Taxes on foreign purchases are unlikely to slow Australia's rapid housing price growth as much as in Canada
because the restrictions on foreign purchasers are already greater in Australia and the tax imposts are
smaller, new ANZ research says.
Further, any denting of price growth and confidence from foreign purchase restrictions was found to be
temporary, economists Daniel Wilson and Daniel Gradwell said, citing the experience of Vancouver, where
the imposition of a 15 per cent surcharge on foreign buyer residential purchases in August last year only
dulled the market for four months before prices started rising again.
"Regulation can certainly have an impact on prices, at least in the first instances," Mr Gradwell told The
Australian Financial Review. "But there's still a question mark about the sustainability of those changes."
Australia's housing market, in which separate figures on Tuesday showed Melbourne home values jumped
3.1 per cent and Sydney 1.4 per cent in July, faces similar challenges to Canada, with growing demand for
homes from overseas buyers thought to be one factor pushing prices higher in some premium market
