This document summarizes research on development patterns along three new transit lines: the Hiawatha Line in Minneapolis-St. Paul, the Southeast Corridor line in Denver, and the Blue Line in Charlotte. It finds considerable new development near downtowns and employment centers on all three lines. However, development patterns are uneven and there is no clear relationship between the location of new development and household incomes. While some opportunity sites for development remain, context matters and supportive investments may be needed to foster development near transit in some areas. The implications for affordable and workforce housing include increased competition for sites and potential displacement without intervention.
