Sprawl favors the car The conventional thoroughfare network comprises local roads, collectors and arterials > Consequence is that VMTs in conventional sprawl can be from 1/3 to 1.5 times higher than in TNDs -- an average suburban household generates 8 to 11 car trips per day, compared to about 2-3 trips in a TND household.
In 2005, of the total GHG emissions, transportation accounted for over 14 percent Of that figure, road emissions comprised 72%

NEW CODES as comprehensive ordinances or as overlay districts applied per project Difference with other FBCodes The Transect is the underlying methodology and philosophy of the SmartCode. A transect is a concept originally used by ecologists to describe distinct natural habitats, but has been extended to cover the human habitat. The Transect, as it relates to the built environment, organizes structural elements according to an increasing density and complexity, from the countryside to the urban core.)
The Transect is the underlying method and philosophy of Sprawl Repair ( A transect is a concept originally used by ecologists to describe distinct natural habitats, but has been extended to cover the human habitat. The Transect, as it relates to the built environment, organizes structural elements according to an increasing density and complexity, from the countryside to the urban core.) Cannot be applied directly to sprawl elements / Sprawl cannot be analyzed through the lens of the Transect Attempt to show the Transect in sprawl: no direct correlation between the two Complex, successional habitats in traditional urbanism – vs single-use, single-type, auto-centered patterns in sprawl (T4 General Urban Zone – in the average American neighborhood a variety of building types: houses, townhouses, apartments, live work units, etc; in sprawl Multi-family subdivision very limited in type and use) The same elements arranged in a different way Up-zoning to accommodate new uses and higher density; One tool – The Sprawl Repair Module created as a plug-in for the SmartCode/unified ordinance operating at the regional, community, block and building scales. THE INCOMPLETE ELEMENTS OF SPRAWL NEED TO BE COMPLETED TO FORM T-ZONES, MULTIPLE USES, TYPES, ENVIRONMENTS
THE REVERSE TRANSITION – FROM SPRAWL INTO BENEVOLENT, COMPLEX, COMPLETE URBANISM A sliver, a TRANSECT of a community THERE ARE TWO CLEAR but contrasting CHOICES, two models of growth and development, not banning either of them , but giving a chance for fair competition Today – only the sprawl model is legal NEED FOR NEW CODES, REGULATORY FRAMEWORK TO ALLOW CHOICE
SUSTAINABLE SYTATEGY FROM THE START : Keep most of the land as a reserve; waste management; wastewater management, Passive methods: cross ventilation; solar orientation, asymmetrical streets, shading devices, rainwater collection, xeriscape.
Just three years ago, the Loreto Bay builder — the Trust for Sustainable Development (TSD) — went bankrupt. Citibank threw up its arms, sold off assets. Lots of money went in, and little came out. The dream was all but dead…… Projects now are funded by a carefully managed structure of “sub-regimes” that ultimately roll up into a master association. Funds are collected, and priorities discussed, debated and defined for each fiscal year. Money changes hands less often. There are fewer middle men. A side benefit: the bond between home owners and local trade, businesses is strong than ever. Both understand the value that the other brings to building an economically (and environmentally) sustainable community.
