMIC ARCHITECTURE (IDENTITY)
1. DOME: The dome is given a modern
interpretation and delivered as a light
admitting fixture in coloured translucent glass
on a metal structure
2. MUSHARABIYA: Timber screens prevalent in
buildings of the Islamic world are reinterpreted
into perforated metal screens with Islamic
geometric motifs
3. ARCH: The Islamic symbol of the
portal/doorway is achieved in a massive entry
archway forming the building entrance
4. ORIENTATION: The main spaces of the
building are oriented to face North/South with
service spaces facing East/West
5. SIGNAGE: The building is imbued with the
corporate identity of the client by use of
signage and mural


COST SAVING MEASURES (AUSTERITY)
1. SUB-BASEMENT: Sinking the parking level only 1.8metres below ground minimises the amount
of excavation to be done thus reducing costs
2. FENESTRATION SYSTEM: The use of a recessed windows negates the need for window
cleaning system since they can be cleaned at each individual level
3. MATERIALS: The materials used for cladding are entirely maintenance free and have long
operative life spans. These include aluminium composite panels, granite tiles, natural stone, wall
render, et al
4. NATURAL LIGHT & VENTILATION: These reduce the buildings energy load by minimising
dependence on artificial lighting or air conditioning and thus convert into long term cost savings
5. SPECIFICATION: The team has conducted research to provide internationally recognised best
practise for all building services which, despite the initial large capital outlay, result in long
term cost savings
