Urbanization has resulted in people increasingly living in slums and squatter settlements and has deteriorated the housing conditions of the economically weaker sections of the society. This is primarily due to the skyrocketing prices of land and real estate in urban areas that have forced the poor and the economically weaker sections of the society to occupy the marginal lands typified by poor housing stock, congestion and obsolescence.
In this dissertation, we will explore major issues in the development of affordable housing in India and steps taken by the Government and private sector to address them inclusively.

Valuing and respecting land as a gift of nature for promoting the large public interest; making communities and nations self-reliant; achieving sustainability of planet earth and making value addition to environment & ecology, remains most critical for all the planners engaged in the art and science of physical planning involving sub-division of land, defining land-usage and fixing the quantum of built space that can be build on the sub-divided land parcels. Land as a natural resource and gift of nature has enormous role , relevance and importance in the realm of urban development for promote planned development, provide basic amenities of life, create state of art infrastructures etc. besides generating valuable resource. Land accordingly needs to be valued, carefully preserved and used optimally because of numerous connotations and large numbers of competing uses it is subjected to. Accordingly, land as a resource, would need to be dealt on different footing as compared to other resources because land is most critical and essential to the very living/ growth/survival/development of mankind. The issue assumes all the more importance for India which houses more than 1/6th of the global population and holds merely 2.4% of the land. Considering high degree of stress, land related issues would require rational decision making based on well laid down policy framework involving; minimizing diversion of agriculture land to non-agricultural uses; rationalizing planning with focus on optimizing land utilization; preserving and conserving land using options of making cities compact; reviewing /revising planning/standards to minimize consumption of land. Future of mankind will largely depend upon and dictated/defined by our approach and ability to manage our land resource. Any approach involving misuse/abuse/ wastage/underuse of land, would prove counter-productive leading to disaster; seriously impacting the very survival/existence and capacity/capability of the mankind/ communities/nations.

Chandigarh, as a Capital City, is globally known for its numerous innovations, experimentation and contributions made to the art and science of city planning and architecture in the post- independence period. Chandigarh ushered a new era in the domain of city planning, establishing clearly the role and importance of Architects and urban planners in providing quality of life to its inhabitants. Chandigarh architecture , is known for its use of local materials and local construction skills based on local climate and has been globally acknowledged for its unique quality and space efficiency. However, the contribution made by the Chandigarh in the domain of cost-effective/ time-efficient, durability and qualitative housing, remains underestimated, marginalized and unacknowledged. An overview is needed to be taken to reduce the construction costs and make these constructions affordable which can be done on several levels .The review areas include economising construction materials costs, proper usage of technologies-conventional and alternate and project management. Several Developers are adapting these methods to reduce the construction costs of their projects.. It is estimated that overall employment generation in the economy on account of additional investment in the Construction/Housing Sectors is eight times the direct employment (IIM Ahmedabad : 2005). In view of the substantial use of cement, steel, marble/ceramic tiles, electrical wiring, PVC pipes and various types of fittings; construction activity has a multiplier effect on industrial demand for these items.

This project is deals with the study of cost effective construction Techniques in residential projects by Pradhan Mantri Awas Yojana Gramin Scheme (PMAY-G),. In rural areas there is a huge demand for affordable houses. The government of India launched PMAY-G scheme to provide financial assistance to some of the weakest sections of society for them to upgrade or construct a house of respectable quality for their personal living. The government giving 2 to 3 lakhs for the beneficiaries as a financial support, each house must have the area to350 to 700 Sq.ft.and 3 months of time margin to complete the work.But in the real situation is different PMAY-G beneficiaries doesn’t complete their homes with in the cost, with in the stipulated time, the final result of the house construction becomes incomplete or partially complete in order to avoid such situation, An effective and proper planning must be required, The rural housing scheme will help achieve housing for all by 2022 in Rural areas across the country.

It is now-a-days very important for the people to send or receive articles like imported furniture, electronic items, gifts, business goods and the like. People depend vastly on different transport systems which mostly use the manual way of receiving and delivering the articles. There is no way to track the articles till they are received and there is no way to let the customer know what happened in transit, once he booked some articles. In such a situation, we need a system which completely computerizes the cargo activities including time to time tracking of the articles sent. This need is fulfilled by Courier Management System software which is online software for the cargo management people that enables them to receive the goods from a source and send them to a required destination and track their status from time to time.

Indian cities are getting larger, growth rates are
high, land prices are shooting, populations is
predominantly living in informal areas with poor
living condition.
By 2030, in India 590 million people are
expected to live in cities which will be 40% of
India’s total population.
However, the growth should be Sustainable,
and more ‘Inclusive’ for the low income group.
Planning is important to allow cities to make
informed trade- offs on their use of scarce
resources such as land,

Planning Regulations are important instruments
available with the Governments to influence urban
land and housing markets, and the investment
decisions of private sector –Individuals and
developers.

4. Generally Planning regulations prescribe low
density of development and high housing and open
space standards contributing to an artificial
increase in land consumption.
High land consumption leads to Urban sprawl.
High Land consumption also leads to unaffordable
housing forcing more than 50% of urban
households to build illegally in form Unauthorized

5. However at present the quality of life in most
Indian cities in terms of basic services is poor.
Cities today are more exclusionary.
Most planning regulations do not prescribe
norms for slum upgrading.
As such upgraded slums do not confirm to
planning regulations and do not get integrated
into urban planning system.
