TIME IMPACT ANALYSIS
It is a method used to determine the extent of impact from
potential delay in the construction process.
It involves inserting additional activities indicating delays or
changes into an updated schedule representing progress up to the
point when a delay event occurred to determine the impact of
those delay activities
3
TYPES OF DELAY
EXCUSABLE DELAYS
It occurs when the affected party is allowed to
claim for a time extension, compensation, or both.
NON-EXCUSABLE DELAYS
These are delays that the contractor or the affected
party needs to bear responsibility for

SAMPLE UPDATE 4th MONTH UPDATE
DATA DATE DEC 26 2023
The contractor caused a
delay in “ Garage Walls” – a
non-critical activity
As long as the activity has available total float it will not affect the final completion date
SAMPLE UPDATE 5th MONTH UPDATE
DATA DATE JAN 22 2024
The owner caused a 28-days
delay on “Garage Doors”
SAMPLE UPDATE 5th MONTH UPDATE
DATA DATE JAN 22 2024
The owner caused a 28-days
delay on “Garage Doors”
The delay moved the critical path by 7 days. The rest of 21 day-delay was absorbed by the remaining available
float. Then, there will be only 7 days of “excusable compensable delay.”
