Acquisitions of triple net leased buildings have become extremely popular as passive investors
looking for bond‐like returns in commercial real estate continue to enter the market. In a NNN lease, several
of the identifiable benefits of green buildings such as lower utility costs and improved occupant productivity
flow directly to the tenant’s bottom line. Many owners of NNN leased buildings, content with their existing
non‐green investments and unconvinced by other benefits, consequently find little incentive to incur
greening costs from which they do not directly profit. ‘Green leases’ have been suggested as a remedy for
the valid apprehension of owners regarding the disproportionate financial burden in greening their
buildings.
Kevin Settlemyre of IES, a unique energy modeling software organization, will discuss energy modeling, how it is changing the design and construction process, when it can be used most effectively, how to use it to reduce your carbon footprint, and how to use IES' Virtual Environment software. The roundtable is a unique opportunity to learn about an innovative energy modeling software program from an expert with a number of years' experience in green building and energy modeling. Literature will also be provided discussing ways that energy modeling can be used and different energy modeling software programs that can be used in high performance building.
Attended by Approximately 300 key White House and congressional policy makers and their staff, related think-tanks and science and technology-based academic organizations, this event was intended to provide a platform for key U.S. opinion leaders and technological experts to discuss global climate change and the preservation of the natural environment, and to inform key U.S. policy makers of the latest technologies for the realization of a low-carbon, energy-saving society. Kateri spoke on the panel, Conserving Energy through Policy, Technology and Lifestyle, describing the ways in which good policy, market transformation and smart consumer campaigns are necessary to nurture an energy-efficient lifestyle, and one that is aware of energy efficiency and conservation as a solution to global climate change.
