3. Maintenance Meaning
• Maintenance : is a function of production
management that is concerned with the day
to day problem of keeping the machines in
good working condition.
• Maintenance Management : is related to
planning, coordinating, directing resources in
order to control the availability and
performance of industrial plants to some
specified level.
4. Types of Maintenance
• Corrective Maintenance : maintenance done
at the point of fault where deviation is
minimum towards performance.
• Preventive Maintenance : is a type of
maintenance that does not allow the machine
to reach a point of fault.
• Predictive Maintenance : Given the historical
performance, administer necessary measures
to avoid a break down.
5. Types of Maintenance
• Routine Maintenance :Adopted for
machineries that are run continuously and
the break down costs are phenomenal
• Planned maintenance : maintenance
administered to machines that are least
prone to break down, and do not undertake
sophisticated functioning.
6. Spares
• Insurance Spares : these spares are aimed to
provide an insurance against remote possible
break down or failure of an equipment
component. Decisions are either 0 or 1
• Capital spares: Are also high reliability
spares, but not as high as insurance spares.
Spares are hard to source, but can be bought
with a lead time.
• Reusable spares: these spares are commonly
available in abundance. No storage is
needed.
7. Maintenance policy & Scheduling
• Maintenance policy : - is the document that
defines the machinery and its functioning.
The policy determines, whether the
maintenance need to be a repair, partial
replacement or a full replacement.
• Maintenance scheduling: - the purpose of
scheduling is to ensure that proper resources
are available at a specified time, when the
equipment on which the work is to be done is
also available.
8. Types of Failure
• There are two types of failure modes, namely
Normal distribution and Poisson distribution.
• Normal distribution means the failure is not
abrupt. The mean time to failure is over the
mean, characterized by a normal curve.
• Poisson distribution means, failure is abrupt.
It is captured by a Poisson distribution curve.
Failure of electric bulb, death due to cardiac
arrest are common examples, where the
failure is sudden and abrupt.
