• Excessive red tape (starting @ 2ndary plan)
• “Plan early” = soooo many meetings…
• Design for Simplicity (eg: stacked/b2b challenges,
reduce corners, optimize layouts, prioritize low o&m
and long-life items)
• Beware over-engineering: thermally broken balconies /
view dynamic glass
• Bundled IRR, not segregated simple paybacks
• Monitoring matters (especially @rental/condo)

Rental Town Homes Phase 1 Turner Fleisher Architects Lessons Learned: • Excessive red tape (starting @ 2ndary plan) • “Plan early” = soooo many meetings… • Design for Simplicity (eg: stacked/b2b challenges, reduce corners, optimize layouts, prioritize low o&m and long-life items) • Beware over-engineering: thermally broken balconies / view dynamic glass • Bundled IRR, not segregated simple paybacks • Monitoring matters (especially @rental/condo)
