Buying carpet: carpet replacement
IF: Your Soft Floor Covering Options – Nylon Carpet-Solid (one color))
1. Minimum quality carpet replacement = $3/sq ft or higher (5 year life cycle)
2. Commercial high quality carpet replacement = $5 to $8/sq ft (10+ year life cycle)
THEN: Your Cost per 1,000 sq ft
1. New carpet $3,000 or more (carpet cost only-add all other costs)
Add 30% to 50%= $900 to $1,500 Total = $3,900 to $4,500
2. New carpet $5,000 to $8,000 (carpet cost only-add all other costs)
Add 40% to 60%= $2,000 to $4,800 Total = $7,000 to $12,800
Or: Color Restore or Change (Full Dyeing) = $1,450 (includes all service costs)
1. Standard dyeing cost per square foot = $1.95 (less than 1,000 square feet)

- 6. CARPET REPLACEMENT HIDDEN COSTS
“Carpet replacement carries with it major disruption to the property and guest
experience. Indirect costs in addition to carpet and pad must be considered
when comparing the advantages of dyeing.” *H. Evan Rubin, Leadership in
Energy and Environmental Design (LEED AP).
Indirect hotel carpet replacement costs above cost of carpet and pad:
* Tax/Freight/Warehousing/Installation…..ADD 20% to 30%
* Attic Stock……ADD 5% to 10% * Purchasing Agent Fee…ADD 3%
* Overage…….ADD 7% * GC Mark-Up, if used...ADD 5% to 7%
* Union Installer, if used…ADD $4 to $5/sq yd
* Disposal/Landfill fees …ADD local price per ton (avg= $90/ton)
* Glue down removal/base floor refinish, if needed: ADD $1 to $3 per sq ft
Overall indirect costs will add 30% to 60% more cost for carpet replacement.
As well administration, clerical, accounting and management time to address the
transition and completion is often another hidden cost. Some or all of the above

Carpet replacement by industry reports reveal that the guestroom carpet which
may be quoted at say $2/sq ft to $4/sq ft or so is actually the carpet cost only
and does not expose all the costs required for the total carpet replacement cost.
Carpet vendors generally do not reveal all the required hidden costs.
Guestroom of about 30 yards of carpet: Carpet and Pad only
• Midscale: $593.88 to $696.58 Average= $642.82
• Extended Stay: $738.89 to $866.67 Average= $799.78
• Upscale: $645.67 to $745.33 Average= $693.16
• Luxury: $1,025.67 to $1,201.33 Average= $1,118.00

The same principle applies for public or common area carpet (patterned, multi-color, designer) which is
usually higher quality and cost, typically Axminister 10/250 or 40+ oz nylon.

A LIGHT BEIGE New carpet was installed in all the offices of a high profile office complex
next to HALLWAYS WITH CARPET OF darker color/pattern. Once installed it was clear that
it was far too light for practical use in a high traffic commercial property. We provided
samples and a new darker color was applied! A medium warm brown was just right!
