This document provides information on multiple building projects completed by Ember Heart Construction. It discusses residential units ranging from 600 to 2,300 square feet, with some including condo associations. Challenges included building on a mountain site and in a flood area. Services included feasibility studies, design, and construction for multifamily, mixed-use, and commercial projects. Renderings and drawings were provided to clients and municipalities.
3. Residential units from 1,700 sf to 2,300 sf. The main challenge of this project is that there was a mountain where the building is now located. Ember Heart Construction handled from the blasting contract, all site work through the completion of the building.
4. 5 Residential stories over 3 parking stories. Unit size range between 600 sf and 860 sf. There are 2 condo associations on this building. One is for the first 2 residential stories that are market rate, age-restricted. The next 3 are managed by a different condo association and are non-age-restricted units.
5. 1,800 sf to 2,200 sf 3 story-townhouses. 2 Bedrooms, Living Room, Dining Room and a Covered One Car Garage, besides driveway parking for all units. This project is in a flood area with poor soil conditions, as it stands at the shores of the Passaic River. Code required flood openings were introduced as design features. All 8 buildings required piles because of soil conditions. A redesign of the original pile and pile cap layout resulted in $200,000 in savings.

7. A client stars by giving us lot and block numbers or a survey of their property. Ember Heart Construction then can prepare a feasibility study which will take away all the guess work from the process. The study will show the type of project, including number and size of units that can be placed on the site. It will also include a preliminary financial report. Ember Heart can handle from preliminary design to construction. Spec 2-family and multifamily projects for various developers.
9. As Designed As Built In some instances, Ember Heart has only been involved on the design, such as on this project. This is a project that would have clearly benefited from the advantages of a design-build delivery method. The contractor selected started to cut corners to the point that the building lost its character. A design build method provides a superior product at a faster rate and at a lesser price.
10. This mansion, designed for an Interior Designer, is located on a select area in Franklin Lakes, NJ. 5,000 sf of living area, it features 4 bedrooms, a large eating-in-kitchen, formal dining room, family room, home office and many other luxuries.

14. All presentations are custom designed for the specific requirements of project, owner and city. On this particular project, the city wanted a drop-off area (top right) and to have a precise idea of the building entrance (bottom right). 15. Mixed use projects are very profitable for a developer, specially when there are multiple buildings that can be funded independently. The greatest advantage, though, is that they combine two different products with different market demands, making them virtually recession proof.
