Learn how to move your clients from filling out Seller disclosure forms with pen and paper to an online environment where they can attach initials and signature as well. HER Realtors utilizes rDocs for our agents' paperless transaction solution. The agent sends the standard disclosure forms through eSign to the Seller to complete and sign, then the system delivers the documents to the agent's dashboard and stores them with other documents pertaining to the transaction. Agents can share documents from their dashboard and have them reviewed electronically without printing.

Send via e-mail, client prints, fills out,
signs, scans, and e-mails to you.
OR
Print at the office, take to Seller,
Seller fills out, signs, and returns to
you.
4. How?
Launch the signing session
set up from the Forms
area of the tile:
• For single forms, click on
the form name to have it
appear in the edit box,
then click the eSign icon.
• For multiple forms, check
the boxes next to the form
names and use the “Work
with Forms” drop down
menu.
5. Tips for Success
• Send the disclosures in a
separate signing session
from the listing forms.
• Seller can sign the listing
documents and return
them to you for
processing, then take
some time to complete the
disclosures.
6. Tips for Success
When setting up the session:
• In step 1, leave the default
setting to “Send to one
signer at a time in order.”
• Leave the box checked to
include yourself in the
signing session if you are
sending the Lead Paint
Disclosure.

Order the Signers
• Signer 1 will fill out the disclosures in his/her signing
session.
• Move signers up or down in the list in step 2.
• Edit signer information as needed by clicking on the pencil
icon.

10. Coach Sellers
Coach Sellers with a few
directions before they
begin to fill out and sign
disclosures:
• Use the scroll bar to
advance through the
documents (instead of the
“Next” button).
• The “Next” button will
follow through the
documents.

Short cuts:
• The tab key advances from
one field to another.
• Click on the “Done” button
when finished filling out and
signing the form.

• Blue Form Field areas
appear automatically if a
“Yes” is clicked. This
prompts the Seller for a
written explanation.
• If Seller changes the
answer to “No” after typing
an explanation, the
explanation disappears.
13. Coach Sellers
Sellers should:
• Read all directions.
• Answer all questions
truthfully and honestly.
• Proofread carefully.
Sellers will need to
complete the form(s)
fully before closing the
session.
14. Keep in Mind
Remember:
• The signing session will not
complete until all questions
are answered and the Seller
has initialed and signed in all
required locations.
If a Seller asks for your
assistance filling out the form,
determine whether it’s content
or the process they need help
with.
15. Success!
• You will received a “Signing
Completed” e-mail when all
parties have signed.
• Completed and signed
disclosures are delivered to the
Documents area of the tile.
• Download and/or share
completed and signed
disclosures from the
Documents area of the tile.
